They have been there as our business grew to help us get the most of our subscription and keep our business growing. They are constantly updating and adding new features to the website and do a great job reaching out and keeping us informed of the changes/additions. Pros When the company I work for decided to use Buildium I was a little nervous about learning a new website, especially since I did not have any background in business or accounting. Buildium customer service has always been helpful. They provide tutorial videos that are very helpful as well as phone/email service when I have a question. Cons The one thing I find frustrating about the software is navigating the menus. It seems like each piece of information can be found or gotten to in three different places/ways and I don't always feel confident the menu I'm using is the best one for the task I'm completing. Cons I would like to see more content integrated towards Canadian users. The problem is really software related that can be over come. Pros This software is close to my previous Rental Program, that I had for approximately 10 years, which dropped out of existence. It is easy to work with and you can make corrections in initial entries or go back to previous entries and make corrections, very important. I have been using Buildium since 2015 and have very few calls to Tech support. Cons It is difficult to find a true, least about of this software. Most the the areas that one might consider a problem are areas I believe can be adjusted in the software program. I do now find the new authentication to be a real problem to older users with hearing problems. Review Source AC Amy C. Pros The reporting system has a lot of reports you can run monthly and year end based on individual properties. Cons My only issue is when both my colleague and I used it, we both had different views on where to put information . Different accounting terminologies was the issue. The leasing process is easier, the rent collection process is easier and end of month accounting, bill pay and payments to owners is easier too. Pros Once you get everything set up this software makes things so easy. We cut our time spent on accounting and other record keeping in half right from the start. Everything from leasing to rent payments is pretty close to automated. They've thought of just about everything. And, if you have trouble or need some help, their customer service department is very helpful and patient. Cons The one big gripe I have is not with the software but with the company that handles the electronic funds transfers in and out of our bank accounts. There is no reason in this day and age that a simple funds transfer should take as long as it does to post or take so long for the transfer to bounce for insufficient funds. CEO Real Estate Used the software for: 2+ years ### "I would take caution before subscribing" April 28, 2021 3.0 We started using this software in 2015 and their customer service was awesome at the time. They have since outsourced to an oversees call center or something and their customer service is neither customer-centered or "service". They just run you around in circles and avoid letting you talk with a supervise. We run a team of near a dozen people and leaving Buildium for another software will be difficult and time-consuming, but it's going to happen. Pros All in one platform. The sales pitch was great. Cons The customer service is absolutely awful. No one on the line can ever do anything about the tech problems and such. They say "that's a known issue". Their "known issues" have cost me THOUSANDS in productivity loss. They don't offer credits, discounts or anything of value and they don't fix the issues for months. Review Source NB Nathan B. I wouldn't want to continue doing property management if we didn't have Buildium or similar property management software. Our owners are very impressed with Buildium as well. Pros I really like the ability to upload documents in the applicable section. I love being able to email our residents receipts. The lease ledger is very well put together. Cons The mobile app isn't the greatest. I find that it doesn't have very many features and that I end up using the full website on my phone which isn't very easy on a phone. It would be good to have someone look into other software programs and see what they offer. There needs to be a comprehensive Association focus for part of the software and a comprehensive focus on property management rentals. There is a 3rd element which could be expanded as well which I would be willing to share. Pros #1 By Far... helpful staffing!!!!!!!!!!!!!!!!!!! 2. Access through the phone app 3. Ease of use 4. Constant upgrading and changing for the better. Management actually listens to the users!!!! Cons There are still some software upgrades needed to make the system easier to use. There are things that I feel I am doing it 2 or 3 times. (work orders, bills). I just need to learn this program better. Pros I am still learning this program. I can not comment on what I like the most yet. Cons The owner statement. They are always calling to ask when there's a repair bill that I deducted from the rent. Owner statement should deductions as a total. I found my notes are very important to be describe the deduction. Wish the owner statement would allow me to upload a copy of bill on owner statement & it show up on owner statements. I feel this would free up my time from answering calls explaining to owners the deductions. Then sending them copies of the bill to show them. Helps keep track of almost every detail, as well as time stamped records of everything done. New future rent system is much better than before. Easy to edit property and tenant information. Cons Wish notes etc. kept the original creation date and any updated dates, rather than just the date of the most recent edit. Adding leases only adds the primary applicant from our applications, not additional applicants. The built-in 'add lease' feature when creating a new lease does not give the option to allow tenants/clients to view the file (manually adding a lease to the files section asks if you want tenants/clients to see the file). It is a very good software. Pros It is easy to use and they are constantly adding new and useful features Cons There are occasional bugs and sometimes it doesn't enter the correct data if there are returned payments or early payments. This program is great for someone that has no property management program or those under 100 properties, it is probably one of the best for that size. That is the range I am in. I do property management bookkeeping consulting so I have looked at quite a few programs in use. Pros Ease of Use and the screen driven way of finding things. Easy to train new people on it. Their customer support is some of the best I have had to deal with and definitely better than many in the field. I have been using their program over 5 years and have seen the improvements keep on coming. Cons There are a few shortfalls in the program that you have to manually watch for so not to send out funds that have not cleared the bank yet. Online payments post as if they have cleared once they have been initiated and can be remitted to the owner by accident. You have to manually un-check them so they don't wire out. The customer service is very friendly and helpful. Pros Really enjoy how much this software does. Every time I think I know everything this software does, I am surprised over and over again that it accomplishes so much more. Cons I'm not a fan of outside integration. I had all of my leasing documents perfectly intact. Buildium then went with another eLease integration which in turn caused me to redo all of my leasing documents. To go on, if you make any errors while using this software it can be easily fixed. As well, accounting is very easy to manage and seamless. Lastly, the customer services is very prompt and helpful. Cons Buildium is missing a few features that would be desired. One feature is connecting bank account transactions to the actual accounting software for expenses. The other feature that is missing is a payroll feature for salaried employees.
