I have had an excellent experience working with . The help desk has always been prompt and easy to access.

Pros

Ease of use and customers service. I also enjoy the dashboard features and tenant notifications. Customer service help line is great.

Cons

Banking and accounting a little complex and set up was a time consuming. The mobile app could be better and the application process is sometimes cumbersome.

Very good. Disappointed that I didn't know the contract renews every March and it is a lot of money. If I was told this, I don't remember.

Pros

Customer Support is fantastic. I all ways get help when needed. Easy to contact.

Cons

Not being able to text the vendors so that they can communicate with us. This would make our jobs easier. Seems the program is slow. And, the emails kept longer than 3 months.

We like to see that customer care has been a great resource for you, Novella! And good news! Texting vendors is indeed something you can start doing today! Learn more about it by going to your Help & Support menu and selecting Buildium Help Hub, then clicking on the Knowledgebase link. From there, search for "Texting with Buildium." Buildium is contract free, but subscriptions do renew automatically. You can review your subscription details by going to the Account and Billing page in your Settings menu. Hope this helps!

I'm happy with the product, especially the affordability. I like that it's based on the size business you are using it for. Its affordable for a small mom & pop operation like ours.

Pros

The value for my money is outstanding, their customer support is impeccable. I have no concerns or complaints at all, I can't say that about many products or services these days.

Cons

It has more features than I really know what to do with, but that seems like a pretty good "con" to have if you have to chose one.

Pros

It is really good to keep tract of everything. It helps me make sure I have forms updated. The customer service is accessible and helpful.

Cons

There is a lot to learn and I feel like I need more training. There are a lot of features I have not used yet, and hope to know how to use them.

Brief. We had to move on due to delays in linking our business bank account to the portal for payment receipt.

Pros

software fairly easy to use and seems like it would do the job fine. I was able to enter property and client details without guidance.

Cons

Their "free demo" expires after one week and I do not recall them mentioning that at the outset. Also was a big pain o try and integrate bank accounts; after going through the normal process they added a request for a "selfie while holding photo ID"

Wonderful! It made my job as property manager smooth, and helped me keep up on things since I can use the app when I’m not at the office. Very nice and clean dashboard, helpful layout and easy to learn.

Pros

I love that I can communicate with our residents all through and the Buildium app. The previous company where I managed did not use a platform like Buildium, and all of the tenants contacted me at my personal phone number, which was so frustrating for me. I love how organized I can keep tasks and communication with our maintenance workers.

Cons

1\. I wish we could make notes on each unit, separate from the tenant’s account/filled unit. Maybe there is a way, but I haven’t discovered it yet. 2. One more thing. It only lets me send an opt-in message request a few times. I would like to be able to send it as many times as needed. We have older residents to are too quick to reply “STOP” before I have to chance to see them in person and explain what it is for. 3. One LAST thing. Would like to be able to send text message to more than 10 residents at once.

You can have Unit-level notes by going to Rentals > Properties > click on the property > click the Units tab. Then you can click on the unit in question, and there will be a Notes section where you can add a new note. For other questions, please feel free to reach out to customer care or search the support library, which you can do from the Help and Support menu in your account.

### "Buildium - Somewhat Lacking"

I initially liked the software but the backend communication is clunky and tenants have felt the same way. The flow of information with tenants, tasks and rent rolls need to be more integrated.

Pros

The dashboard provides clear and concise information regarding tasks, rent rolls and leases. Ability to assign tasks, set up form documents, and populate system is straightforward.,

Cons

Replies to emails sent are sent to personal emails so tracking of tasks and documentation is harder to do. Merge documents have no preview function to double check correct information being sent. connection between financials with rent roll is not clear and concise, particularly if payments are being made with different means other than EFT

I dislike that sometimes there are little glitches like Im seeking a tenant and it will produce results that include tenants from a different property.

Pros

It's a "one-stop shop"for property management. We can record rents, make announcements, handle maintenance requests, and do our accounting all in one software.

Cons

The phone app isn't as user friendly as on the computer. It would be more helpful to have that work well when you're in the field.

Pros

The ease of the process of updating projects. The billing process. And ability to upload pictures. So that the client can view the whole priced DMV

Cons

The limited amount of pictures allowed to upload at a time. It would be better if pictures were unlimited.

Pretty good. I mean there are a lot of things that are kind of redundant. Such as entering month to month charges and having to put in the date twice.

Pros

For the most part, is pretty easy to navigate. We can also chose to have applicants not get charged immediately for their app fee until we are ready to process the next app fee.

Cons

The drop down box should be open upwards if your not far enough down on the page, so you don't have to move your arrow over to make the page go down and then again go back to the drop down box to pick your selection. It;s time consuming and abnoxious.

It's essential for our property management company. There's a lot of features and built in reports that are super helpful.

Cons

I wish there was more customizability. It seems like something they are exploring with custom fields feature, but there's so much data around properties, this should be a standard.

All in one tool for communication and accounting, that adds efficiency to HOA operations. The support team for set-up and kick start was very helpful. They also provided training videos.

Pros

is a user-friendly. It adds value to HOA mangt of Communication with residents as well as its Accounting & Reporting capabilities are superb

Inability for homeowners to pay fees directly on the platform due to region location not being supported.

It has been good. Set up was a breeze and I was able to add all my units in a couple hours. I think they should work on better documentation for accounting and security deposit processes.

Pros

Easy to use. Tenant feedback has been positive. I like the ease of rent, insurance, and renewals. For the money, this has been a good experience.

Cons

I find security deposit handling, prepaid rent, and rent changes clunky. Accounting functions are overly complex.

Pros

Overall good, it's easy to use typically no issues with the system.

Cons

Applying a pre-payment is very confusing the only person in our organization that can do it successfully is my boss. The changes happening in the ledger, please don't let those go into effect, the new version is much more cumbersome to read. Recording a Bill now also requires me to click the arrow to move the upload and view your attachment here, it's in the way.

Over all it is a very useful tool. Works well for our office. Could use a little work in the area of vendors.

Pros

We really like that you can create maintenance work orders for our vendors, accept payments to a portal, esign documents, send leases and other forms electronically

Cons

Vendors are unable to respond to work orders, When a new lease is signed it automatically changes the rent date to the date it was signed, even for our current residents,

Overall is a good product that takes some time to learn and feel comfortable with using. The customer service support is the make or break for me. If it wasn’t for the fast, efficient, reliable, resourceful customer service agent, we may have had to switch platforms early on.

Pros

Customer support is quick to access and efficient, simple interface and large selection of reports to access.

Cons

Hold times for support can sometimes be long, some agents - like 10-15% - seem less knowledgeable or possibly even still in training. Encountering this can sometimes be frustrating when I need quick efficient support. 7-10 business day set up for epay is too long.

I haven't had any real hiccups, because they have such great tools to assist. The support line is always available.

Cons

Not being able to make corrections on reconciliations without undoing all. Also the tenant portion needs to be able to have all info. It would also be nice to add a pop up on the tenants account

Overall, my experience with has been great. Like mentioned previously, there are a handful of features that could allow for a bit more efficiency but Buildium is far beyond its competitors the way it is already. It is extremely easy to navigate and also provides a ton of resources for DIY problem-solving which is much appreciated!

Pros

What I like most about is the user-friendly navigation. I have operated out of many platforms (Yardi, Entrada, DoorLoop, OneSite, Appfolio, RentManager, Guesty etc.) and Buildium is by far the easiest to feel your way through no matter the experience level. I have trained the most seasoned teams to the greenest teams and the way this software is laid out is so practical compared to a lot of other options on the market. Also, we experience way fewer inquiries from tenants and owners than we have in the past in terms of navigating their portals. Maintenance requests, general support needed, owner contributions, report interpretation etc. has been a breeze for our tenants and clients.

Cons

There aren't any features/lack thereof that I don't necessarily like about , but definitely think the existing Buildium could offer some features that would make day-today operations a bit more efficient: - Giving tenants the ability to submit their notice to vacate via Resident Center - Automatically reversing management fees collected on payments that have been reversed - Create a space on owner/tenant/property pages to interact with/tag other team members so correspondence can be internal/recorded - Allow for import/export of workorders/tasks - Allow scheduling of reports to be emailed (monthly/quarterly generated Owner Statements) - Show At-Will leases within lease renewals - Add a pop-up feature when paying bills by check (like the Trust Account warning) if a vendor has e-pay info - Add a report that shows bank balance breakdown without management company income included

Great! I love the flow of information through different phases of . Having an app for the Phone was a plus.

Pros

User Friendly, timely notifications, complete solution for Property management. Good customization options.

Cons

Not sure. This system has everything that our old system lacked. So I am not sure about any cons of . 1 thing that can be inproved is that the phone app can have more accessibility options for data access.
