He has been incredibly helpful, down-to-earth, and a pleasure to work with. He answered all of our questions patiently and thoroughly. Pros Ease of use for tenant portal and clarity in billing Cons The owner statements are not as detailed as far as repairs. We would like our owners to be able to see all of their individual expenses. Very intuitive. support is also world class. Cons The accounting/reporting of Management income could use some work. The Property and owner reporting for Income and cash flow is spot on. August 3, 2017 5.0 Pros User friendly. Customer service are very helpful and friendly. The end-of-the-year tax invoices and receipts are easy to upload for tax purposes. The software is easy for my accountant to view my most recent rent roll receipts Cons Sometime long wait time to talk with a customer service rep. What I did use was productive. Pros Provides extensive financial and criminal background checks. Excellent turn-around on requests for assistance. Employees are very good at solving issues users have. Ease of receiving monthly payments of rent is above average. Plenty of property management tools from maintenance to tax needs and much more. Cons Cumbersome, overwhelming at times. Just so much there, so many options. Sometimes seems to be a mental overload trying to find and work with what you need. Cost has outpaced it's value for the small property owner though. Reason for choosing Buildium It wasn't a "choose over"...it was recommended by another property owner. Review Source JS Jim S. On boarding has been ok, I think my on boarding person may need a bit more training. Pros Fairly integrated. The bank linking feature is nice. The software itself has a lot to offer. Love the inspection app and the ability for tenants to pay online. Cons The work flow from accepting payments to collecting fees and doing owner draws is not smooth. It makes managing the books and payments along with reports easy to see and access, along with giving vital information as to tenants who need more attention then others. The people I’ve dealt with are great except for 1 guy. There’s always 1 or more within wan organization of any size. The others though are second to none. Pros I like resident center eft payment automatic application to tenants account the most. New Listings are pretty easy to syndicate once they’re set up. Cons I have a difficult time with end of lease and move outs. It’s difficult for me to find where to list the move out notices. Placement of this could be improved easily I think. Reason for choosing Buildium It appeared to be pretty straightforward, clean design. Over all it was easy to use. Also it’s a complete package including it’s own accounting software built in. I am a huge fan of this software and I have used if for almost 2 years now. The software is user-friendly and the team is constantly working on improvements. I had a webinar recently on the new Buildium that will be out soon and it looks like they took the user suggestions and put them to good use. The software provides online access to me, the owner and the tenant, and it's great. Tenants being able to pay rent online is a great convenience, both to them and to me. Paying the owner by electronic funds and sending monthly statements is also a huge time-saver. This used to take me all day to do and now can be done in a matter of 30 minutes. Time is money and they are making my time and money go much farther than other software I have used. Keep up the good work Buildium. I love the process for 1099's. It was a bonus to have them emailed as well this year. When we have a problem we can call Buildium for help they stay with you on the phone and walk you through the whole process. You never feel like they don't care they always make sure they help you solve the problem before they hang up. Pros Easy to navigate. Offers more functions than our company needs. The awesome customer support is off the level of stars available. Cons Too many steps from recording a bill to printing the check. When the 1099's were mailed out this year we had quite a few that were torn in the mailing process and returned to us as not being able to be delivered by the postal system as the address part was missing. Upon examining the 1099 I realized that there is a line that is perforated which evidently got caught in the postal machines making it very easy to tear. Pros There are so many features. You can do everything you need in one software from the start of the application process to managing maintenance items. Screenings, rent roll, renter communications, property info. These are only a few of the features that this software offers and we are learning about new features daily. Cons There are so many features! It is a bit intimidating with all of the options that the software has and it can be hard to find the feature that you need in that moment if you are not extremely familiar on the steps to get to it. We used to spend days matching electronic payments to units. Now we can spend that time serving our clients better because it is completely automated! It is extremely user friendly and setting up a lease couldn't be easier. Cons We have had a little issue editing leases. I think a lot of it is that we are still new to the software. Took quite some time to figure out how to change the late payment settings on an individual lease that was already set up.
