Pros

I love how accurate are the features and the customer service support is perfect, I've never had any issue or misunderstood. Sometimes I'm a little frustrated cause I spent hours trying to solve something, then I decide to call the support and less than 5 min the problem is easily solved.

Cons

Yes, I think we could have a different process of Tenant background for associations And would be great if could attach a pdf file to be mailed by Buildium directly.

Overall, I am very satisfied with my decision to switch. The customer service of Buildium is first rate! They respond quickly and have helped me through every issue I have faced so far in a single phone call. To top it off, they are not only well versed in their system they answer every question, no matter how simple or complex with speed, accuracy and a wonderful demeanor.

Pros

I switched from a competitors software to Buildium after nine years. I switched because the competitor simply got too expensive for a small company like mine. I chose Buildium because I liked the features they had and their price was much better for my company.

Cons

It is not as intuitive as some other software systems and I guess after using another system for so long it has just taken me some getting used to.

### "Buildium is the Best Around"

We have used multiple software systems for association management. Of all the systems we have tried, Buildium is the best around. They are constantly upgrading and improving their software, and they actually listen to user feedback and suggestions. We had the chance to meet with several Buildium representatives recently, and the experience was amazing. I look forward to continuing our relationship with Buildium for the long-term.

Pros

Buildium is very user friendly and easy to learn. Their accounting program actually makes sense without having an accounting degree, and their reports are easy to read. Bill approvals are a great addition! We also like the use of their mass mailing/communications portal. Our owners and tenants love the ease of the owner/tenant portal.

Cons

There are still some improvements that we would like to see. Specifically, we would like to see more association-specific accounting, such as specific charts of accounts and bulk reporting options for each individual association. I am optimistic that Buildium is listening to our feedback and making improvements, however.

Pros

I love using Buildium. It is externally easy to navigate and the learning curve in getting up to speed is very short. The interface is terrific. It saves me tons of time. Buildium is continuing to evolve with new improvement and features. The support online and on the phone is Rock solid.

Cons

The email platform needs to be upgraded. I would also prefer to make a one time purchase of the software instead of an ever increasing monthly bill. As my business grows I am paying too much monthly and am seriously looking into other options that I can own such as Yardi.

Cons

I feel sometimes that I get in over my head on how some of the reports change from day to day. I am a money in - expenses - money mentality. So, I do get confused; but at end of day I get it resolved

We are able to get much better organized, be on top of things.

Pros

It is a pure property management software. It has one thing in mind...managing real estate.

Cons

The financial angle is not great. If you know the work arounds, it is OK. It also does not have a sales tax component like HST or GST in Canada.

### "Great for Managing & Tenant Use"

We are a very small operation with only 55 units and it's all very new to us.. Buildium as allowed us to be organized and professional as we grow and learn. They have a great Help Desk and Buildium Academy is a wonderful resource for best practice. Overall our experience has been very positive!!

Pros

Buildium helps keep us organized and informed of what's happening with our tenants. It makes it easy for our tenants to pay rents online and let us know when there's a problem. It also helps us maintain a very professional presence from when a potential tenant views a unit online, thru the application process, leasing (and renewals!!) to paying rents and logging maintenance request. Buildium itself is very responsive to questions and suggestions; overall it's a great product!!

Cons

Overall, we really like the software... there are a few little things that are a pain. There are some pages that require too many click-thru's to get back to them and while there's a great mobile app, it doesn't translate to a tablet.

When I decided not to renew the software. Buildium went ahead and charged my 4 days after the renewal was suppose to happen even though the account was cancelled. Here we are 10 days later asking and trying to get a refund and they keep saying we are looking into it. We will get back to you in 30 days. Steer clear from this company \[SENSITIVE CONTENT\]

### "Growing my business with Buildium"

Right now, I have a small property management business. Now that Buildium is running smoothly and keeping everything in place - and I can access it on my phone while on vacation or on my laptop at home - I am working with them to build my business and obtain more doors.

Pros

Buildium has GREAT customer service; they have videos, you can email or call. Anyway you contact them, you get your answer.

Cons

It might have been just me, but it was a pretty good learning curve. It took me a little while to learn how all the wheels worked - and there's a lot of them! However, like Algebra, after it clicked, it made a lot of sense.

We have increased our communication with our tenants, have a more professional looking user interface, provide the ability for our tenants to pay rent via ACH online, switched over to eleases with electronic signatures, and now store all of our documents online within Buildium.

Pros

I love the fact that it’s web-based, so you don’t have to continuously purchase upgrades to the software itself. Also, there are no back ups to make, because it’s all maintained online. Anyone on my team who has access to our account can see what they need to see based on their role in the company. It’s easy to track checks and deposits, reconcile bank accounts, keep track of management fees, bills to be paid, vendor contact information, lease documents, rent amounts, listings, and tenant contact information. it interfaces well with our website, so applicants and property manager don’t have to deal with paper. Love the e-lease feature, the ability to do credit checks , and track our tasks from virtually anywhere. Also, Buildium is constantly adding new features based on the latest technology. It’s awesome!

Cons

Nothing. I’ve had very few issues over the years and when I have, be a online support is superb.

The obvious benefit is that a tailor made software platform provides a single point of operation which enhances work, communications and accounting efficiency

Pros

Still learning about the feautres. Onboarding was vey helpful. Product is fairly intuitive and easy to use and when you run into snags customer service is great!

Cons

this is criticism of a thrid party service: the deposit limits for bank accounts is annoying. I understand withdrawal limits for security, but deposit limits often interfere with association homeowners trying to make large payments against their accounts either to prepay for year or to catch up on past due assessments.

### "Wish I'd done it sooner!"

This has allowed me to pick up responsibilities that my partner was doing and allowed him to retire without us missing a beat. Everything is now centralized and keeping track of maintenance requests and things that have to be done on a regular basis is now much easier to track

Pros

It has dramatically streamlined our processes and allows us to take on more units if we choose. Most impactful is the Resident Portal which allows tenants to pay their rent online and this gets entered directly into the accounting software. With over 100 tenants this is saving me an amazing amount of time. Many of our tenants had been paying online via various payment platforms such as PayPal, Venmo, cashapp etc. You name it, we were using it. It was a 5 minute process to simply accept a rent payment, put it into the right account and record it in our old system. Then, if a tenant who was behind asked for their current balance it was quite a project to reconstruct their payments and come up with a number. Now, they can answer that question without even asking me. I find myself looking for things to do now

Cons

We ran Quicken side by side for the first month. After that we went fully into Buildium. Buildium doesn't allow changes transactions that have already been reconciled. For example, you have to unwind the entire reconciliation just to change a date, even if it's in the time period of the reconciliation. This is something I'd like to see altered

Reason for choosing Buildium

The property manager we may eventually hire uses it. Thought it would make the transition easier. I also know another investor who does his own management and he uses it so he gave us a demo

I love the application. Im happy with it and will continue to use it as long as i can.

Pros

The functionality of the software is second to none. It is easy to navigate and work in.

Cons

We are a small start up company, as one we have over 20 different property locations. We are constantly refinancing and switching properties from one name to another. In doing so, if we have to delete certain buildings from one property name, its not as easy to do so as we have to delete the entire property and re-add everything just to get it under a new property name.

Use the software almost daily. Most things are pretty easy to do.

Pros

Most features used daily are friendly. Lease tracking, rent received, and paying bills is user friendly. Setting up owners, tenants, and properties is straight forward. The online help and support is very good.

Cons

The general ledger is a little unorthodox the way it is presented. Scanning documents would be much better if you did not have to go to another program to scan then browse to upload.

We started our business with Buildium and are continually growing. It has taken us awhile to understand how Buildium works as well as the accounting system. Buildium's customer support staff had a positive role in helping us to understand the software as quickly as we did. Buildium team members are curteous, and willing to help. Buildium has been able to resolve most of my issues.

Pros

\-Entry level software that grows as you grow -Customer support is always available -Software is growing and trying to meet the needs of the user -Software provide beneficial workshops and webinars to assist in learning the accounting process -Software automates the double entry method of accounting

Cons

\-Would like to see more customized information on home screen dashboard -Would like to see more use of interface screen -Would like to be able to pull quick reports on anything or screenshots of any particular item in the software -Cannot hide/inactivate unwanted, unused, old chart of accounts -Would like to drill down 3 levels in chart of accounts

This is overall an outstanding product that is easier to use that any of the competitors. The customer service for minor issues can be outstanding with almost no hold times.

Pros

This product is very easy to use with functionality that doesn't complicate the simple use of the it for those that aren't interested.

Cons

There has been an issue with folks that prepay their HOA or Rent fees before the fee is charged. This has lead to be an public relations nightmare and has not been fixed by buildium in a year and a half. I have called and they say it is on the "Road Map" and was supposed to be done the first quarter of 2020. This issue is ongoing and frustrating to deal with. I understand that it has been and interesting year and a half.

Overall it has been a great investment and has really saved a lot of time in sending invoices, reconciling accounts, collecting payments, tracking violations and keeping track of delinquent accounts.

Pros

I love how Buildium has helped me to automate the business from collecting payments to sending violations.

Cons

Integrating Buildium with the business was easy but I do wish the credit card fees were separated by property on each invoice.

Pros

Buildium is very user friendly. I would highly recommend it to other companies needing to manage their rental properties. Not only does it make it easy for property managers to manage their portfolios, it features tenant and owner portals for tenants to report maintenance requests, pay rent, and owners can review their financials at any time.

Cons

I haven't had any negative experience with Buildium to date!
