### "Good bang for the buck"

Pros

Buildium offered our organization a product that fit most of our needs as we were converting from an outdated cobbled together management system. The mobility of information via the app and mobile site allows us to work from anywhere. The integrated listing, leasing, financial reporting and electronic payment capabilities have streamlined our daily workflow.

Cons

There are a few features that could be added or improved in the software. Security deposit workflow is clunky and it would be nice to be able to customize reports and create some recurring report packages for different clients.

### "Buildium is great but some improvements won't hurt"

We are mostly satisfied with Buildium, the support team is very helpful and answers questions by email and phone in a timely manner.

Pros

The software is multifunctional and has some great features. I use the accounting functions, which work mostly well. The reconciliation tool is a bit problematic, but Buildium team is working on improving it.

Cons

The system tool us a while to get used to. I really dislike the fact that the rent income can't be associated with specific months. We'd prefer that when the tenant goes to pay, they get to associate the rent payment with a specific month. So that the management fee would show that it was deducted for the income received for that month. We have spent hours on the phone with angry clients, who can't figure out what is going on. The reconciliation tool has been trouble since day one, it took us close to 9 month to associate the accounts and still it is not functioning properly. I understand that this is a third party software, but this is not an excuse.

My overall experience is good, but I believe it takes more time to find answers to my questions than needed. I have to hire more team members, to accommodate when if the software worked better my staff would work more efficiently

Pros

The cost under the Core plan. The Pro plan is to expensive for the amount of workarounds we have to perform. The software is great

Cons

The amount of workarounds that need to be performed as certain items are not linked to accounts. Generated letters are not attached to each property, multiple clicks to the different tabs to get different information instead of going to a unit and see everything. Templates that are identified to that associatrion should be tied to the association only.

Outstanding, truly. The customer service the few times I have needed them have been of great help. Setting up and managing the properties both from the tenant and financial side of things has been very easy to learn, and maintain.

Pros

The accounting integration, and task management is amazing!!! I have never used anything like this before and honestly cannot imagine using anything else moving forward.

Cons

There are a few accounting items that could be added, however they are not detrimental to getting the job done- so overall, no major complaints at all.

Pros

I like that it keeps up with everything that is expiring - all the rent - the late fees - it's great!

Cons

I would like more room to send out notices to tenants.

### "Buildium"

It helped us develop a better understanding, and methodology for communicating with tenants, the "tenant portal" has been a blessing during the Pandemic. Payment, work orders, emails, etc are very easy. Our techs can look into messages while they are out and about and get to solve complaints faster.

Pros

Buildium was designed for a smaller management company. It was easy to "fit" into what we do, the technical assistance was excellent.

Cons

I was surprised that they could not download from my prior server and deposit it into there software. It all had to be entered physically. Taking alot of time after hours. I cannot be adapted to our particular methods, used. We had to change some things to be consistent with there program. i.e. not accepting partial payments.

### "BE AWARE do not use this app"

BE AWARE! DO NOT USE! Horrible customer service. Software does NOT work. We have tenants waiting to get their application processed. Glitches with software and they do not guarantee time frame (per \[SENSITIVE CONTENT\] the manager!). We have been calling for 3 days and they are still saying that they do not know when It's going to work!

Pros

Like all the other apps, it's supposed to make your life easier, where one has a database, where work orders are placed through app and tenant communication is via app

Cons

They have HORRIBLE customer service. Never thought a business can survive with this kind of a service. I am trying to process an application of a tenant. Their site has beed down for 48 hours as of now. They aren't giving a time frame. Meanwhile potential tenant has been waiting and I am losing money every day that this apartment is not rented!

Overall, Buildium has streamlined my 30 Associations management, my staff, and books. The ease of use is the best feature. I would recommend it.

Pros

Ease of Use, clients love Resident Center. We have 850 units. Call in to add more units, customer service is quick and helpful. I love that Buildium started with me when I only had 35 units. No other software would. My customized pricing is competetive.

Cons

When entering payables, it's easy to pay bills twice, as they do not track invoice numbers and alert you "this has already been paid" like Yardi does. Financials, I wish they had more reports for receivables, more detailed reporting. Lastly, EPAY applications are taking up to 2 weeks to approve. It's simply too long.

Buildium is a cloud based product that is mobile friendly that can be used from anywhere at anytime. It is extremely cost effective, easy to setup, implement and use. I was personally able to take a Property Management Company from a completely manual system to a completely computerized system and successfully pass two Department of Real Estate audits in the process.

Pros

Tech support is ALWAYS available at no additional cost! Live support during business hours and ability to submit support request(s) outside of regular hours. They go above and beyond to help you get your question/problem resolved. They also have an abundance of Resource Materials available that cover ALL aspects of Property Management.. Buildium truly lives out it mission statement to come alongside Property Mangers to help they succeed!

Cons

By Buildium's own admission they know they still have things to work on. But they have a long term plan and are continually working on improving the product and making it more robust. They have, and will continue to, listen to their customers as they make and implement these changes and improvements.

### "Best accounting program for rental property income and expenditure "

With Buildium, all my income and expenditure information, receipts and invoices plus lease agreements etc are all stored in the one place. At tax time, printing out reports for my tax agent is simple and quick.

Pros

Easy to use and can cope with multiple properties. Reports can be generated for variations in financial year reporting of different counties. You can set up recurring bills so they appear on your list of things to do which reminds you and you don't have to re-enter all the data each time you have a bill to pay.

Cons

This is an American based program and for American users, it offers the ability to pay bills direct from your bank account etc. For me in Australia, this facility is unavailable.

I thought I would take up an offer of a 30 trial of MYOB, but I found it was not suitable for rental property accounting. I can’t imagine that any other program would better suit my needs than Buildium.

The software should provide a report function where you can call up the management fees the company should receive for any given month based on the number of active tenants.

### "I Love Buidium!"

Pros

This software is extremely easy to use. In addition to using this program now for my personal rental properties, I also used this when I was previously employed as a Rental Property Mgr. I managed 60 properties. It save me a tremendous amount of time and assisted me in organizing what I needed to do on a daily basis. I absolutely love this software and highly recommend using Buildium for managing a rental property portfolio of ay size.

Cons

The only thing I can think of that I did not care for was the constant reminder to the tenants about their insurance. When it went into effect, all tenants received the notice. I don't recall recall or seeing an opt out to manage this. It was difficult time-wise to update all of the tenants at one time. Also you have to update each tenant. It would be nice if you could combine the tenants. I required additional type of coverages, ie. adding mgmt co/owner as an additional interested party and water back-up coverage. I recommend adding a field to show so you know if the tenant's policy is updated or not.

Pros

Buildium makes the property management tasks more efficient by allowing to set and control tasks and work orders, and specially to share with the homeowners and tenants, keeping all our documentation in place, and avoiding issues because of "lack of knowledge".

Cons

I believe the inspections platform could be improved: allowing two property managers to perform an inspection simultaneously would be really helpful, specially with large and/or complicated properties. It has also been glitchin from time to time and that can delay applications and tasks and it's very frustrating.

I love that I can handle all my property management in one place. It’s very intuitive software and the portal for renters is amazing, allowing them to pay their rent, make service requests, and communicate with me.

Cons

I only have 2 rentals so this is a bit expensive but I feel worth it. It also took a while to set up my bank account link with them, but once done it’s great.

Pros

Buildium is a one stop shop for all your property management needs. They system is built to accommodate owners with just a few properties to owners with several properties or associations allowing your company to scale seamless. The system was easy to learn and if you didn't know how to do something, you can call the help line and talk to a real person, yes I said a real person with real knowledge to provide real help. With accounting built-in, there is no need for additional software like Quickbooks. Pre-made email templates to help you navigate the leasing and management process. Built in tenant screening with the tenant application process. I could not imagine trying to manage all my properties by myself without Buildium, it's what allows me the freedom to do so.

Cons

There is no downside to Buildium, but there are a lot of features and tools. You might find yourself calling the help line to just find out more about a feature or how to use one of thee tools.

They have been good and I am thankful for them. I have been actively researching other companies and considering seriously making a move. I almost did mid 2018 & their rep talked me out of it and I regret listening to her. They need to be able to keep up with the newest and latest technology that others are offering.

Pros

It does help you get organized & backs up all the information so you won't lose it. I like that it integrates our vacant properties to the web. But there is nothing they do special now at this point that every other big name PM software provider is not offering and some doing more cheaper.

Cons

It is not as user friendly as we would like. There are multiple steps to go through to get to basic info or areas you need to input that should be easier. It lacks some of the features that other companies have such as reporting to credit, collections assistance and their company they use for payments is horrible. I am not a fan of Forte at all! It takes too long to have electronic funds transferring. They take it from my account immediately but they are super slow everywhere else. I had how the book keeping is done in general. I wish they would collect fees from payments and not have the credit debit system with us because it is a nightmare doing your books t

Pros

I like the user-friendly cross-reference platform. And the customer service is very responsive.

Cons

I don't like that you cannot reference the current balance with reports. They are date sensitive. I also don't like that you can't modify the fields in the reports like Quickbooks.

### "Great for starters"

We had the software for about three years. It really was so nice to have this used for her business. It keeps things organized and homeowners happy.

Pros

This software​ is not crazy hard for someone that is in property management to get used to. Especially if you are a small company I feel like this one would be good to start off with. I was able to get a pretty good handle on things within about 2 months.

Cons

Although for the most part,​ it can be pretty easy to use. When it comes to using the accounting part of things, it can get really weird/tough. It doesn't do a pretty good job and going in depth with it. It would be cool if they could make it a little better.

Buildium is a good choice for someone who manages at least 50 units or more. it is easy to learn and has more features than you will probably ever use but probably has ever feature that you want. The onboarding process and customer service have been great! They are continually upgrading and improving the software and will hopefully address a couple of the issues that I have.

Pros

Buildium was an easy to learn and a great improvement over my outdated property management software. There are many great automated features such as automatic recording of online deposits, epay to vendors and owner/tenant portals that have saved me time and have improved communication with my tenants and owners. I like a feature that allows me to set convenience fee amounts for online tenant payments and allows me to keep the fees generated! This feature was the main reason I went with Buildium.

Cons

I am new to online software so this may be common but I do not like how pending tenant payments post to my Buildium bank account before they show up in my actual bank account. A day or two later the payment is confirmed as funded. I don't think they should post until the payment is funded, not when it is initiated by the tenant. My previous software would calculate management fees on a payment only one time and would not allow you to double charge management fees. The Buildium management fee is just a calculator based on a date range. If you enter the wrong date you could easily charge another management fee on a previous rental payment. This has, by far, been the hardest transition for me. Their solution was to recommend only charging for management fees once per month which doesn't seem practical in property management. Most companies need the management fees to operate during the month. The best price point is for someone who manages 200 or more properties. I would like to see competitive pricing for smaller numbers of properties.

So far I'm very happy with the software. It is very easy to use (take a while to get used though).

Pros

The functionality of Buildium has made our team much more efficient. Human errors have been practically eliminated. My clients, both owners and tenents, are happier with the "real time" info they can obtain. The general flow of the business is smoother and the employees are more relax. We are now focusing on the company expansion becuase we can easily handle many more properties than before Buildium.

Cons

It's learning curve is a bit difficult for some people. In some cases (like reports) there are far too many options that are confusing. We are using the software in Mexico and most thigns related to taxes, payments should be more felxible and/or customisible so we could actually use them (for instance, the tax payer numer in the US is only numbers ours are a mix of numbers and letters, I can't save that info in the tenents or owner section becuase it's marjed as an error: "only numbers accepted") similar thing with tax forms, checks. Not the biggest deal, but I feel I'm missing a lot of functionality. Should include a language option.

Reason for choosing Buildium

I cant remember the names of all. I checked in Mexico, US, Argentina, Spain... I chose this one becuase it was very friendly, it coverde a wide range of tools for management. It is on the cloud, there ar econstant updates. But mainly I chose it becuase the customer service/sales was so good that I was happy to buy from them.

Pros

The ability to text with our tenants is the best feature for us in the office. Tenants love the portal too!

Finding time to learn about other features I have. I need to create the time to watch more videos
