Pros

Buildium is simple and efficient. Their customer support is fantastic and you get someone on the phone immediately. As our company has grown, Buildium has been there to assist us every step of the way!

Cons

At times the syndication for listing properties on other sites can malfunction, but Buildium is always on top of it to get it fixed.

### "Great software but a little clicky"

So far it has been great. I love that it is an all-in-one system.

Pros

The software is everything you need for running your rental business. When you get into the property section it gets a little clicky meaning you have to click a lot to get to a certain section that you're looking for. It's a little confusing in the beginning but once you figure it out it becomes easier. I don't think all the clicking is needed so that would be something that could be improved.

Cons

All the clicking to get to a certain section. I don't think it is needed and could be condensed.

### "Easy Navigation"

Easy to get Tenants to apply on line and pay fees.

Pros

Easy to use, simplified, easy to make charts of accounts.

Cons

Automatic deletion of in addresses when a tenant moves to another unit within the complex. Once application fee is made it should automatically run reports for background checks and evictions

Negative. Even though we didn’t sign up for the year option, so we should have been able to easily cancel at any time, they postponed cancellation in order to squeeze us for money even though we paid well over a thousand dollars just for set up for a program that we never were able to implement. It was a complete waste of time and money and they don’t care if the program doesn’t suit your property. Very poor customer service

The tenant app and property maintenance aspect seemed appealing but could not be implemented

Cons

This software made our most basic business operations more complicated than they were previous to Buildium. The extra features seem great and enticed us to try it but in actual practice our management team hated it because 1. There were no simple search engines that would look up all the information needed at once. Tenants with more than one lease agreement a nightmare for example. Too many other problems to name. Mentor never directly answered questions

That being said, we understand that we may not be the best fit for everyone Regarding the search feature, when searching for a tenant, accessing the tenant's record will show you all the leases that they are listed on as long as the same tenant record is being used for each instead of creating a new version of the tenant each time. ### "Customer Service went from first to worst."

When I first started using Buildium about 9 years ago, I was extremely happy with their customer service department. When I called I was able to talk to someone, and usually knew the person I was talking to. Today when I call I'm on hold forever, and when I finally give us and use your feature to have someone call me back I never get the callback. This has happened the last 3 times I've called, and I've pretty much given up on any customer service from Buildium. I get calls weekly from Buildium competitors, and while I would hate to start over with another product, I'm actually researching it. When Buildium competitor asks what I like least about Buildium I tell tham that Buildium customer service is awful! It's great when I finally get ahold of someone, and they are extremely knowledgeable - but it's impossible to actually talk with anyone at Buildium!

Pros

I've used it for many years, and it works for my company.

Cons

Your customer service was the best, but unfortunately today it's the worst!

The biggest issue that I face is training new employees on how to navigate and use the software. The Buildium Academy is great, but what would be better is if there was a step-by-step tutorial function that could be implemented to train staff on how to do things like move-out a tenant and process a security deposit, how to create a task and process work orders, and the best way to handle and document leasing.

Pros

Buildium offers a broad range of functions to streamline your property management business.

Cons

The cost is higher than other comparable software systems available.

### "Great Product Good Features Lacking on Playing Well With Others"

When I started using Buildium I had just started my property management business and Buildium you gave me the opportunity to start with few units and expand as my business grew. As the technology expanded resulting in adding more features though it appears that it had become a nickel and dime approach. In the age of data sharing and technology, things like openly integrating with other products aren't capable with this product aka it "doesn't play well with others". What I mean to say is there is only one electronic signing choice there's only one ACH choice among other features. The product the staff and the customer service that comes with Buildium at times can be lacking including their technical support area, many times I find that the answer isn't directly answered or they deliver the answer as it is today and when given a suggestion they don't seem too terribly care about changing much.

Pros

Web-based (no software to install), Truly and All in One Package, Easy to use and navigate

Cons

My Biggest gripe is their lack of allowing any third party integrations.

Excellent.

Pros

Buildium allows me to do everything on one platform, from listing to applications to leasing to accounting. Customer service is excellent.

Cons

Sometimes files that are uploaded have to be "reloaded" several times before they will open after uploading. Occasionally it is a bit "cumbersome" to get where you want to be, or to do what you want to do; however, customer service can always assist in showing the best way to "get there", or to "do that"

Pros

Buildium helps keep everything in order as you run a property management company. On the dashboard they show exactly what you need to see to keep things running. From outstanding balances, to maintenance requests. Highly recommend.

Cons

Aside from being able to have tenants sign agreements through Buildium, there isn't a way to have owners/clients sign any kind of documents. It would be helpful to be able to allow users send documents to sign to people other than tenants.

Pros

This software platform we have been using for about 5 years now, it was a huge learning curve to understand and start to utalize all of the features as we were using quickbooks before and that was not efficient AT ALL. But now that we are all well versed in the features, it has made running our property management business so much easier, and we are able to scale our business and grow much more efficiently. Our town of Panama City was recently hit by a Cat 5 hurricane and 90% of our homes were damaged, 40 total were destroyed. Buildium was invaluable in helping us manage our tasks that were coming in by the 100's, sending pics to the owners and keeping them in the loop with everything going on with their properties, and Buildium even reached out to us and gave us a credit to show their concern about our hardship - that's a GREAT company! I would definitely recommend them to anyone building a property management business.

Cons

It's not perfect, but the customer service is always just a call or click away and they are very responsive.

Sometimes customer support is hit or miss. You may have to check your facts with a more knowledgable employee. I wish you could get assigned a support person so they could know the situation and eliminate having to over explain.

Great! Customer Service is always available and helpful with any problem or general questions

Pros

I like that it can provide both HOA and Single Family Management options.

Cons

The system can be a little glitchy with the Safari Web Browser. Also I wish it had an option to give an employee log in, however not provide them access to owner or business financial information - just for tenants and admin purposes.

### "Next step after spreadsheets and Quickooks"

We came to Buildium after trying spreadsheets, quick books on my Mac, and then Quickbooks on-line. Buildium had everything I needed.

Pros

It offered a way to manage advertisement, maintenance, and bookkeeping all in one package. It allowed me to keep three sets of books using one checking account: my one rentals, client rentals, and the management company.

Cons

There are some work arounds that could be solved directly as a feature instead of a bookkeeping trick. Examples are zero balance checks and setting up the management company as a property. I am also very displeased with the relationship with Zillow who, in the past, doesn’t accept the Buildium feed, and is impossible to work wIth in resolving problems.

I have had great experience with this company I even tried others and they in no way compare to this product. It is a simple way for me to keep track of all of my transactions related to the properties I manage and see exactly where each property stands along with the Owner. This is a great product for the price!

Pros

It is easy to use, if there is something you don't understand they have many walk-through's to help you along the way. They also have a great customer service department where you can call or email to get assistance. My owners can access their reports at any time and it makes things run faster and smoother.

Cons

There are a few small things that they are in the process of working on, being able to take a payment from an LLC instead of having to use a property to put the money in. Not being able to organize things in alphabetical order on some of the pages. They have improved over the past year by a ton.

I wish it could give me what each individual owes instead if just a whole lease. It gets tough at the end of the year to count up all those statements and play process of elimination

We started with Buildium when we only managed a couple of properties. We now manage almost 200 different units and the program has grown with us. It worked great with 1-2 units and it works just as well, if not better, with 200 units.

Pros

Very easy to use and intuitive, they're always adding new features that improve functionality and add new options, customer support is awesome, and the website is very reliable.

Cons

The tasks/work order area needs a revamp, it's the only area where I feel like it's not very intuitive.

Beyond excellence!

Pros

This software is so easy! I have used a CPA firm to handle all my accounting. The firm went out of business at the first of the year. I, a salesperson with no accounting background, easily picked up and carried the ball. I had a couple of self inflicted hiccups. Both times I called the helpline. I got a real person who actually knows how to use the software. We corrected my error while we were on the phone. While I am turning this over to a new accountant (I just don't have the time to manage all aspects), I know that if I have to step in again I will have the confidence and experience to take over.

Cons

I have not found it easy to use the FAQ helpline. However, my calls have been taken quickly and problems resolved.

### "Basics"

Love you guys. You guys are doing the best you can, it's just some of the basic stuff I think needs to be done better.

Pros

I feel like some of the basic things that are needed on a monthly basis were overlooked in some cases. Like why doesn't it send a rental owner statement monthly? Why was this not considered as equally important as sending a Tenant Ledger statement monthly? This automation is the main point of having a software program at all in this business. So just like that and a Basic or Complex owner login landing page. The page now for our business confuses owners without a financial background. I don't need them reading that page per say as much as just lookin gat the rental owner statement report for their period of reporting. If that were more simple with less overall options for them to find the basic things they need.

Cons

Some of the work arounds like when two people own a property, getting the 1099's to calculate automatically, etc. Those thing should just be a main part of the software. No automatic statements for owners.

Very hard and confusing at first, but I really have gotten a good understanding of how to manage our properties going forward.

Pros

The tracking of rents, expenses, and banking all into one is outstanding. The portal for tenant payments is incredibly simple and convenient.

Cons

The initial onboarding process was confusing at first, but once you get started using it every day it becomes alot more manageable.

Overall experience is a positive one. Every time I've called in, the customer service agents have been amazing! I feel the majority of them go above & beyond!!

Pros

This software is perfect for property management. It gives you all the options needed for this service. I can't think of anything I would add. I love being able to submit a ticket for help on the weekend, and even though the phone lines are closed, I get a response to my question. I work evenings & weekends & doing bookkeeping for this real estate office is part time. So to get help on the weekend is wonderful!

Cons

Although I think this software is perfect for property management, I find it difficult to manuver through the system. It seems overwhelming for a new user. I'm still relatively new to Buildium, a little less than a year. I can get around, but it still takes me a lot of clicks to get where I need to get. Another thing I find difficult to use is the help articles. The majority of the time I have to call in because I can't find anything I need in that system. Another thing I find a little overwhelming is the follow up emails to submitting a support ticket. I feel I'm asked a lot about the experience I had. When I get so many follow up emails, I loose my original email with the answer to my question. I've "lost" emails with information I was wanting to keep for future reference.

Overall it has been a good experience. I like the app! Customer service is great when I have called on them for help or questions.

Pros

This software is for the most part pretty easy to navigate through. Most times when there is something I can't figure out I can find my answers under the Buildium academy. My tenants find it easy to navigate their tenant portals. Buildium is definitely the best tool I have for the business in getting things done quickly and accurately.

Cons

Eleases could be improved. It makes it difficult for us to do the eleases most times due to the fact that I cannot enter security deposits or other funds onto the tenant account until the lease has been executed. It would make it easier to allow me to move the tenant in and then create the elease.
