July 23, 2025 5.0 Overall, my experience with Buildium has been very good. I've been using it daily since early 2020 and would not be able to keep my tasks as well organized without it. There are a few issues, which I mentioned before, but overall - using Buildium is a pleasure... Pros I believe it is a very well put together system for both the owners/managers as well as those of us being issued the tasks. The site is user friendly and the app provides us with the ability to work with the system while on the road... Cons Until not so long ago, I didn't like the fact that if I assigned another person as a collaborator on one of my tasks, that person could only visualize the information there, but could not make updates. I haven't assigned anyone as collaborator recently, so I'm unsure if this issue still exists. What I'm really not happy about at the moment though is that recently, some changes were made regarding security, which I understand is important. However, since these new security features were implemented, when I use the mobile app, I have been repeatedly signed out of the system while I'm writing an update. When that happens, everything I've written disappears, which has been extremely frustrating. Please address this issue as soon as possible, as in the meantime I've decided to only make task updates from my home computer until this problem is resolved... Review Source MM Martin M. In addition to my previous positive comments, the tenant ePay option is fantastic! Pros Buildium is phenomenal! It is so incredibly comprehensive for property management, I know it has many features I don’t even use (yet). It covers EVERYTHING needed for successful property management. It is highly reliable - In my 2+ years of using it I can’t recall a single time the system was down or a technology or web “glitch” occurred. Customer service support is also outstanding. For the 75% of the time, I love it. It is easy to learn, has lots of ways to upload files and make notations. Pros User friendly, lots of resources in the Buildium Library to figure things out. Easy to communicate with tenants- all emails in one place so you can go back to a conversation without plowing through 1000 emails Cons Its inability to handle multi year leases and commercial properties. Payment portal should have an end date or "amount of times" payment can be made. Tenants overpay at the end of their lease all the time! Provided the lease is ended, autopayments should not process. Having an end date or number of times option could be worth exploring if enough customers are looking for the same feature. If you haven't already, search feature requests that other customers have submitted by going to the "Suggest a feature" page in your Help & Support menu. If someone else has suggested it, you can add your "plus 1" to it. If not, you can submit the idea for other users to vote on. KH Kathy H. March 19, 2026 5.0 We replaced another management company for this owner and had to step right in with no previous knowledge of Buildium or training program available. I found it simple and straightforward to learn on my own, and the phone support is excellent when I have a question. Pros Easy to learn and understand with clear instructional information and well designed pages. Great reports are easy to order and read. Cons Can't think of anything. I think when you start a new bank reconciliation it should show up as the next date to be reconciled instead of a current date. Pros Tenant Management and ease of use. Payment processing and automatic deposits are also easily reconciled. Report and accounting. The monthly fees are acceptable and is a good value for our money paid. The User interface I have not yet really dealt with. I like some of the bill pay features and warnings of needing id numbers, etc. I am able to use the help features to resolve problems. Cons There needs to be some type of register that drafts can be entered and make it easier. We have a lot of drafts and either have to be entered as a journal entry or a check with no number. Pros Everthing from beginning to end has been a great experience. Ir's a stremlined platform with the ability to streamline tasks. Cons Nothing. I have over 30 years of experience. Pros It is thoroughly integrated between accounting, tenant, and property recordkeeping tasks. The online tenant portal is very effective. And being able to open more than one session at a time is extremely helpful. Cons Some of the data input and lookup functions lack consistency throughout all areas of the software, such when searching for a vendor or property. In some instances a search field is automatically populated as you input the value, in others it requires a subsequent click on a button to affect the search. The accounting side is not as developed as other accounting software I've worked with, but it is still useful. Review Source JC Joe C. Cons Takes a minute to figure out some of the reporting. It has so many features sometimes it was tough to figure out how to just get a basic financial report. I like the program and find it very helpful in my day to day activities. Pros Updates reflect immediately upon entering info throughout the platform, making results available right away. Cons There are bugs, examples: when composing an email, the cursor jumps to the body of the email while you are in the middle of trying to type in the subject line. No matter how many times you go back to the subject line, it immediately jumps back to the body while you are trying to type. Very frustrating. Login always has to be done multiple times, because it keeps saying your login info has expired. The limit on how far back you can search past emails is very limiting. These are all frustrating. ACH billing is good but needs some enhancement Cons The requirement of entering 64 individual annual assessment amounts. With 3 unit types it would make sense to have a table that drives unit / owner maintenance, special assessments, etc. We have asked about this for years with no improvement or acknowledgement. I like the reports as well. Very professionally done. Pros I’ve been using Buildium for over 5 years and have been extremely happy with the functionality and the customer service. I’m a very small property manager under 20 doors but I’ve needed the support for applications, screening, accounting and posting listings which Buildium has fulfilled those needs flawlessly. Granted my experience with this type of software is limited but I can’t imagine better support than I am receiving from Buildium. The wait is rarely long and the team has almost always answered my question or guided me to fix my accounting issue promptly. Cons I don’t like paying my premium but it’s would be unreasonable to think this support would be free. I’m hope they can keep it at the current rate. Review Source HG HILDA G. There has been a slight learning curve coming from AppFolio, but I love Buildium 100% more than I ever loved AppFolio. With AppFolio, I was constantly wanting features to be added, or things to be made simpler. With Buildium, it's basically doing everything I wanted AppFolio to do. Pros Simplicity, ease of use. I appreciate that everything important is on the home page and that I don't have to go through various menus to get crucial information. I appreciate how easy it is to add new vendors and homeowners. I like that application fees are not charged until I charge them. Cons Mobile support is lacking, and many features available on desktop simply cannot be done on mobile. If they can be done, it certainly isn't easy to figure out how to do them. Additionally, I do not like how adding properties/documents works. For instance, when adding a single house, there is the "property" as well as the "unit," and the photos and documents upload to the two separately. I think this would make sense for apartment buildings, but it does not make sense for houses, where there is a single property AND unit. Separates escrow/property management, gives reports to owners, keeps us in line for leases, and gives automatic charges for monthly set ups. Couldn't be happier. Pros It's ability to keep track of fixed lease time frames, and also the set up of the rent roll. Also, Reconciliation is very user friendly. Cons The inability to remove past transactions from history that won't reconcile. I have to go through a 3 year old queue, just to get to the current transactions to reconcile every month. Now it's possible to do more tasks simply, but still cumbersome at times. Pros The ability to move applicants into tenancy directly from the application feature. The ability to compose emails to an entire group or individually. Cons Many roadblocks to achieve a simple task. You cannot delete a draft email once you have started to compose one. Pros The accounting features of Buildium are intuitive and user-friendly. Account reconciliation is as easy as it gets, and the support team is responsive and helpful. I also appreciate the built-in leasing functionality that allows applicants to submit forms via a link - very convenient. Cons Buildium doesn’t generate key legal notices like N1 (rent increase) or N4 (non-payment) the way Yardi does. These have to be created and calculated manually, which is time-consuming and increases the risk of error when managing multiple properties. It's a property management organizational dream tool. Pros Buildium is easy to use and very organized. It's like me in computer programming form. I love navigating through each tab to complete my task or work orders. Cons There's not too much that I do not like about Buildium.
