Pros

What I like most about is how resourceful it is and organized. We can sign leases through the portal, email and have paper trail, Communicate with tenants directly and receive task through the portal.

Cons

I think what i've disliked about so far is the way they changed the bill process for us managers to pay the vendors.

### "Poor Communication"

I was told I would have a 6 week training with the on boarding. Which I have a couple of calls with really no results but homework, so basically you train yourself on the website but you paid a pretty nice price for this. I will not recommend this company to anyone. I give it a ONE

Pros

Academy - this the only thing I like about this company. I am thinking this is maybe not the company for our business and it is definitely not worth the money.

Cons

The on boarding so called training. If you pay a company for training I expect training not a quick phone call and then an email with all this homework. Bad description of a onboarding tanning pitch.

Pros

The ability to track work orders, by all of the parties (tenant, staff and owners).

Cons

The features of the online application and how it converts to the tenant portal when the applicant is approved, especially for multiple applicants.

I use it for managing tenants and tasks in building with usually no issues. Hope the issues I have spoken about will ger adressed.

Pros

Its very easy to use and very user friendly. It wss very easy to learn even being a first time building manager.

Cons

Sometimes there us connection issues connecting to the site. Also sometimes payments take long to process.

Lease management. Reports, and work orders, and etc. I also like posting payments for the tenants, value of money and customer support

I really enjoy looking at all experiences of and would suggest all property management companies use it.

Overall it has been good. I am getting the hang of the system and believe I will be able to scale my business quickly once I'm ready.

Pros

I just started using and so far it has been good. Our onboarding calls were great and the team got us set up to use the system in no time.

Cons

I feel like I went into month two behind the curve. My onboarding was complete but there were a few items that I still don't know how to properly do in the system. While there is a lot of support information, my searches don't always find articles I need to support my business. One more support call would be solid.

### "Great automation"

Good for large property management companies. I am happy once the setup is complete. Initial setup assistance for small organizations like us would definitely make this product valuable for everyone.

Pros

I like the automation of rent payment collection from tenants and paying the owners via ACH. Accounting is great. Nice reports for tracking and viewing the bigger picture.

Cons

No phone customer support for the plan I have. I don’t need premium plan as I don’t have many properties to manage.

The customer support is very helpful! The site is also very user friendly for both management and tenants.

Cons

I wish there was a way to see all recurring charges for all tenants who have them. This would be much more efficient when searching for recurring charges.

It has been easy to use and learn, it is very complete. I enjoy being able to find all the information needed, from lease agreements to notes about the residents and the ability to communicate with residents as well.

Pros

It is very practical, easy to use. I like all the functions. I totally reccomend it. It is very complete.

Cons

I don't like it that there is a delay that seems to long to post replies. I understand this gives time to make corrections but sometimes if you leave the page, it does not post the reply.

Once you get to know it becomes very easy . I find itis easy to keep track of the owners statements and keep it up to date .

Pros

I love the way it keeps you updated with the reporting and accounting . I like the way you can add invoices and not worry about them not getting paid .

Cons

There is no instruction manual to read to find all the options that offers .Beside this I can not see any thing else I dislike . I believe you get great value for your money.

It's perfect for having all information in one place and it's easy to use. I like that you are able to enter bills, keep track of tasks, and communicate with tenants through the portal.

Cons

I don't like that I get signed out of the platform whenever I'm away from my computer (not a huge deal though)

Highly recommend, user friendly, helps keep track of many different tasks that make my job easier, for example: tracking lease expiries

Pros

I greatly appreciate how keeps track of everything from finances to tasks/maintenance requests for tenants. I appreciate the scheduled email setting which gives me ease of mind to have a future task out of my hands. It is also incredibly convenient to have prospects and applicants come through Buildium.

Cons

Trying to figure out e-sign with our leases but I appreciate this feature and will appreciate it more when I have figured it out better.

Great! I like anything that makes my life easier. Book keeping is fairly easy with and the financial reports are easy to manage also.

Pros

The accounting features are great. Owners can easily pay their bills online. Makes property management easier.

Cons

The login/sign up was a little tricky. However, once I got in it was okay. The management office was helpful.

It has a lot of good features the Report Feature, Tenant Turner and Upkeep and have a helpful support team

Cons

We run into glitches occasonally - were information does not process and we have to redo it

My experience has been great. Anytime I have a technical issue I can also get someone on the phone or when submitting a support ticket my issue gets resolved fairly quick.

Pros

The platform is very intuitive and robust. It has all of the features one would need to manage a growing portfolio.

Cons

I would love to see more automation features but for what they have it's perfect for me.

### "Canceled and they are charging me for 260 unused software days."

Good until I left the platform. They would not settle my account for the used time on the plaform and charged me an extra 260 days. Very bad business.

Pros

Good software for large scale property management, but poor customer decisions regarding cancellation on their platform.

Cons

Bad taste on leaving the platform after I sold my properties. - I pay annually an they decided they would not refund me for unused software days on autopay - 260 days - so they ate $600.00 of my money. Other software platforms do not charge you for unused days when you cancel. Bad exit.

I have been using it for over 10 years with two different companies. I tried switching to another one, but it just didn't make the cut.

Pros

\- Simplified documentation process - Adding new tenants - Issuing notices - Access to tenant and owner portal

Cons

Not very Canadian friendly. It should integrate LTB notices and print receipts for large rental payments involving multiple people.

As a Property Manager, it is really very important to have a user friendly yet very efficient program to work with and has made it possible. The prices are not extremely different than others but I am loving it and would like to stick with it.

Nothing as such. I have used other programs but found this software more user friendly and easy to navigate.

Very user friendly system and easy to navigate around. I like the audit report very much as I constantly have to oversee staff performance.

Cons

No option to use a default bank account for vendor payments vs. rent collection certain reporting unavailable such as monthly breakdown of occupancy reports/collection reports

Pros

How easy and systematic it makes managing properties. I have been managing properties for years and they have a lot of features that make it a lot easier.

Cons

Support is not 24/7. I need support and help frequently to manage some of the features and the hours, while extensive, are not 24 hours

It’s started out fine but slowly have declined.

Pros

Posting rent payments to the ledger as well as the applications.

Cons

If you are on the essential plan, you can not call them to ask questions but they can only email you back . I called to ask a question because no one responded to my email and the customer service said she could not talk to me because I was on the essential plan but she would email me. Also, they increase prices quite often. We are going to look for other programs to help with our properties.
