I have been able to track all rental income and all expenses and easily reconcile with our bank. I have also been able to provide the owner's Accountant all the reports she needs for her work. All of our Rental Owners have been happy with their monthly Rental Owner Statements and year-end report.

Pros

The various functions such as Rentals, Leasing, Accounting, etc. are laid out clearly and logically. I was pleased that the 1099 reporting was easier than I expected. I like the Buildium Academy and Help Center. The Customer Support by phone has been excellent.

Cons

A few of the accounting features have been difficult for me to understand, however, I came into this position without any account background. But whenever I got confused or discover that I made a mistake the Buildium Customer Support has always been there to help me and never made me feel inadequate. I would like to be able to print specific sections of the Help Center without the sidebars and video inserts overlaying the text and getting in the way.

### "Great Product and Good Value for the Money"

I was able to find a cost effective solution for managing my rental property that automates many mundane tasks while providing timely financial reporting for external constituents.

Pros

I like the ease of deployment and customer service assistance with setup and rollout. I frequently use this for accounting for my rental property and tracking rent collections. The software enables me to automatically send billing notices to my tenants and ensure timely collection of payments. When I initially purchased the property, I also had some vacancies that needed to get filled. Their listing solution and website that was created for my property enabled me to fill the vacancies with high quality tenants within a matter of days at rents that were well above what I was collecting from the previous tenants I had inherited.

Cons

I purchased the lowest tier of the product since I only had one property with nine units. I'm unable to immediately call customer service for troubleshooting issues, so I have to wait for responses via email which can take a day or two to get a resolution.

It was a better fit for my business given its size and needs.

Buildium has impacted our business in an overall positive way! We like how we can add maintenance guys and assign them work orders, how you can put all the descriptions of a house in the listing on Buildium, and how it is web-based so you can work from anywhere!

Pros

I love how easy it is to use and navigate. Coming from someone who is not great with technology, Buildium makes it simple to use.

Cons

Sometimes it goes slower than usual, and has its glitches, but nothing major.

### "Customer Support Used To Be Good"

It's been fine so far but honestly, I've started to look at alternate solutions as I continue to grow my business.

Pros

It's adequate software for the money; especially when you look at what you'd have to pay for the competition. Relatively easy to use.

Cons

As I've read in at least one review, the customer support used to be top notch. Today, it's dismal. Do not get suckered into the callback option! They claim you won't lose your place in line. I find that hard to believe as it's been 5 days and I still haven't received a callback. Am I still holding my place in line? Regarding financials / banking, if you're using more than 1 bank account for your company, you'll have to do much manual manipulation to essentially get the software to do what you want. The support documentation is outdated and annoying. Annoying in the sense when you find the topic you need and start reading, there are links that take you away from the current page to explain other concepts you need to resolve your problem. Essentially, you start bouncing around the documentation and tend to lose your place and continuuity of what you were looking to accomplish. It's a bit frustrating.

Cons

Does not have basic features. Many data table cannot be imported or exported. Cannot import "other transactions" without a workaround Cannot export tenant ledger data except to PDF A tenant cannot be a legal entity; can be a natural person only Cannot search transactions by amount (search and filtering is really limited) Cannot search transactions by check no. Some data which appears when reporting by accrual does not appear when reporting by cash, and vice versa. Most tables will display only a year of data, cannot set to display "All" time periods Cannot directly open a bill from the bill payment record. Cannot consolidate vendors Cannot consolidate COA accounts Vendor records will not display "All" vendor payments - must being up vendor report to do so Cannot upload vendors. Parent-Child table relationships are suspect (e.g., a "property" should be a child table of "owner," not vice versa Cannot apply a payment to a specific bill or invoice - but only to COA line; effect is to invite user error constantly in the application of payments

Calling support if I ever need help with something is actually something I look forward to. The staff are always ready to share a laugh with me, they're relateable, and they really try to get to the bottom of the issue (except for that one ticket that maybe they just cant figure out?). I like that I can make suggestions on new features. I love that it's so accessible for the owners and tenants as well - makes me feel like we have a well-kept secret in the industry. It puts us ahead of the average curve.

Pros

The interface is soft and user friendly, it's intuitive, and the built in support and feature suggestion page is helpful.

Cons

I most dislike the website capabilities - I think it's really limiting. And I've had an open support ticket for website functionality open of about 6 months with no resolution. Compared to Buildium itself, the website it offers for clients looks mickey mouse. Also - CANADIAN FUNCTIONALITY - these guys need to get on board for their Canadian clients - struggles with the tax stuff sometimes - have to use lengthy workarounds.

I have been a raving fan of Buildium for years. I actually have 2 subscriptions; one for my property management business and another for the rental properties I personally own. It is simply unbelievable. From the online payments to all the great finance features to the reports to the tenant and owner portals, it is simply amazing. PLUS they are always improving...... I would quit property management if I didn't have Buildium....plus they are from Boston....my old stomping grounds! It is very evident that this was built by guys that know real estate.

Pros

everything! It is flawless and always improving. I particularly LOVE the online application and screening. Once the tenant is approved, they are in the system, so there is no duplication of effort. The premier screening is affordable and FAST! Rent collection on-line is fantastic......I make it mandatory for rental payments.

Cons

I can't think of any, but if I did , I would contact Buildium and it would be fixed............. It is simply an amazing company and I am a very proud customer...............

I dealt with customer service and I was impressed with the professional care I received. The academy also taught me the program in no time.

Pros

I recently started using Buildium, (used a different program before) and using it has made property management so much easier! It was easy to learn and is so customizable. Our tenants also really appreciate the resident center. Having all the relevant information in one place helps keep us organized and professional. Communication tracking ensures accuracy.

Cons

The allocation settings when a tenant submits an online payment. The accounts it applies itself to are not always accurate.

### "Let's just say I am no longer a fan"

Cons

I was recommended this product by another property manager. At first it was mostly used to background tenants etc. As time went on and we took on more and more properties I/we began to use more features. These features include the accounting and banking, direct deposit (ACH), and more. What started as a great idea has now become a nightmare. It took almost 3 weeks to have accounts moved from one LLC to another, checks have now been written by Forte to another business that is no longer and they refuse to re-issue them, I have numerous emails with Forte about account verification etc. Forte has even emailed you for hep on this and NO RESPONSE!!!!---- needless to say I am no longer a fan

### "Poor Customer Service after initial sign on"

I feel the cost did not meet my expectations. Way to expensive, way to complicated to handle a small (195 owner) HOA. Of course, before purchasing, we were promised that this would answer all our questions and resolve any problems we had with manual record keeping and streamline all our work. It only multiplied our process by 100%.

Pros

Really nothing, it was cloud based, was about the best part.

Cons

Poor customer service, homeowners could not get help they were told only the administrator could call for help, I (the administrator)had a difficult time getting answers from my assigned person. Buildium is geared for large management companies that process and handle multiple HOA, it is not user friendly for a small volunteer run HOA with no rentals. Worst problem was the system would add charges automatically and randomly which had to be deleted manually.

Reason for choosing Buildium

Promise that a person would be assigned as a dedicated representative to handle problems, the person we had was not helpful, extremely slow to respond and mostly the answers were, we cant help you with that.

### "Have already Recommended Buildium"

All my problems were solved before I had them. There's a big benefit realized right there. I started my job when my bosses had already transitioned, so the only form of property management I know is locked tightly with Buildium.

Pros

It is an understatement to say that this program makes my job easier. The integration of notes, tasks, leases, owner information etc. is simply astounding. I can look at past tenants, find current ones at the snap of a finger, communicate flawlessly while automatically documenting conversations... it's just a brilliant software and I would feel handicapped without it.

Cons

My one problem is that when the state Housing Division calls and asks how many rentals I have with bed/bath numbers and at what price range... it's difficult to export in such a way that I can collect that information expediently

Generally very positive. We had to modify the way we worked to make it fit Buildium. Some features we're not using because of cost or they are not available in Canada

Great software... works well for our needs and does have great functionality. Some great features, email, text, tenant and Owner portal, Great customer service,

Doesn't completely fulfill our bookkeeping needs so we need to use Quickbooks for our customers. Some of the really WOW features don't work in Canada so it held beck my rating of the software. Some good add ons come at an additional cost. For the ones that want high customization we haven't managed yet to modify the portal to give our customer the full value of a portal .

I keep all of my customer information in Buildium, so it's a one stop solution for contacts, property information, rental information, and has available areas for additional information.

We had a lot of trouble integrating this with lead capture software. It wasn't as intuitive as other programs we've tried and used.

Overall, this software is good and is definitely helping us manage our properties and tenants.

Pros

I would say its interface is good for all users. It's easy to understand and clicking on some tabs directly routes you to where you want to see and check. Customer support is excellent. There was a time when I sent an email asking about a certain feature and they got right back to me within an hour. I super love your Buildium educ as well which I think is very helpful.

Cons

I cannot really say this as a con however it would be nice if there is a feature where we can directly communicate with our tenants through the software.

### "Good property management system, but customer support has not kept up with thier growth"

Well designed software but they need to invest in their customer support. Don't just respond and defer but if a customer has an issue see that it gets closed.

Pros

I think their software is well designed and the training tools are very helpful. The issue is that if you don't follow their process and need to get something corrected, they have not invested in their customer support so it not longer works for the # of customers they have. If you have a problem, they just respond and defer but don't actually resolve issues. I have an issue that has been open for more than three weeks and still not resolved and it is not a complicated issue.

Cons

We use the National Apartment Association's standard lease and it has been very difficult to set up in Buildium. The turn around time for getting set-up for things like Remote Check Processing in 9-10 working days and that is just too long.

Pros

The software brings value in its reporting and ease of use in every module from entering tenants to recording A/P & A/R. I love the reconciliation process and the view of the check registers.

Cons

SUPPORT SUPPORT SUPPORT. What good is a product if you're not able to provide support? Timely support at that.

It is a great product for me because it is approved by my states Real Estate Commission.

Pros

After using Buildium for several years, I can say, most of all, I like that it is cloud based and I have no worries of my computer crashing or of losing any of my in put.

Cons

I like least that I cannot change or order of the choice items, such as how a payment is made, I often need to choose money order and it is at the bottom. I have learned to begin typing in money order and it pops up. This is personal thing, due to my arthritic hands.

Reason for choosing Buildium

One reason was because the start up cost was lower. another was the state approval in place and I would not need to re-enter a lot of information.

### "Good for Property Management "

Overall I like the convenience of this program to keep all of our rentals on track

Pros

Once set up it can be basically automated I like that tenants can pay online I like to be able to send the owners their statements and tax documents straight from the program I like the background check feature I like that you can pick and choose what features others have access to

Cons

The accounting is double entry and get very confusing No real manual, only online videos to watch - It is very time consuming when you are looking for a quick answer
