Pros

Buildium is easy to use, and we like the customer service. We like how you keep making the system better by listening to the customers. When you let us know at the top of the pages that a change is coming, this helps us.

Cons

I'm always in a hurry and anything that would make moving around in the system faster is important to me. For instance, when going through leases, having to hit the arrow to get to the second page of leases means an extra click and extra time. On the banking page, it jumps back up to the top when I'm going through the most current checks and deposits. I remember that our previous system used to have a capability that when you tapped the arrow down on the side, it would take you right back to where you were working last, which I liked; it was a time saver. Also, it would be nice to be able to customize reports for tenants if I just want to print a list of the worst offenders where their balances are over a certain amount. I seem to have some trouble while navigating through Help, and sometimes the explanations aren't clear to me, especially with accounting info. I like super simple, and I think the explanations should be written for people who are just getting on board with the system or are new to property management. Once, I couldn't understand an explanation, and I had a gal e-mail a more simplified set of instructions, and I finally knew what to do. Their wait times on the phone have also gotten a little longer. I don't call customer service very often (maybe 2 times a month), but when I do, I really want an answer. Normally, I try the Help area in the system first. I waited the last time about 15 minutes, and that was the longest ever. And when I've called in the past after 2PM Pacific time, it's been really hard to get someone on the line.

Buildium does what we need it to do. Sometimes our owner users have issues logging in.

Pros

It's fairly easy to learn, teach and use.

Cons

I don't like the constant changes in appearance and some functions. Also don't like that Buildium still hasn't produced a monthly owner statement that also reflects year to date numbers and percentages of expense to income.

Overall I love Buildium, I enjoy that I can call into customer service for help at any time and don't have to wait on hold, the reps always call back. I enjoy the system that is in place, it makes managing almost 200 units that much easier.

Pros

I like how user friendly the software is. I came into my job a year ago and had to learn most of the program on my own. I had only used the program a few times before I took on my job, so most of the program I had to figure out on my own. I was able to watch a few of the how to videos, chat with customer service a few times and after about a month into my job I felt confidant in what I was doing.

Cons

What I like least about the software would have to be the difference in what I see and what the owners of the property's we manage see. I understand that they can't see everything that I see, as they only own one property and they would get other owners information. However sometimes the numbers that are reported to them and the numbers reported to me are off.

Overall it is very satisfactory and you get value out of it.

Pros

Ease of conversion and use. It has all the features of running a property management company from leasing application till account closing.

Cons

Can't print multi checks for multi properties. There is no option to set up property insurance, only vendors and tenants.

Pros

As I live abroad ( ie. far from my rental properties ) having this software allows me to follow closely all the aspects of the business, although I use it pincipally for the financial data. Rent received, rent rolls, checks issued by the property manager, income and expense data for preparing P&Ls.

Cons

It took me some time to familerize myself with all the possibilities and I'm certain that there are still many that I ignore. If I lived closer to my property manager he could most likely assist me . There may be tutorials prepared by Buildium but I have so far not looked into them.

Overall could not be happier.

Pros

Using Buildium has meant away from a spreadsheets + Quickbooks solution that was cumbersome and did not offer our residents an online portal. The software has cut down my time by a factor of 5, maybe more.

Cons

Online banking integration is a bit cumbersome (not printing / mailing of checks, rather the way it downloads transactions and the matching process.)

### "Buildium for managing a Condominium Association"

I've been using Buildium for 16 months. I'm a property manager for a condominium association comprised of 137 units. Over all, I'm extremely satisfied with the functionality and customer service of this resource. I spend most of my time in the accounting module, recording payments from residents and issuing checks to our vendors. About half of our residents pay their monthly fees via direct deposit into our bank account. I've found two methods within Buildium that help to automate this process. Recurring transactions can be applied to the owner's account that are scheduled to occur on a specified date. A very convenient feature. However, I prefer to use an Excel spreadsheet to upload the transactions into Buildium, mostly because it allows me to verify that the bank has posted the transaction before I apply the payment to the owner's account. Either way, transactions can be processed in bulk saving lots of time. The owner's account ledger has many robust features for entering charges, payments, issuing credits, refunds and handling late fees. The ledger can be viewed by transaction date or by account. The current ledger can be downloaded as a PDF in a manner of seconds. The downloaded ledger can only be viewed by transaction date. I would like the option to download the document using Account view. Entering vendor invoices is convenient, and subsequent payment by check or ACH is a breeze. Vendor financials are organized in ledger format providing quick access to this information. The other module that has become essential to our business is the Work Order section. Once entered, the work order is emailed to our handyman and all the information he needs is at his fingertips. Once completed, I received an automated email in return, and proceed to generate a bill to make sure the vendor is paid quickly. Many other functions are made easy and convenient with Buildium. Bank reconciliations, budgets, report generation (Balance Sheet, Income Statement, etc), and delinquent accounts. For managing a condominium association, Buildium's features are robust and well-designed. I don't tap into the other functions designed for rental properties and therefore can't offer any useful evaluation. But from my perspective, I wouldn't be able to manage this property without Buildium.

Overall I like the program

Pros

That it is easy to use, and navigate. You can use the search bar to find information for use. I also like that you can contact an actual person for information on the program/software.

Cons

That you cannot change the forwarding address on the move-outs, when issuing refunds. Also, it would be nice to be able to print up people that have moved out in previous months. It would also be nice to be able to print payments that have been made by the day. I would also like a letter for those who have moved out when we are sending them their deposit refunds.

Overall this software has helped tremendously with out rental properties. The value for the money is outstanding.

Pros

Organization of all information for tenants, leases, renewals, listings, maintenance. Also love the tenant portal and the ability for payments to be made electronically.

Cons

The customer service could be better. I would love the option of an on line chat for support. Also, would love the ability to receive a deposit from an applicant before a lease is signed. We require holding deposits and then have tenants sign the lease on or shortly before the move in day. Financials a bit trick when your working with equity accounts.

Love it. Buildium's customer service has always been a pleasure to deal with. The always call back shortly and answer and solve any problems with the software that I might have.

Pros

We are small team managing 350 multifamily units , warehousing, and commercial spaces. Buildium allows us to stream line a lot of our processes. Epay, Retail Cash and online maintenance is a huge pro for us operating efficiently.

Cons

The delay of epay and retail cash actually hitting the bank account. Because if a resident has a NSF or gets the account number wrong it is several days before it lets us know causing days missed for follow up. However, I do not think that is Buildium's fault. It may be something to do with Forte.

It is a huge time saver. We were doing our property management manually. Once we started using Buildium, we were able to double the number of properties that we manage. I love that they continue to evolve and add products like Renters Insurance, and make it easy for us to introduce these products to our clients.

Pros

It is easy to streamline the property management process from filling out the applications, to credit/background checks to leasing the property. It is also super easy to maintain the client ledgers, and reconcile the bank statements. No more need for multiple entries. Client payments are added to the bank accounts and ledgers simultaneously.

Cons

I can't think of anything right now.....

Good property management application for managing rentals and tenants. Accounting functions are very weak at best and recommend use of 3rd-party accounting software even though Buildium does not support interface to interchange data. If financial reporting is critical would never use Buildium's accounting solution. Customer support is general poor as is technical support.

Pros

Easy to use by staff for tenant property management.

Cons

Accounting/bookkeeping is weak at best. No integration with 3rd-party accounting solutions. Recurring software issues with banking downloads. Slow or no software updates to known system problems. Customer support weak at best providing efficient solutions, great at giving workarounds to known system issues. Lacks standard accounting and system functions such as recurring AP payments.

Pros

The online applications for interested future tenants, docusign, and being able to see all of your listed and unlisted units all in one place makes it so much easier to keep units occupied and know your options.

Cons

I wish that ePay also was able to do deposit refunds, or that there at least is a notice or reminder when you put in a refund that it must be paid by physical check.

Pros

The file retention, communications, accounting, and reports. The reconciliation feature is of great value.

Cons

The Accounting feature could be improved. The communication between the Buildium and the Bank is not user-friendly. Also, the limited number of templates provided for HOA properties. The ability to review historical communications; you have to continue to change the date range.

I’ve had a very positive experience using the software. I selected Buildium an exhaustive search of all the other software providers and they were the best price for the best functionality. I’m always impressed with the additional features they add in new releases. The only negative has been that it’s difficult to submit enhancement requests. It’s done on a very complicated point system that I don’t have the time to try and understand.

Pros

Its a very feature rich software that does almost everything I need for my property management. Collecting money is made easy with the online payment system and I love the online property listing functionality. Also good with multi owner in multi account situations. The app is also very handy.

Cons

Very little support for non-residential/commercial properties. You basically have to treat them like a house or apartment in the system.

I like that you can add anything you need to and it stays in the system. Follow up to me is key and my boss can go in and see the notes and see how things have been handled. Makes my job easy.

Pros

If you are not sure about how to do something go take the classes on line. They also have a great customer service dept. that can help you if you have a question

Cons

I can delete old owners or if there was an owner placed in there wrong.

Pros

Buildium makes the property management process simple. A great platform for tenants to submit maintenance requests, make rent payments, view their lease, etc.

Cons

Recording expenses - haven't quite figured out an efficient and easy way to do that with Buildium.
