I Have yet to encounter any Cons with Buildium, so therefor I can't elaborate on this question for now.

I've been using Buildium for 2+ years and love it. It's much more streamlined than other property management software I've used in the past. Any time I have an issue or a question I'm either a couple clicks away from a helpful video or article OR I know I can speak with a real person in just a few minutes. We also love the portals for clients and tenants!

Pros

It provides everything you need in property management software, while being easy to use. The Buildium Academy and Help Center are unmatched!

Cons

I do wish there was more ability to customize reports. It would ideal to be able to create one from scratch, rather than modify an existing, as the option to modify are not what I need

Pros

We enjoyed working with Buildium but needed to change for different options. They offered most of what we needed.

### "Grear Company - Needs to Listen More to Customers "

Overall experience has been great. While I understand profitability and making money the company needs to talk to its customers more and get feedback. For example the ACH thing could have been better received of they would have understood how associations and budget planning works. Increasing in the middle of the year didn't allow any time for any of us to possibly raise our per door fee to unit owners. Charging them per owner is not the right answer.

Pros

Loved that it has free ACH for my associations which has helps us grow. Overall reporting is very good. Sales support (\[sensitive content hidden\]) is very in tune with thing and very responsive.

Cons

The over all way the communication was on the ACH charge wasn't what I would have like to see from a large company. Needs to work on the app more to make it more friendly.

Overall I am happy. A lot of features I do not know how to use, however that is my fault. I would be very interested to know if they offer live trainings.

Pros

It is a fairly easy way to manage and list rental properties. I like that it pushes rental listings, easy communication, and ease in collecting rent/fees.

Cons

Since being sold the prices went up a lot and I can no longer make a call for help. I need to upgrade for $1000 additional a year. When I open a trouble ticket it takes a while and I find that I sometimes get AI generated answers that are not helpful. Also, they are making money on my tenants purchasing insurance through their site and I do not get a portion of this.

Easy to use. Communication with tenants is good. Integration with Property Meld. Visually appealing dashboard etc.

Cons

Accounting weaknesses and customer support in the area. Our head of accounting has been trying to get help with an issue for months, and no response or help.

Very good. Your customer service team is very knowledgeable, and they always call back when I leave a call back number.

Pros

Lease Management, Accounting, Reports, Reliability. I like that the property management data base is fully integrated with a double entry accounting system.

Cons

I would like to have the ability to make journal entries specifically for accrual basis accounting and specific entries for cash basis accounting. In particular, for management reports I would like to easily spread the annual payments for real estate taxes and insurance as a monthly expense on an accrual basis report.

Very Good Experience. Everything is very easy to find and use. Reports are great for sending to rental owners.

Pros

Very easy to use, easy to navigate and find everything you need. Beginner friendly, payments easily recorded and eft payments easily sent.

Cons

Wait time for technical or customer service. Maintenance part of Buildium is not very user friendly and hard to mix with tenants, owners and bill out correctly. Owner log in is very hard to find for our owners. Making their own tab or making wording a lot larger would benefit all.

My overall experience with Buildium has been so good. We went from no software to this and it has been such an easy transition for not only us at the office but our tenants have had a smooth transition as well!

Pros

How there was an onboarding specialist helping us learn the software every step through the set up process. She answered all of our questions and was so nice.

Cons

My only complaint is that we use Buildium for a commercial portfolio, one of our strip malls has separate fire (street) numbers for each unit. This means in Buildium each unit is its own property instead of being under one property. It isn't a huge deal but just a bit frustrating.

From a client perspective this is ahead of the Yardi accounting system we prevously used, and having the front end viewing ability for board members and owner notifications of fee payments is excellent for a communication tool

Transparency, and ease of use of software from a condominium managers perspective. Downloadable PDFs, and shared viewing is great.

Cons

response time from customer support could improve. The bundles that are overa and above should be available on the dashboard to view, cost, and initiate.

With Buildium, we reduced our rental collection time, saved time on contract signing, and improved task management, resulting in significant team productivity gains.

Pros

In my opinion report and accounting and ease of use are the best options. This reduced my time and increase my production.

Cons

I think the journal could have the ability to include more than one property; sometimes I need to create several journals for a simple entry that could be done directly between the properties.

Pros

User friendly, and if you find an area where you need help there is plenty of help online or the customer support line has been great.

Cons

Just learning a new program, but it has been made easier with the customer support. The Help Center Tab and Buildium Academy tabs are a good resource when a concern or question comes up.

Good product and much better than Tops. Support needs improvement. Finding solutions to issues is much harder than it should be. AI can likely help.

Pros

Integrated accounting and building management. ACH billing is good but needs some enhancement

Cons

The requirement of entering 64 individual annual assessment amounts. With 3 unit types it would make sense to have a table that drives unit / owner maintenance, special assessments, etc. We have asked about this for years with no improvement or acknowledgement. This is a basic feature of any database driven product.

Mostly good! There has been a slight learning curve coming from AppFolio, but I love Buildium 100% more than I ever loved AppFolio. With AppFolio, I was constantly wanting features to be added, or things to be made simpler. With Buildium, it's basically doing everything I wanted AppFolio to do.

Pros

Simplicity, ease of use. I appreciate that everything important is on the home page and that I don't have to go through various menus to get crucial information. I appreciate how easy it is to add new vendors and homeowners. I like that application fees are not charged until I charge them.

Cons

Mobile support is lacking, and many features available on desktop simply cannot be done on mobile. If they can be done, it certainly isn't easy to figure out how to do them. Additionally, I do not like how adding properties/documents works. For instance, when adding a single house, there is the "property" as well as the "unit," and the photos and documents upload to the two separately. I think this would make sense for apartment buildings, but it does not make sense for houses, where there is a single property AND unit.

It is not the best for reporting in my opinion. There should be more areas for better reports with better details.

Pros

The application links are easy for prospects to fill out.

Cons

The time for the processing fee to process for applications. We are looking 3 to 4 days at times. You cannot merge people together that are moving in. Not so user friendly at times and a lot of steps to navigate though.

For instance, if a payment is submitted late on Friday, it won't start processing until Monday because banks don't process on weekends. It's better than it was 8 years ago. Now it's possible to do more tasks simply, but still cumbersome at times.

Pros

The ability to move applicants into tenancy directly from the application feature. The ability to compose emails to an entire group or individually.

Cons

Many roadblocks to achieve a simple task. You cannot delete a draft email once you have started to compose one.

If you do not see the option to delete, the user role that has been assigned to you by your account administrator may not have delete access.

The service has been great! I am happy to stay with Buildium but hope that some improvements may be coming.

Pros

I like that it is relatively user friendly, easy to look at and understand, and the customer service has alwasy been professional and helpful. I love having so may integrations with outside vendors.

Cons

I find the reports less easy to understand than other platforms I have used. My clients tend to have lots of questions. I also am no at all satisfied with the online Help & Support offerings. I was previously with Propertyware, and it was very easy to type in what you wanted to do, and the system would give you step-by-step instructions. While that exists here, it is limited to seemingly only to most basic of processes. This could be much more robust, which would save time calling the help line. I am disappointed that There were integrations that were not an option because there is an exclusive account already in place with another vendor, while this does not seem to be an across the board policy on your part.

Overall, my experience with Buildium has been very good. I've been using it daily since early 2020 and would not be able to keep my tasks as well organized without it. There are a few issues, which I mentioned before, but overall - using Buildium is a pleasure...

Pros

I believe it is a very well put together system for both the owners/managers as well as those of us being issued the tasks. The site is user friendly and the app provides us with the ability to work with the system while on the road...

Cons

Until not so long ago, I didn't like the fact that if I assigned another person as a collaborator on one of my tasks, that person could only visualize the information there, but could not make updates. I haven't assigned anyone as collaborator recently, so I'm unsure if this issue still exists. What I'm really not happy about at the moment though is that recently, some changes were made regarding security, which I understand is important. However, since these new security features were implemented, when I use the mobile app, I have been repeatedly signed out of the system while I'm writing an update. When that happens, everything I've written disappears, which has been extremely frustrating. Please address this issue as soon as possible, as in the meantime I've decided to only make task updates from my home computer until this problem is resolved...

A very basic bug was not able ti be fixed. The name of my banking account was wrong. I tried to have the name of the checking account in the banking tab changed and it could not be done. I was not asking for any account numbers to be changed just the name of the checking account. Also dislike the fees charged for ETF transactions

Good - difficult in the beginning to reconcile bank accounts. I think when you start a new bank reconciliation it should show up as the next date to be reconciled instead of a current date.

Pros

Tenant Management and ease of use. Payment processing and automatic deposits are also easily reconciled. Report and accounting. The monthly fees are acceptable and is a good value for our money paid. The User interface I have not yet really dealt with. I like some of the bill pay features and warnings of needing id numbers, etc. I am able to use the help features to resolve problems.

Cons

There needs to be some type of register that drafts can be entered and make it easier. We have a lot of drafts and either have to be entered as a journal entry or a check with no number.

Nothing. The offerings of buildium are great for property management. the task of entering the data into excel was tedious but served it's purpose n the end.

Good experience overall, especially for accounting, but the lack of automated legal notices is a notable gap for property management.

Pros

The accounting features of Buildium are intuitive and user-friendly. Account reconciliation is as easy as it gets, and the support team is responsive and helpful. I also appreciate the built-in leasing functionality that allows applicants to submit forms via a link - very convenient.

Cons

Buildium doesn’t generate key legal notices like N1 (rent increase) or N4 (non-payment) the way Yardi does. These have to be created and calculated manually, which is time-consuming and increases the risk of error when managing multiple properties.
