### "VERY EXPENSIVE - No refund if cancelled part way through the year!"

Very expensive. Worked to let tenants know when their rent was late. Good for application process when we moved out of state and had others doing some of the leg work for us. When I sold the property and tried to cancel the service, I did so online. The following month, the tenants were getting late notices so I called in. The office was closed that dealt with subscriptions. I was told to call back. At that time I emailed them. Never heard anything back. Over the Labor day weekend, of course everyone was closed. Finally talked with someone and was told they do not offer refunds. After asking to talk to a supervisor, they offered a partial refund from today but not prorated back to the time I cancelled the service, which was a month prior or more before today.

Pros

Tenants could apply and pay online. I could run credit checks online (now many others do it much cheaper for the landlord).

Cons

Confusing to the tenants and landlords. A lot of the software was not being utilized by our company as we also use Quick-books for other businesses we own.

Reason for choosing Buildium

Because at the time online applications where the credit, etc. was pulled was new and they were one of the first ones to do this. Since that time, there are plenty of free options out there.

Cons

It would be helpful if there was an option to list by the tenant's company name instead of the leasing owner. We have shopping centers with tenants and not residential housing leasing.

We have been using Buildium for over 9 years now and it was by far the best decision for our company. Being a web-based system our staff/vendors have the flexibility to work anywhere with an internet connection and even on their phones. Buildium is constantly providing updates and new features to grow with their customers. Alexis is our customer service rep and she is fantastic!! They always listen to their customers and accept feedback and ideas. We continue to be impressed not only by their outstanding products for the Property Management industry but also by their excellent customer service and their fantastic, always positive, attitude in the process. Excellent product. Amazing people. We will continue to recommend Buildium without hesitation.

Pros

The flexibility of our company to operate and fully function without being in the office. Our staff can work from anywhere even from their phones. This has afforded us the ability to have live updates on all facets of our business and have a pulse on everything going on at the same time. We can even do it from the beach! I have also never worked with another company that is so willing to work with their clients to provide features and services requested. Their customer service is simply exceptional!

Cons

There are some areas that could be improved but we have submitted our ideas and Alexis is amazing and always working hard to ensure our ideas, concepts and feedback are heard by their software developers.

Overall good management solution for small property management businesses.

Pros

Web-based system is accessible everywhere. Layout is fairly intuitive. It also includes almost all needed functionality at a price point that is reasonable for smaller businesses.

Cons

It is missing a few key functions that require me to do more work. The biggest issue is having to manually code early payments as prepaid rents so they don’t show up on the wrong monthly reports.

We have loved being users of Buildium and have continue for almost 10 years. The value, quality, and efficiency it adds to our business is truly worth its subscription price.

Pros

We love that Buildium is constantly looking to ways to add value to our daily work. We have integrated Happy Inspector into our protocols due to its ease of use and integration into Buildium. The work orders and online portal are phenomenal additions as well.

Cons

We find it very difficult to manage accounts with many tenants. Sororities and fraternities with multiple payers must be divided out via a spreadsheet to truly see where the payments are being made.

Pros

I like the Buildium Academy. I like the accounting and leasing capabilities.

Cons

Set-up was really tough. The issue I have now is when a tenant pays through the porthole and the check doesn't clear. The support company for Buildium, Forte, can pull the money back out of our Trust account UPTO 90 DAYS LATER!!!!!! This is insane and has caused significant difficulties. First, the Trust account is a shared account with many owners. When we get the rent, we pay it out to the required entities. If later Forte can't collect they pull it out of the TRUST account, thereby taking another owner's money. This is a direct DRE violation!Q!!!!!!! I want the tenant's money to clear first, and then get the deposit. This is the correct way to do business.

### "Could use more features "

Great product and pretty easy to use, but definitely could use a few more updates to the system to make it even better and easier to keep track of all of the documents needed for our properties and tenants and owners.

Pros

It’s an easy place to keep everything for our leasing with tenants and owners. It helps with bookkeeping and the app makes it so easy to take an inspection for that specific property and automatically uploads pictures too. It’s pretty easy to use and navigate, but there are still some things that would make it even better.

Cons

The ability to communicate with vendors and keep track of our tenants’ insurance. There should be a way to keep track so that when it expires, we can send out a notice, like for the vendors. Also, the ability to upload documents, I should be able to upload the lease and be able to see it when I click on the active tenant. It should also be linked not just to the property or tenant, but should be able to link to both when uploading; same with the other documents and owners. There are some features, like those, that need to updated or implemented to make the management company’s job easier.

Building representatives are knowledgeable and helpful and again are good at finding workarounds. Software/ program designer would benefit from having consultants that actually work in the industry of community association management if this is a direction the software is to be marketed.

Pros

Communication is good for the most part. Support is knowledgeable and is often able to figure work around for the program shortcomings. In general the software is easy to use

Cons

Primarily designed for rentals the program falls short for community management and documentation compliant with Florida statutes. Customizing reports to meet standards is not an offered option. Build them app list s by resident name not address. This makes it impossible and a logical to use for covenant inspections or property notations as a manager would have to have every single resident memorized for all communities/ properties. Therefore the software is useless in the community management industry.

Online access and electronic payment processing.

Cons

While it's nice to have online access, it also means that there are users fiddling in the company that you may not necessarily want to have access to all of the features available for each area. No closing date for the accounting is a HUGE problem and a much requested fix - with no response from Buildium. Not all typical accounting reports are available or easy to read. While this product is helpful and accessible to managment and homeowners, it not designed with accountants in mind. I was hoping for an all-in-one solution that would work for everyone and enable me to get rid of my "back end". No such luck.

Pros

The product is easy to set-up and on the rare occasion one does need to call for help their Customer Service and Technical Support are amazingly efficient. Buildium University is an extremely professional set of tutorials that allows users to ramp up to speed quickly. Our community association members can access their account or contact our office via their smart phones or PCs. Being cloud based allows us the ability to manage associations from anywhere on the planet.

Cons

Being a robust integrated management package makes it difficult to find what one is looking for at times. The package is geared for Rental Management so Association Management is their red-headed stepchild. There are features that are necessary for community Association Management that are not available in Buildium, yet.

Hello Sign. Although it works well for what Buildium intended I wish that it had more capabilities available other than just signing leases and renewals. I'd like to be able to upload additional documents for signing with the tenants. Esp since my tenants are spread out within a 150 mile radius.

Overall it's a good software and we have been pleased with the ease of use and their ability to take requests and make changes to the software

Pros

I really like the ease of use. It's pretty simple to figure out for both managers and tenants. Tenants are able to pay their rent online which has made collecting rent and on time payments so much better.

Cons

The software has the ability to take payments for multiple months however in order to properly apply them on the months when you need to it doesn't have an automatic feature. Also, it would be nice if there was a way to go to a specific tenant and make payments on multiple accounts without having to go out to each account separately. We have storage units as well as properties and some tenants have multiple units. They would like to only make one payment that could be dispersed to all the accounts instead of multiple payments. It would be nice if the property manager was able to do that as well. In addition, I don't like the integration of the mobile app for the software. It's clunky and difficult to use. The older version was more user friendly.

Over the last several months I have had the opportunity to use Buildium to fulfill our various maintenance needs.To give context to this review, I am responsible for the maintenance of 95+ apartments and grounds that are spread over seven buildings. We house college students and experience 20%-40% turnover every 3 months. After several attempts to make the Buildium system usable as a maintenance software solution, I have given up. The ability for tenants to submit maintenance requests work well and the automated email sent to me is clean and provides the necessary information. However, no calendar view or ability to sync to external calendars has limited the system to function more as a complicated reminders list than maintenance management software. As a property management tool, the online options and online platform is very versatile. With the ability for managing contracts, syncing with an external website, managing leases and organizing dates, Buildium is a great tool, but suffers in usability and interface. In consideration of Buildium, Remember that they doesn't necessarily advertise themselves as a solution to your maintenance needs either. The are primarily property management. However in the world we live in today, users expect a single online based software solution for all their management needs. Buildium struggles to be the best in all categories but remains very affordable and usable for some functions. Even calendar platforms like ICal and Google calendar offer more usability for maintenance management than Buildiums primitive resources.

Pros

Online platform is very versatile. Customizable to to each user. Syncs well between devices and is sup\[ported by IOS and Android apps. Ideal interface when used to manage contracts, leases, and tenant information. Email reminders are clean and efficient providing needed information. Top notch costumer service.

Cons

Buildiums maintenance support is very limited. No calendar view, and no ability to sync to outside calendars with maintenance requests. Task manager is not user friendly (no option for bulk edit). Doesn't allow for a "smart" calendar, meaning no option to suspend or lengthen recurring tasks without completely recreating task. No option for a monthly to do list.

My experience is good. Sometimes it takes awhile to figure what words I need to use in a search if I have to learn how to do something.

Pros

I like that the software is a no-brainer and I can usually get things done quickly.

Cons

Each month I have to print reports for 2 associations and the reports must contain the name, address, email, and phone numbers for each. The names and the email addresses change. It would be great if we could add and keep the names in the Report Settings so all we'd have to do is click on the saved info. If I forget to change the information I have to go back and re-print the reports with the correct info. I'm a really small company and Buildium is expensive for me.

Pros

Buildium is the best choice for your money. They offer all the bells and whistles of competitors like appfolio but for less money. I have used buildium for many years and their customer service is great. They are also continually updating their software.

Cons

Hard to say... Most of my complaints have been addressed over the years. I would say the one issue Buildium needs to work on is being able to break categorize expenses based on units. As it is now all expenses are tied to the building and if you want to know how much you spent on a rehab of unit #1 you have to pull those costs from the reporting. There is no way to see how much you spent on a single unit.

Happy in general but not happy with Happy Inspector monthly imposed charge for something I only use 3 months per year. TransUnion too slow. Very frustrating to receive timely background checks. eSignature workflow with glitches that stop the workflow when it's critical.

Pros

Full integration of all PM processes. Cloud based. Some recent new features. Still some progress can be made to regain 5 stars

Cons

Call center in the Philippines with agent having no sense of urgency. Their demeanor is frustrating on how calm they are when we have a problem. Overly courteous.
