help is never coming. Asked several questions and never get answers. late balances are not accurate. It would be good to have the recurring charges dated so I know which payments are delinquent. difficult to extend leases.

Something that you might find useful with navigating the software is the shortcut menu, which is represented by the three dots to the right of the Communication menu. Helped to organize rent roll and maintenance management.

Pros

We have been using Buildium for about 5 years now. It is really good at the things the company wants to be really good at. Very easy to use, reliable cloud based application, integrates well with other ad-ons.

Cons

In a day and age when user flexibility and customization is the new norm, this company takes a "one-size-fits-all" approach to the software. Forcing people to adapt to using the software the way they want you to, as opposed to allowing you to customize the software to adapt to your preferences. They also arbitrarily make changes to the program's functionality with little or no warning. If you are fine with this sort of thing, then you will love the program. If you prefer things your way, I would suggest continuing your search.

Overall I love Buildium!

Pros

User friendly, customize able, easy to pull reports & download them, I love the feature when I can send the ledger email to tenants

Cons

I wish Buildium would add a 30, 60 or customize able date range option for auto emailing tenant ledger email (I know I can download, attach & sent, but want the convenience to auto send).

### "Excellent program with ease of use and amazing customer service"

Pros

Allows me to get everything done in one place from financials to Lease renewals, one reason this is helpful is that if a spreadsheet is needed it can be produced and edited in excel in most cases. The ability to include renters insurance with the monthly rent and keep in contact with Tenants through the software is very useful as well because you don't have to log in to another program to keep track of these things.

Cons

Inability to text property owners and vendors through the software is what I like least. We can certainly live without this but for example, being able to text Tenants rather than email is an effective way to get a quick message out without clogging your email inbox and it would be just as effective for property owners and vendors as well.

### "Buildium user for my commercial leasing business"

Overall, Buildium has helped me a great deal in managing my commercial tenants. It helped me maximize revenue and save time doing it. Without it, i wouldn't be spending 4 times more in managing the business.

Pros

What i like about Buildium is: - Tenant Ledger - where i can see each transactions and i can also categorize it by transaction type. You can upload photos for each transactions. - Email - i can email directly to tenants their statements, memos, notices and the software will store that email as well so you can also go back and check its time stamp for reference - Outstanding Balance - easy for me to tag anyone i need to notice as it list down everyone with balances and its aging. rather than open each tenant ledger one by one

Cons

I heardly use these: - Listings/Applicants - because it doesnt apply much in our country - Banking - maybe just because i still refer to my excel. and we handle different bank accounts for each property and kind of complicates if i rely on Buildium

I've been using Buildium for several years now and manage ~80 units. Buildium has helped me grow and manage my business. Their tech support has been outstanding over the years. I highly recommend this product to any landlord or property manager.

Nothing comes to mind. I have had nothing but positive experiences with this software.

I It’s been a good experience. Not worth changing over to another software.

Pros

Easy to use Keeps information organized with easy access.

Cons

Sometime Doesn’t update immediately after entering info in checking register Deposit returns could be easier Needs to have a 45 day wait period for deposit returns ( tenants should be able to access their payment portal. It’s a little expensive. Price keeps going up I wish the had a different level with less units for a lower cost.

At that time it was the cost. Now not so much. Prices continually increase. Might be switching if this continues.

I like the ability to look at records wherever I am if there is a computer there. That saves me a lot of time. Overall, it has been a big learning experience.

Pros

Enterimg rents and security deposits are fairly easy. The tech support is very good.

Cons

I feel the transfers of convenience fees, mgmt fees, etc. are complicated. When these amounts are transferred, there are too many steps. They should just go to the main company when prompted to do so. I also find improvement could be made in the closing out of security deposits when a tenant moves.

So far we have had a great experience and like the fact that we can speak to support and express our concern.

Pros

I like the transperancy of the software that allows me to share what we have with our owners. We are able to give them access and to put their mind at ease knowing that they know how and where every cent is spent.

Cons

I feel that billing and the split of billing needs work. Currently we pay a per transaction fee for our associations but instead of them being billed, the management company has to pay for the fee and then get reimbursed. It would be best for the association to get billed instead of us.

As I work thru putting each new lease online and then scan and copy old leases into the files on each property, we will soon be all online and only need small files for keys to properties! Best of all we can both work from home or wherever and be able to access complete files instead of running to the office.

Pros

Over time we are converting all our fifty plus leases on single family properties into leases that will be retained and renewed in Buildium. The customer service people have been patient and kind as well as extremely helpful as I call them sometimes several times a day to iron out small areas of confusion for me. Most of this is because we have always had a paper trail that was actually paper!

Cons

Small areas on creating the lease where it is an adobe program within a Buildium program. That would be easier though for someone used to adobe!

Pay of ease for owner and tenants. Ease of putting in repair requests and accessing documents. Just overall a great software to have.

Pros

I like that there is a ease of access. It has very good security with having you send a code to your phone. When we made suggestions they listen and implement within a quick few weeks/months. They always have the best customer service when we've called as well.

Cons

Only thing we'd recommend would be that when creating a task if we can take off the feature where it automatically sends it to the tenants. We sometimes have people upset that they get that email and then nothing after.

The main benefit, of course, is the organization that helps regulate the flow of property management. It's like going to ONE store and finding everything you need (groceries, home depot, pharmacy, dry cleaning, banking and much more).

Pros

Buildeum was 100% on board with helping me get back on my feet. I would say I spent approx. 40 hours in the last 2.5 weeks on Buildeum and your team was with me each step of the way. THANK YOU FOR YOUR SUPPORT!

Cons

Sometimes I feel that Buildeum is too difficult to navigate for someone new that is just starting up. It's almost "too sophisticated" and an ordinary user like myself gets lost easily.

Pros

The most careless customer care service I've ever encountered. My crooked business partner demoted me online as an admin. The Buildium customer care team and the legal department after promising me to restore my account once I send corporate docs now tell me I need a court order. What a shame. Worst accounting features ever. When you need they'll be there for you. Im switching to AppFolio. Shameful crooked company

Terrible accounting module, not flexible. Terrible customer care reps.

Great!! I have really liked using this product overall.

Pros

The software is very easy to use and user friendly. It is a great way to organize a lot of information, especially when working with three different HOA's on one platform. This has made my job as a HOA property management assistant much easier! Also, the online payments are fantastic!!!

Cons

The accounting set up is lacking. All HOA's are required to have reserve accounting, and the accounting side does not offer this. It would be great to have this set up so we do not have to make a work around for this. We would also like to see a calendar feature. This would make planning board meetings, projects, etc a lot easier and make it easier to track.

As a property manager Buildium is excellent to keep all financial information about owners and tenants in good order

Cons

This software is not adapted to Canada. We need to keep the Goods and Services taxes separate which is cumbersome and error-prone. Also it does not link with QuickBooks Pro. Since we are a Canadian company we need to keep our books in QuickBooks Pro for two reasons: Buildium does not integrate with our tax system and, because of it, accountants in Canada do not know Buildium.

It is relatively easy to use once all the systems are set up. Reports are well-done and very useful. Integration of users, owners, tenants, etc is well-done.

Cons

customer service is severly lacking. They have extremely long wait times and even longer response times. users would appreciate dedicated reps, which don't seem to exist, despite what I was told when I first acquired the software. problems are exacerbated by multiple CSAs, inexperienced help and inexperienced users, and reliance on third-party vendors for services which makes communication tedious at best.

very easy to use simple layout residents love the online payment options it just makes sense.

Cons

some automation is needed. no generation of 14 day pay or vacate renewal offer generation has no options for month to month fees would like to keep track of occupants of each apartment reports change sometimes need more reports available
