### "User friendly"

Overall the system is very user friendly. You can find bills quickly.

Pros

The search engine. The ease of being able to find most anything quickly in the system.

Cons

How tasks come in from tenants. There is not a button to make them transfer to a work order. Also if we put a work order in the tenants can not see it.

All in all it does have a lot of functionality and as we grow it can do what is needed. It just takes some time to learn it and remember it as we are still a small property management company.

Pros

There is a lot of functionality, but tutorials are often required to figure it out. Other less complicated software seems to be easier to just pick the right clicks and have new or additional functions added. However support and instructions are easy to find.

Cons

Understanding how the setup for different functions are all connected and how to edit them

The app needs to be revamped. When logging it receipts I have to screenshot the picture that I take because it says that the file size is too big. There needs to be an easier way to log receipts through the app

Overall the software has created several new efficiencies which we are enjoying. Many functions are intuitive and easily understandable, but there are some that are very lacking in this regard. Onboarding felt rushed and many critical elements were left untouched, such as myriad differences in potential accounting structures that could (do) vary from co. to co. There should be way more time spent on how the system is designed from an accounting and money handling standpoint, and the best retrofit to meet individual co. needs. There was also no "system check" after setup to ensure established payment limits were adequate, credits and opening balances were setup/applied correctly, etc. Our "Customer Success Rep" has been absolutely worthless. It took 4 emails, 2 phone calls, and finally a note to support for her to reply to us regarding initial deposit limits where a majority of our tenants couldn't pay rent from the get go. No check-ins, nothing. Finally, onboarding and the different support people frequently describe(d)/direct(ed) processes differently (it may change from one to the next).

Pros

Flow, several automated functions, tenant communications

Cons

Accounting (and money flow) from property to business. What should be seamless requires 3 different reports, cross-referencing, and manual entry. This creates great potential for error within a function that is highly critical to managing any business.

### "Superb Software / Subpar Customer Support"

Positive. The software is exceptional. I just wish their customer support was on par with the software they provide.

Pros

Everything. It is extremely easy to use. Various integrations including PayNearMe is a plus.

Cons

Customer support is sometimes not available due to company meetings or events. They do give notice in advance however this is extremely inconvenient. They are also not available on the weekends OR in the evenings. When an issue does arise, they DO NOT follow up in a timely fashion.

Currently i managed properties through Buildium. Overall I am please the problems i am experience only began a couple of months ago and i am hoping that it gets resolve soon.

Pros

i love that the software is easy to use and the integration with our existing business process has always been smooth.

Cons

I do not understand as to why lately the system is becoming very slow. and when i am in the middle of getting a contract sign it is telling me that i am not an authorize user. I have to switch my search engine in order to log back in and sign the contract. I am not happy when it happens.

It's helping us handle more business due to the ease of use of the system! Isn't that the goal?? Thank you Buildium!

Pros

This is an easy review to write. The user-friendliness, the support team when you have a question about ANYTHING, the simple layout for such a complex process - it's all so great.

Cons

The only downside - although I know and appreciate that it's for our company's security - is having to do the text code verification for sign in every time. It's cumbersome.

Buildium has a great customer service. Anytime we have had issues they are quick to help. Weather it is walking step-by-step on how to do something or taking the time to find an answer for you. Even during an ownership change, it was easy to transfer information.

Pros

This software is great for managing properties. You can track rents, send notices, e-lease, and advertise with ease.

Cons

The accounting side of the software could use some work. It's not user friendly when trying to keep the books updated and all the different accounts we use. We currently use a separate software for our accounting needs.

### "Buildium User"

Overall I enjoy Buildium and wish to continue working with them! I highly recommend their portal to all colleagues and friends!!

Pros

I enjoy the easiness of the interface and the eye candy view. It’s very easy to use and to learn. I enjoy the easy flow of the interface and the access the tenants have to interact with their payment portal.

Cons

I dislike that a client can make a payment and have it reversed after 3-5 days from the original due date. I would prefer a system that automatically knows the client is insufficient instead of marking the client as current and having to reverse it days later. I understand it’s a third party feature for Buildium but it does affect the overall experience. Secondly I would suggest if the system could have a quicker view of owners account balances in the dashboard instead of having to fetch for it in multiple screens similar to the tenants past due section.

Overall it is a good property management platform. With a few tweaks and improvements, the software could truly take the market by storm.

Pros

Love how user friendly and straight forward most of the software is. Also really enjoy the access to customer service agents when needed, even after hours.

Cons

Completing transfers of funds or tenants is a very tedious process that could be streamlined. Also open API is only available for larger users and it is cost prohibitive for smaller operators to access the API which is huge deterrent

Reason for choosing Buildium

The ease of use and implementation made it very attractive. Having used Buildium previously, it made the most sense from a training and implementation perspective.

Overall this a great product and now after using it for a few months, I am starting to get the hang of navigating right to everything I need.

Pros

Allowing tenants to request maintenance requests right from the app as well as make payments is an excellent way for you to keep up on your property as well as collect rent in a timely manner without making unnecessary trips. Also the accounting on the website is fantastic. I can print out all expenses and gains and give right to my tax experts.

Cons

It was difficult getting used to this software right at the beginning. The tutorials seemed outdated for the way Buildium is set up currently. The price is also somewhat high and does cut into cash flow.

### "Best bang for your buck!"

I use buildium to manage my tenant needs from billing to tenant screening. I would like to use it as my all in one place to go and eliminate another software for bills etc such as quickbooks. Buildium isn't quite there with that however is getting there. Thanks for a great overall product and wonderful experience.

Pros

\-Properties are easy to set up -Communication to tenants are easy -Resident portal is a nice feature as well as app -Listings are made super easy -Fluidic page navigation

Cons

\- Cannot Bill/Invoice Scan from App (Receipts) - Cannot Set Custom Date Range in all areas (Bills) - Cannot assign Mileage for a receipt or Bill - Cannot Pay Rent/Direct Deposit to NON Business Bank accounts (Many of us don't have Business accounts to ACH straight from APP to Bank. Very Frustrating.) - Reports could be worked on. Please provide Custom Date Ranges to allow to pull data when needed not just set frequencies.

I have worked with both Propertyware and Appfolio and found that Buildium was a much better solution for the money. It has been easy to use from the start, has solid and reliable reporting options, has the mobile functionality that residents want, and does everything we need to confidently manage our business financials. The customer service is outstanding and timely - much better than I received with other systems - and Buildium even follows up to ensure the solution you need. So glad we chose Buildium!

Pros

This program is easy to use and the customer service is timely and especially helpful. There are so many features and reports that streamline the work, saving time and money.

Cons

Just a few of the training videos didn't go as far in depth of use as I would have liked - however they customer service makes up for this in being able to help anytime I need. Would like the option to text multiple residents at once.

It's a good program. Wish that everything for a tenant was in the tenant file and could get to things a little easier.

Pros

I can look up a property and the tenant and see what is on their page.

Cons

I don't like having change pages to set up a tenant ledger. Or to go to different pages to cancel or start a listing. I don't is it enough yet for it to be natural to know where everything is.

Overall Buildium has been a great addition to my business. Customer support has been too notch as well. Anytime I have an issue, they resolve it for me.

Pros

Everything is in one place. You can do everything you need as a Property Manager including receiving and sending payments.

Cons

I feel like some things can be condensed. There are a lot of different buttons and tabs. This does get frustrating at times. I feel like there could be a way to combine some of them.

One of the highest recommended. I am a small business and I could start small with Buildium.

### "Buildium Helps Manage our Rental Business"

Buildium is good overall. We have increases our income as we can easily capture late fees. We also like that our tenants can pay their rent online for a reasonable fee (same price as a postage stamp). Our only complaint is the price as it is painful for a small landlord.

Pros

I like that it automatically calculates and add late fees to the renter's ledger. This allows me to say that I am not adding them but that the system is based on the rules of the lease.

Cons

The price is too high for smaller landlords as the minimum price covers a landlord up to 40 units. It a person has 10, they are paying for 30 units they do not use. I do not know why they do not allow for fewer units and then allow a set number of customer service hours or inquiries before there is an additional charge. Customer service is the only variable expense I can think of that would make them want to have a minimum of 40 units.

Ease of use, once you figure out where things are.

Cons

Some applications, ie communications is extremely slow. Do not like when I start a search on communication that I have to go back to the beginning and redo the search filters every time during the same search. Oh, did I mention it's very slow? I also do not like how the budget template is set up, I liked the old way, it was simpler and I don't have to be reminded that I'm changing the amount in a g/l line when I'm entering the next year's budget. IT'S A WASTE OF TIME!

This product is great for property managers just starting out who aren't ready for a larger/more complex software.

Pros

Buildium has a very user-friendly interface! Almost without any training, people can hop on this site and figure out the basics on their own. Buildium also has a nice Q&A section on their website and a pretty helpful series of training videos. They are always striving to improve their product and provide great customer service.

Cons

The accounting side of Buildium is not as sophisticated as other software I have used. In particular, the way that financials link to reports is quite limited. I can pull generic reports easily, but there is not much flexibility when it comes to customizing reports.

WE LOVE BUILDIUM. WE STARTED WITH IT IN 2012 AND WENT TO ANOTHER SYSTEM THAT WE THOUGHT WAS "MORE" BUT FOUND OUT THAT ALL OF THE EXTRAS JUST CONFUSED MY STAFF AND OWNERS. WE CAME BACK TO BUILDIUM AND WE WON'T BE LEAVING AGAIN

BUILDIUM IS A SIMPLISTIC SYSTEM THAT DOES NOT HAVE A BUNCH OF EXTRA FEATURES THAT YOU DON'T NEED
