Pros Tenants can make payments and send messages online. Owners can go online and check their statements. Can do Credit and Background checks in one step. Creates tasks to keep on top of everything. Leases can be created and sent thru the system for signing. Applications and fees can be done online. Sends 1099's thru system. Cons The double entry bookkeeping can get very confusing. Pros Ease of getting to different screens and ability to undo mistakes is a positive with this software. Also, it can be your sole software from everything to screening applicants to drafting form letters and moving out tenants. It works with my website for applicants and tenants to apply and login to their account, so I like that. Does not download bank statements. They say you will not need quick books however you do as it will not invoice 3rd parties.They offer you a commission if you recommend somebody, you try getting it they don't make it easy!! Pros Dashboard is nice to have to see quick facts and figures presented graphically. I am a huge fan of the integrated e-leases and lease renewals! Cons There is too many click throughs to gain access to most parts of the software. An example is looking up individual units within a single property address. It's an affordable, intuitive platform that makes life so much easier for landlords and property managers alike. I've used a few different software platforms in my time, and Buildium is by far the best one I've come across. The customer service is also excellent-- anytime I've had a question or needed help, they've been more than happy to assist. If you're on the fence about whether or not to buy Buildium, just do it! The ability to effectively handle tenant issues as well as tracking maintenance issues was a key feature that the product offered. Through the reporting feature, this provided us an in-depth view of the properties that needed to have more up front work in order to prevent issues in the future on a cost basis analysis. We had been keeping track of things with a variety of accounting programs and spreadsheets. As we grew mailings became a nightmare: imagine labeling and stuffing 1,400 envelopes 8 to 10 times a year. Although we didn't buy the software we do use online. We did some research, talked to some current Buildium customers and decided to try it. With the help of the Buildium staff the implementation went quickly and easily. It is fairly easy to use and getting even easier. If you have a question or a problem their support team is great and getting better. One of the things I look for in a company that I deal with is "continuous improvement" and I can say that Buildium has one of the best "continuous improvement" programs that I've ever dealt with.
