I have enjoyed it, i have enjoyed seeing it evolve from MDA to MRI. It makes my job easier, with reports, invoicing, leasing etc... But please create an email reminder for lease renewals... Pros I like the efficiency and the simple use of the system. Information at your finger tips that our tenants can verify. Very transparent. each section works well with its counterpart. we use it in South Africa and Botswana, i have access to all our properties and i do not have to wait for a property manager to get back to me, i can access it myself. i see trails ... there is absolutly no cheating this system! Cons Sometimes (could this issue be my wifi network) but sometimes I will need to restart the system in order to get a report, and then after I restart (depending on the amount of times I tried to generate the report) i will have so many reports generated. I find the program reliable, efficient, and well-suited to the day-to-day demands of property management. It has streamlined key processes such as trust accounting, maintenance, communication, and rent roll management, allowing our team to operate more effectively and with greater accuracy. While there are minor areas for improvement, particularly around integrations and occasional performance slowdowns, these do not outweigh the overall benefits. Pros Property Tree by MRI Software has been an excellent platform for managing our rent roll. The cloud-based system provides strong security features, including secure user access and reliable protection of sensitive landlord and tenant information. Customer support has been consistently responsive, professional, and knowledgeable, with issues resolved promptly and helpful training resources readily available. From an operational perspective, Property Tree has streamlined our overall rent roll management by improving efficiency in trust accounting, arrears management, maintenance tracking, inspections, and communication with landlords and tenants. Overall, the software has become an essential tool in the successful management of our portfolio. Cons The area we have experienced the most issues with is the integration with Brick+ Agents. We have found that work orders are not consistently sent through to trades, occurring approximately 50% of the time, which has impacted workflow efficiency and has led us to consider discontinuing the program. In addition, MRI Property Tree can experience occasional system lag and slower performance during peak usage periods, which can affect productivity in a busy office environment. Some workflows and reporting functions are not as intuitive as expected and may require additional training for new staff. There are also limitations in customisation, particularly around reporting and dashboard configuration. Overall, while the platform is generally reliable, these issues can create inefficiencies and require workarounds to achieve desired outcomes. It handles the day-to-day side of property management really well, especially for finances, tenant management, and reporting. Once you get familiar with the system and its quirks, it becomes a very useful tool and saves a lot of manual work. Pros We really like how easy MRI Qube is to use day to day once everything is set up properly. It becomes the centre of operations for managing properties, service charges, tenants, reporting, and general admin. The flexibility with report wizard and custom fields is a big plus, and the system handles large amounts of data well without needing loads of separate spreadsheets and workarounds. Cons Some parts of the interface can feel a bit dated although they are improving, I imagine the scope of modernising a lot of systems whilst keeping up with modern requirements can be difficult. Makes the process of day to day tenant management straightforward, allows a lot of data to be pulled from the general ledger for analysis. We only do commercial properties in MRI currently (not multi-family yet). We decided to start using MRI upon forming the company knowing we were growing rapidly. We only have about 250 commercial leases so the total software cost is probably expensive on a per lease basis but it is well worth having it in place now instead of using something cheaper and then having to do a large complex implementation. My overall experience with MRI is positive and would recommend to anyone in the industry. Pros Been a user of MRI for many years. I implemented it twice at two different companies but have used it at three companies. I have used web and windows version. I like the software because it is easy to use and implement. But the greatest benefit in my mind is the customer support and customization that is available. MRI has always been very responsive to helping me address my needs whether it be an issue with the software, a mistake I made or a customization question. Cons I wish the communication center was quicker. We use the web version and sometimes the reports take several minutes to become available and sometimes the messages don't appear at all and we have to logout and get back in to reset. Reason for choosing MRI Property Management My experience with MRI was primary reason for continuing to use it over the years. I first used the software between 2008-2013. When I changed employers in 2013 and again in 2017, I was placed in charge of Accounting software at both companies. I decided to implement MRI at both companies. One company used an outdated software for the past 10 years which was being phased out by the software vendor. We converted three years of data into MRI during that implementation. The other company was a startup so I didn't need to migrate any data. During both implementations, MRI supplied a lot of support and resources and everything went very smoothly. They see if their software can adapt to our "wish list" of changes. MRI has involved the users to come up with screen design and software design to help make our jobs easier and the software better. Pros Our previous software vendor, Tenmast, was purchased by MRI. Seeing what software was being developed for the Public Housing arena was great. Many features of MRI's current real estate software is being incorporated into our existing software and new products are coming out. MRI has a great vendor partnership that allows the vendor to seamlessly integrate their software with MRI's databases. You get the best of both worlds. A vendor's software that works against your core business software. The vendor selection is fantastic. MRI has also rolled out new features for the Public Housing market that is helping us get our jobs done better and faster. We can't wait for the newest software to come out. Cons We have not been able to take full advantage of the MRI software as this is being worked on now. The release date is not until sometime in mid 2021. It is great that you can record a message if you have a temporary change. Cons 1\. The call back feature that blocks the personal number is only available in the emergency maintenance mailbox. However, sometimes the parameters get funky when layering in less concrete data like psychographic or behavioral segments and the data does not seem entirely accurate. Pros MRI is very user intuitive and allows you to layer multiple audience traits over one another to define audience size without having to export your data over and over and pivot it. There's a lot you can do and see within the software itself, which really helps save time when you want to just look at a bunch of different options without having to wait for a new export to generate. I like the click and drag functionality. Cons It could definitely have more behavioral/psychographic options. Sometimes the behavioral/psychographic traits that are provided are far too specific to apply to an entire audience and it can skew your results; others are far too vague and provide conditions that almost all audiences would fall under. More niche breakouts within HHI and demo would also be helpful. Lastly, I think adding a Save option for some of these pulls would be helpful - the save option did not work for me. I have found it to be extremely helpful, and the tech support team is absolutely amazing. Pros I think its very user friendly. I wish it were a little easier to navigate between different sections. It would be awesome if we in occupancy and were able to jump over to that tenants TARS page, instead of having to do a search in both. Cons My least favorite part is the utility allowance module. Pros It's simple to use and you can find things pretty easy. Entering applications, making rent payments, along with work orders are easy to do. Still learning what all the program has to offer. Cons Notes in tenant files should be easier to find under Occupancy. Receipts shouldn't be numbered unless posted the payment-it renumbers when you "X" out (hit a wrong button etc.). Pros I really like there Central Overview Screen. This screen shows you all of the important information you need, in a quick and easy to read with great graphics. You can make custom reports with queries, which is extremely helpful in making business decisions. I use MRi software for all of my property management needs. I really like that it is a cloud software, so no matter where i am, i can log onto their software.
