### "Favorite Pajamas"

5 out of 5. I wish I had never left.

Pros

I returned to Buildium after being away because the financial reporting is more accurate. I told my onboarding specialist that it was like putting on my favorite pair of pajamas. I also prefer the texting app to Rentec's, the design and view, as well as the availability on my cell phone and tablet through the app.

Cons

I would love to be able to text applicants about their application. Also, Management Fee collection is a bit more complicated in Buildium. I am not sure how to streamline this, however, I started out doing it the way I did in Rentec and not the recommended way Buildium suggests. I will be using their way and see if things are less complicated.

Pros

While the initial set up is pretty time consuming, it is pretty easy to get tenants/owners onboarded into the system once you get going. Online payments area a easy, lots of handy reminders/tasks to keep you organized.

Cons

Pretty steep learning curve. Buildium provides great videos and learning materials, but much of the initial set up was not intuitive.

Better value, more client outreach, and locally based in Boston.

The best customer service I've ever experienced. Specifically working with Rep. who helped me work through a very complex accounting error. He was calm, collected, and patient through the whole process. More importantly he let me learn so I don't make the mistake again. Can't say enough about how happy I am with Buildium as a whole. I think there should always be a first orientation with a Service Rep before starting. I'm lucky that I'm an accountant and understand how accounting works, but if I weren't I could really mess up the books quickly if didn't know what I was doing. A quick orientation would be helpful to explain all the tools and information available.

Overall, I have been pleased with Buildium and impressed with their constant improvements and updates to their product.

Pros

Buildium is easy to set up and use. I have found most of the features to be intuitive, easy to figure out without additional instruction. When I have needed additional help, it has been easy to find.

Cons

Not a big fan of the authentication procedure (where you have to enter a code). I would like to see more than one way to authenticate. For example, being able to authenticate using my cell phone and my email.

Not sure, as I was not involved in the buying process.

You can change the two-factor authentication method through your My Settings page to switch to receiving code via text message instead of an authentication app. When you authenticate, you can choose the option to remember your device for 30 days to prevent needing to enter a code every time. ### "We have 2 Buildium Accounts!"

Overall Buildium meets our needs. I have submitted a ticket for a deletion issues months ago and it must be a glitch in the system because it won't allow for it to be deleted. This issue is still unresolved.

Pros

Reports & Ease of System , 1 click to email tenant or Owner of their 3 month ledger, maintenance ticket system, online application portal.

Cons

When you upload a file to the resident/association portal it shows everyone the date that you uploaded it. This is unnecessary from an external point of view. Name one place where you have went on a website and saw the date that they uploaded it. Internally this might be helpful. I have had some many complaints from Vendors, Owners and Residents with saying it way too much. I agree with them! remove it, what's the point of it. I have started numbering docs for clarity at Associations.

Pros

I use the ledger daily as well as the autopay feature; I handle the commercial leasing, so i appreciate the ease in creating new leases

Cons

the fact that 1 tenant can only have 1 auto pay set up; it would be helpful to be able to set up 2 diff bank accounts for same tenant

Pros

Ease of use and easy to learn. Reports are easy to understand and pull delinquent tenants and filter the results of what you need.

Cons

The worst feature of Buildium is the new lease portal HelloSign. There is no way to modify the lease, you have to upload all over. You have to guess on the spaces for your information. Not a user friendly system.

### "Home Run for self-managed HOA"

The "Buildium Academy" is a nice self-help feature. I consider myself fairly computer savvy, but this software is already extremely intuitive and has a load of tools to be able to teach yourself. I'm eager to expand what we're using because we haven't implemented any of the free website functions yet. As of now, we're simply replacing about half a dozen excel sheets which made a mess of our finances, but even if that's as far as we went with it I'd say it's money very well spent. The ad hoc reporting and tracking of our finances are really what we needed, and Buildium delivers with great results. But increasing the capacity to talk with the other residents in the community, submit maintenance requests, notify residents of payments due, etc. are all going to be really nice perks.

Pros

The ability to automate monthly charges for each unit according to the percentage of equity saves me a lot of time every month. The reports are all extremely easy to generate, and very customizable. This is a really low-cost solution that has been invaluable when our accountant passed away. It has brought us forward 20 years in terms of the technology we can utilize to manage ourselves, and all in the span of a few weeks and at no cost beyond our time.

Cons

Entering payments in bulk is time-consuming. There is some capability there to do it, but it requires all of the units to be paid in full (and not carry any credit balance). I manage 39 units, and for me it seems like it's just faster to enter each payment individually. Accounting start date is set in stone. I began the application assuming I would use our old set of books for the first few months of the year, and Buildium for the remainder of the year. I quickly changed my mind, but not soon enough. It added a bit of work on my end to square that up. I still was able to begin our history from the first of the year, but had I chosen that from the get-go it would have saved a bit of time, and once the selection is made it's made for good.

I like the software for the most part. The thing that I am most frustrated with is customer service. The online support tickets do not show responses any longer and I am not getting emails stating what has been done or if it was completed. I have also tried calling a couple of times and left my number and I have not received responses. This hasn't been the norm in the past and I hope it improves.

Pros

This software does a lot to make it easy to track leases, tenants, payments, task/work orders and to pay bills. They seem to be open to ideas for improvement and so Buildium is constantly adding more to the site.

Cons

I do not use the portion that is suppose to help with lease renewals. It only makes things harder to track the leases. I wish more information that is entered with an application(SSN, DOB, Current Job) would be uploaded to the tenant summary. I also wish you could link from the bill screen to the task/work order so when the property managers are approving a bill for payment it would be quicker to find the correct task/workorder and see what was done.

I feel supported by Buildium and if our company has any issues, that someone is always there to help!

Pros

The features I most like is that Buildium is easy to use. The way it moves from page to page makes sense. The home page layout makes sense. For new users, it doesn't feel like something foreign.

Cons

Sometimes the software is down or is having issue and our company has issues getting work completed. We often have to wait until Buildium issues get resolved before we can move on with our tasks. I put in a request several months ago, that in the Tenant portal, I wish there was spell check so that no spelling mistakes occur when writing to tenants. Can this be implemented please?

### "I love it for my needs!"

I love buildium. It's a lot of value for the money you pay and it's scaleable so right now I may have less than 10 units but as I grow, the software can grow with me. A lot of software programs I looked at weren't made for small companies - they were geared toward large companies with large money. This software is actually made for property management accounting instead of using Quickbooks Online which is a lot more difficult to set up when collecting rent and security deposits. I use buildium for applications, background checks, storing tenant documents and leases, maintenance requests, collect rent, and even offer renter's insurance through the portal. You can't beat it!

Pros

The support on this site is amazing. If there's anything I don't know how to do or can't figure out, they literally walk me through it step-by-step. I switched from Payyourrent to Buildium.

Cons

It would be great if there was someone to help completely onboard you. In my case, I transitioned slowly so I'm just now finding features that I've had for a year and never used.

Overall, this system saves so much time on keeping our rentals organized and processing payments effortlessly and automated. We love that we don't have to be the ones continually on our tenants to take care of payments or requests, the system will do the dirty work for us. The texting feature has also been so great. We love that our company can stay professional and we can effortlessly communicate with our tenants without them having our personal information.

Pros

I love that everyone connected to the homes being rented can communicate all in one place and stay informed. It is so helpful to have all documents organized by rental property, manage accounting for each property and keep track of needs as they pop up all together. I'm a huge fan of using applications like these to help streamline tasks, and Buildium does a great job for the rental property sector.

Cons

It is frustrating that email communication can not be streamlined through this software. You can send an email out to a tenant, but they are not able to reply to the email through this method. OR if you want them to reply the email now comes from your personal email address as then communication afterwards is not recorded in Buildium. This is unprofessional and deters our company from using Buildium at all for email communication. I'd prefer to keep it all internal so we can track it better. The accounting is also a little sloppy. It doesn't account for the fact that tenants rent is not due until the 5th, so when transferring money to the perspective individuals after the fact it doesn't line up right. It takes some tricking of the system to make it all balance out properly.

I think my overall experience has been very good. This software has saved me a lot of time and streamlines several things about my business. I am a "one woman show" and manage over 120 units pretty much by myself. I wouldn't be able to do that without Buildium.

Pros

For the most part, the software is pretty intuitive. I like the tenants and owners have their own portal for payments, communication, etc. Using them for the credit & criminal background checks makes it very easy. The software has features I haven't touched yet, but can't wait to get to! The customer service is very good. While I prefer to call and speak directly with someone, the ability to submit "tickets" and get responses that way is nice.

Cons

When changes are made to the software, I don't receive notice of the change occurring, what it's about, what does the change mean to me, etc. Unless I know to go looking for it.

Our communication is streamlined concerning maintenance tasks and accounting questions, our tenants feel as though they have more efficient contact with us regarding their complaints and ledgers, and scheduled tasks like lease renewals and late fee notifications are a breeze to track and accomplish now.

Pros

Buildium's communication systems (especially emails, tasks, and notes) are wonderful. We also love the elegant design of the software from both the manager and tenant side. The reports are easy for a non-accountant like me to figure out and use. Overall, I'd say our favorite parts of Buildium are the clean design, user-friendly task system, and ease of use for emails, eLeases, ledger exports, etc (basically our "official" communication and information within and outside of the staff).

Cons

Our least favorite thing is that it's not compatible with Quickbooks. It's the only thing that keeps me from 5 stars on every count. Another issue (but not as important) would be the difficulty in deleting/ending/renewing expired leases.

I have had a pleasant experience with Buildium. I was referred to Buildium from an international client who helped me understand how to use the tool better. Since that time I referred Buildium to another international client who has expressed their great satisfaction in the product. Overall Buildium is a great way to stream line communications within an organization regardless to how big or how small.

Pros

What I like and enjoy the most is the ability to communicate with multiple people without getting lost in conversation. Also the email notifications are a nice feature.

Cons

The mobile application does not seem to be a fluid and easy to use as the online application.
