### "Stop doing your own pet screening, they can do it all! "

Great! I recommend you all the time to PMs on social media who are struggling with pet screening. Never will I ever go back to doing the screening in house.

Easy of use and being able to see the whole process.

We really haven't had any issues that I can think of.

Your system shows us more of the process, the customer service was by far better and the easy of using your system. We switched from pet screening.com but that wasn't an option.

\-100 points. They are genuinely awful and I hope the company fails.

Pros

I did not like any part of the process or how the company handles their customers.

Cons

They make you verify 5+ times that you have a valid ESA letter. After this, they will send you an email telling you your letter is fake, even though it is 100% verifiable. They won’t even reach out to your therapist to verify prior to telling you the document “looks fake”. Terrible customer service and very offensive.

We’re sorry to hear you were unhappy with the process. Our team follows HUD guidelines to ensure the rights of both housing providers and residents seeking accommodations are protected. If a document appears to be purchased online, we inform the resident and allow for clarification to be provided. If we receive clarification from the resident that this was not their experience, we then contact the provider to verify the letter. We do not tell residents their documentation “looks fake,” nor do we make assumptions or accusations. We understand this process can feel sensitive, and we aim to handle each situation with care and respect.

Love them! I wish all of our properties used them. We will continue to promote their services to owners and to anyone else we believe could use the assistance with pet policy tasks.

Pros

They are very efficient and are great to work with! They save the leasing department an incredible amount of time by overseeing all the pet applications/profiles and maintain those records over the course of the resident's tenancy.

Cons

Making sure all applicable parties are included in the email correspondence per the portfolio list. With that said, this is not a deal breaker for us. We have many managers and leasing agents, we provide gentle reminders to include whomever is missing when it happens and OPP quickly resolves the matter on their end.

Implementing OPP at our sites has been a positive experience overall and hope to onboard the rest of our portfolio in the near future!

Pros

Pros: Consistent and thorough application and management process for pets and support animals. Offers support in managing animal related issues, and backed by their own legal team. Reduces lift for onsite teams. Online portal is a great reference for animals on the community including names/photos/and descriptions. Communication from OPP Team is great; timely, professional. \[sensitive content hidden\] have been super helpful, and supportive through the process of onboarding new communities.

Cons

Some of our team members reported that there is too much communication, however \[sensitive content hidden\] were able to modify the cadence of follow up emails to better suit the teams needs.

Pros

Very throughal on reviewing all submitted documents for ESAs and professional on push back when needed. Great communication and keeping me in the loop as to where we aqre in the process. Response time is quick!

### "Save your Rentals! Weed out the cheats of the Emotional Support Animal system! "

This service has saved me from multiple fake emotional support animals...They are untrained, left alone all day at home (!!!), and destroy it for those who really need the service animal to be able to find housing.

Pros

I have recommended this service to several property managers and rental owners. Everyone is frustrated with the lack of accountability for fake service dog owners. We want to encourage the people who have a REAL need for a trained service animal to be able to find a good rental, and DISCOURAGE the shysters who cheat the system and ruin our rentals! Thanks to \[sensitive content hidden\] and the whole OurPetPolicy team for helping us accomplish this goal!

Cons

It does scare off some good pet owners because they refuse to jump through the hoops....usually I can catch them and work with them , but sometimes they run. I wish there were an "ourpetpolicy light" version, vs. the big guns of the regular one. I wish we could specify which one we'd like our renters to have to comply with for online training.

We are disappointed with the invasive and excessive verification process implemented by OurPetPolicy. While understanding the necessity of verifying legitimate ESAs, the approach taken by OurPetPolicy is unreasonably aggressive and lacks professional decorum. Recently, we provided a letter from my wife’s licensed mental health provider—a relationship that has been established for over two years. The letter clearly stated a prescription for two ESAs based on her specific mental health requirements. Although initial verification of this document is standard and acceptable, OurPetPolicy proceeded to request additional, redundant information. They issued another form demanding an explanation for the necessity of two ESAs and their distinct roles, despite this already being adequately addressed by a licensed professional. This repetitive inquiry into a sensitive and private health matter appears disrespectful to both the medical professional involved and the patient. It is also worth noting that there is no stipulation in HUD Guidelines or the Fair Housing Act that mandates such detailed scrutiny regarding the prescription of multiple ESAs. We find this level of interrogation both unnecessary and offensive, undermining the professional judgment of healthcare providers and the privacy of those with disabilities. OurPetPolicy’s process not only disrupts but also disrespects the therapeutic relationships and accommodations recognized under the law. OurPetPolicy then insists that these forms be completed within a mere 2 business days—a demand that is not only unrealistic but also shows a blatant disregard for the time constraints and priorities of medical professionals. This timeframe is impractical and does not align with standard medical practices, adding unnecessary stress and urgency to an already sensitive process. It is imperative that OurPetPolicy revises its verification process to align with ethical standards and respect for individuals’ privacy and medical needs.

Pros

I love how easy it is to navigate their system, the onboarding was very helpful. The team is amazing, quick replies and kind people!

Cons

No complaints come to mind about the system. I think some of our residents had a hard time filling out the application since there is a few steps to it.

### "Out Pet Policy~ Takes the Headache Out of Screening Pets! "

Pros

Our Pet Policy has taken the liability and headache out of screening pets and ESA. We love the ease of sending the animal/ESA applicants with the links to applicants. As the property manager, we can check the status of all applications and what they are missing. They include us on all communication with tenants so we know what is going on, as well they email us daily updates of pending applications. Their customer service is outstanding, emails are responded to almost immediately. Another great feature, is they give you a free trial to ensure the program will work for your company!

Cons

We have only been with OPP for a few months and so far no cons!
