### "I Would NEVER Consider Using This Program Again"

Terrible, except for the help from customer service.

Pros

The two gentleman we spoke with in customer service were nice.

Cons

a. The software is NOT user-friendly. Data input, editing, and overall use of the system is not streamlined. There are unnecessary steps to complete tasks. b. There needs to be more reports and functions. I need other information compiled than what this software offers. I was told I would be able to do it, but was not. It's our fault. We chose the wrong system to utilize. c. There were a few inaccuracies in what we were told in the sales and training sessions that actually did not hold true. The main is that we were told that our tenants would be charged $1 to process payments. Right from the start, they were charged $3 for using EFT payments and $9.95 for debit card payments. d. We were told that the rent payments would reach our bank within 3 business days. That is ABSOLUTELY NOT TRUE. It typically took 6-10 business days. Unless you are a large company, you can't afford this to happen. e. The salesperson was relatively pushy and on the verge of being argumentative with any issues, concerns, etc. that were brought up. He was very convincing with his sales strategy. Again, our fault for choosing the wrong system. f. It isn't typically easy to reach customer service. We had to email or leave a message and wait for someone to contact us. On a couple of occasions, I did not get a response and had to request it again. I feel fairly certain that at the time we were training and setting up the system, there were only two gentlemen in customer service. g. I have my own lease and was told that I could create it in the software. That IS NOT TRUE. There is a basic standardized lease that is stated to be the one "necessary" for our state. Only basic, simple clauses are included in the lease. I couldn't use the function of having tenants electronically sign a lease because the lease that is available is worthless for us.

As the owner of BoDo Property Management, I needed a solid platform to build my business. Initially, I signed up with Buildium, but I quickly became disillusioned with their high costs, lackluster customer service, and expensive training fees ($125 per hour). The breaking point came when, after four weeks of trying to get assistance with my e-pay application, I still hadn't received confirmation that my driver's license and utility bill had been reviewed and approved. My mantra became, "This shouldn't be this hard." ### "Worst Property Management System Ever"

The most unprofessional company we have ever used. SimplifyEm charges regardless if their product is being used. All customers are locked into an annual subscription that can't be canceled until it expires. In which you must cancel before it expires to avoid an annual subscription charge that is non refundable. Ultimately SimplifyEm does not care about their customers but money is their upmost concern and importance.

Pros

Nothing. Outdated, no real customer support, and difficult to navigate simple managing.

Cons

The entire system. When needed to help support was given just email response to youtube your issue.

It's still a bit early and because I'm very busy juggling many things, I would say that I feel I have the right software solution for my overall accounting needs for managing our investment property.

Pros

It has be their customer support. I've had many questions and made some errors in setting up my first property. The staff @ Simplifyem has been excellent at providing guidance - special shout out to Alex, who's been very patient and helpful!

Cons

There've been a couple of situations where I felt there could have been easier ways to resolve or reverse some bad choices in set up.

### "Good Support. Bad Product"

We had a lot of trouble setting up the system and needed to contact support regularly. They were helpful, but it was still extra work to have to do that. I explained the difficulty I had with the rental process and told them that I didn't want to use SimplyfyEm anymore and wanted a refund. I was told that since I was past the 30 day refund period, they wouldn't give me my money back. I explained that the issue with the application didn't happen until a unit was vacant, which was past the 30 days. After my initial conversation with support, they never returned my messages or calls. I emailed the \[SENSITIVE CONTENT HIDDEN\] and again, giving them a chance to respond and make things right, but heard no response. I am overall disappointed with the product. I switched to Buildium and have been very happy with their product and system.

Pros

I appreciated the support team. They were usually very responsive.

Cons

I tried to send the application to potential tenants when I had a vacancy. Of the 41 applications I sent out, I only received 2 back. I had to go back through all who had contacted me and ask support to send them a special link. After trying to figure this out for a week, I used my old application and sent it out to around 18 people. Withing 12 hours I had 6 responses and within 48 hours, I had 12 responses. Less than a week later I had the apartment rented out. I was concerned at this point with the rest of the system if it didn't produce results for the basic function of sending and receiving an application. The product simply didn't work.

Pure crap and zero support for 24 hours at a time.

Nothing, this software is horrible. Do not buy!

Cons

This software provides a free money back guarantee. But they do not refund your money after you process your first rent roll and find out that systems doesn’t process rent and owner draws easily. Tenants hate their portal and owners hate their portals the 4 day delay with the bank and owners getting their money is horrible. I would not recommend this system to even my competition, it’s just that bad.

### "Great cloud Property Management Solution"

Because I paid for a lifetime membership at the lower tier, I can say that it suits my business needs just fine. I would recommend this to anyone looking for a great solution to their PM business.

Pros

What drew me to this software was the price to value ratio. I had been researching for some time how to get the best value for my money when using PM software for my PM business. I had been using other software in the past but they lacked the functions that this one offered. I have been using this software for more than 3 years now and have not looked back. It offers me to send owner's all kinds of reports, log expenses and income accurately and much more.

Cons

I would say that the price for the higher tiers need to come down. There are some functions that the lower tiers would need that should be included in those tiers.

As a long time Property Manager opening my own firm I was looking for an affordable Property Management software system that can grow with me, yet have all the functionality that I need now and later handle many properties as my business grows. I need user friendly for me and my owners and tenants. With good and understandable reports and statements for myself and my owners.

Very easy to use...user friendly. Does everything I need. Not alot of extraneousness.

Cons

It would be nice if the Security Deposits were not shown in the tenant balance. It needs to be a separate item when shown with the tenant info. Late fee needs to be able to be a fixed amount OR a % of the rent since leases allow for a % of rent amount.

Their support division is fairly good. They are better at answering emails than the telephone.

Pros

This program was good for multiple properties. Best for keeping expenses in a good place and running general reports. I like that the receipts for each expense can be loaded for easy access

Cons

I wish they had a phone app to add things easier in the field. Also, I wish there were a few more reporting options like one with line items below the general category.

I have made 5 phone calls and have been told there are 2 escalated repair tickets in the month that this has been happening. Tech support tells me that someone will contact me when they have a solution. 1 month and no solution. This and the massive price increase for next year has made me decide to switch software providers for 2020.

Pros

I thought the software was easy to learn and entering data was easy.

Cons

I have had a software problem for over a month. I can't move tenants in or out and can't edit leases without my browser locking up. I have to close the browser and log in again. The problem doesn't go away when I log back in. I have resorted to using an excel spreadsheet to keep track of leases and dates because the software I am paying for doesn't work.

This is the perfect app for someone who needs a place to track tenant information and leases while keeping a history of past tenants and what work orders and requests have been submitting while consolidating expenses. The tracking of all tenant communication in one place makes so easy to lookup information and avoid any miscommunication and legal issues.

Pros

As a property owner, SimplifyEm has decreased my workload and saved time. I can easily see work orders and expenses at a glance while collecting payments and see all tenant communication in one place. I like how I can set up rent reminders to invoice my tenant every month automatically. This has helped get rent on time every month. ### "Easy to use property management software"

If you aren’t tech savvy and want to save time each month, this software will help you a lot. I like it as it has made property management job easy.

Pros

Simplifyem is a simple and straightforward property management software. Everything is categorized in sections so you’ll never get confused especially if you’re not tech savvy like myself. It’s easy to set everything up and doesn’t take long. There’s a bunch of reports and I love how they’re so easy to run. At the end of the month, I can quickly send out owner statements. I also send out rent receipts to all my tenants in bulk all at once just by a single button so I’m not doing them one by one like how I used to. My tenants also send maintenance requests through their portals which is really convenient because I can just create a work order and assign it to a vendor right away. Customer Service is great! They walked me through on setting up online payments. They even offered to set them up for me at no extra cost. My tenants now pay on time and some don’t need to login each month since they’re setup on automatic withdrawals. This really helps when paying my owners online as well.

Cons

None, software works as expected and the functionality is easy to use which will be of a benefit to non tech savvy users

Need to write a check to a vendor? Click. Need to enter a check from a tenant Click. Need to generate a report combining rent, repairs and other factors so you can know where your profit and loss is? Click. Really it’s a fantastic software works for landlords like me.

Pros

SimplifyEm is really, simply fantastic—for landlords like me, mostly because SimplifyEm makes the mundane automatic, and the difficult simple. There are many factors, every day, that I have to deal with, and SimplifyEm combines the all. Everything is connected. The system alerts you to a whole host of things, so you can see at a glance what tenants have paid, which are currently late for rent, which repair tasks are open, and various other factors.

Cons

The software enables export to QuickBooks and transactions to a spreadsheet. In future, I hope it enables export of all reports to spreadsheets

My experience has been wonderful, I love it.

Pros

I like that it’s easy and it’s stupid proof. It’s simple.

Cons

Overall I only have two complaints. The first one being, whenever I’m entering the rent payments, I wish the date would default to the date I enter it in rather than defaulting to the first of the month. The other one is the font when printing checks is a little too small, I wish it were bigger.

I really liked this software and it was a close second to Rentec Direct. I chose Rentec Direct because of the maintenance capability, rent paying and marketing aspects that was a good fit for our portfolio. Also, Rentec Direct was a little cheaper in price but after the demo, I would have been happy with Simplify Em too!

Pros

I was demo-ing property management software everyday for 2 weeks. It came down to Simplify Em and Rentec Direct. I loved them both and fit our needs as a small start up company.

Cons

Not all the features are user friendly but the customer service dept quickly and efficiently handled all issues!

### "over 12 months and still no refund"

I had been searching for a property management software capable of tracking CAM to replace my spreadsheets. My search lead to simplifyem and my inquiry was answered by \[SENSITIVE CONTENT HIDDEN\] the day before I was leaving for China in Oct 2019. After a quick talk he informed me of a sale that expired at the end of the week, Under $800 for 3 years subscription with a 30 days money back guarantee. I explained I was leaving the next day for Asia and would be gone for over a month and I was not taking a laptop. There was no way I could test the product until after I returned some 40 days later. He put me on hold and when he returned he informed me that I had manager approval for a 90 day return. When I returned I tested the product and very quickly realized that it was not a good fit because simplify is for residential or at least does not have the capability to track and allocate Common Area maintenance. Well, to be fair, there was some sort of work around that appeared to be about as in affective as quickbooks might be, but it would only be able to work around some of the CAM, not all. Essentially could not do it. I emailed and called to cancel my purchase within the timeframe I was quoted. That was over a year ago and I have not received my money back yet. I have called support no less than 20 times and emailed about the same. I have not received anything back from them. Not an email, not a returned phone call, nothing. Don't buy this product, they cheat customers!

### "SimplifyEm - First Time User"

Overall my experience has been pleasant. In the beginning, I feel like the salesperson and trainer moved very quickly explaining the features and it's hard to retain a lot of the information. However, I've always been able to contact customer service and receive a quick response via email. The customer service is pretty great and again, it is a positive feature for this company

In the beginning, some of the features were not as intuitive as I thought they should be, but I've always been able to contact customer service and receive a quick response via email. Now that I have been using the platform for a few months, I find it a lot easier to navigate. Not to mention, the price is very affordable especially for someone like me with only a few properties and they have great customer service.

Cons

It would be nice if there was a mobile app available for both iPhone and Android. It's not very easy viewing the website from a mobile phone. Also, it was a little challenging for my tenants to set up. My tenants had a lot of questions and I literally had to search YouTube for videos. It would be nice if a setup video or something is sent when the tenant signs up. Or, if the owner/property manager is trained to walk the tenant through the process

### "Customer service is the worst!!"

I call and get hung up on. I call back because renters are complaining they are no longer taking payments on the 1st but now the 3rd without asking the account representative to approve this change. Second, renters today show they underpaid the rent to but were all paid up yesterday. I checked as rents are due. All customer service says is, "What did I do wrong, I need to fix this." As tried to explain was I didn't do anything but log on from yesterday and now I have to go in and fix it. What I should have heard was - let me see what happened... What I wanted to know was -did an update happen? By the way, in the background of the phone call before I hung up was the phone ringing and ringing and lots of voices so something happened.

Pros

Options for keeping track of expenditures and online payments. The feasibility for the renters to make payments and for me to keep track.

Cons

Customer Service!! Customer service will take no responsibility. This is the second time I have logged on and balances have changed. Don't trust this

The reason I looked into property managment software was to allow tenants to easily pay rent online and avoid the headache of manual deposits. Unfortunately, this created a whole different and worse problem. Money was not available in the account for 7-10 days. ACH payments really shouldn't take that long to clear!

Pros

Some of the features ae convenient. Customer service team was helpful and polite. Setup was easy and fast.

Cons

Deposits through ACH took 7-10 days to clear. Even with weekends, this length of time is unworkable for most owners.

Although it has never taken 7 or more business days to clear, online payments do take 2 business days to clear, not including weekends or bank holidays, such as Christmas. We are looking forward to the upcoming federal changes to payment processing that will be reducing the clearing period to 1 business day and will be including this as part of our system as it becomes available. Online payments can take more time to process than driving to a bank and depositing rent payments. However, most property managers value online payments for the amount of time saved each month compared to handling paper checks, manually depositing and manually bookkeeping each payment. Online payments also provide an easy way for tenants to automate and send payments, creating a more professional experience. Online Payments are one of our most popular features, which will continue to be enhanced based on feedback like yours!

Pros

This management software was better than I gave it credit for. It was the first software I used before switching to a more robust (read: costly) system. For the price, I think SimplifyEm is the best bang for your buck. While it doesn't seem intuitive at first, It's much easier to work with than some of its more complicated competitors.

Cons

It did not have a standalone app and relied on their mobile website to support my mobile needs. It got the job done, but it wasn't nearly as seamless as it could have been. SimplifyEm also doesn't offer some of the training that other software options offer.

### "Fine basic services but BUYER BEWARE"

Was a decent program but we will go with a company that has ethical business practices for our property management needs.

Pros

Simplify 'em was easy to use and integrated well with our property management system.

Cons

The company automatically charged us for 3 ADDITIONAL YEARS after to did not renew our subscription. That's over $300 for a service we no longer needed. BUYER BEWARE.

### "Much less than expected"

You don't learn the truth about the product until you start using it. May not get you some of your money until the 7th of the month if using online banking even though rent is due on 1st. Program does not inform you of a service request placed on Portal by tenant. You are not emailed about the service request. Inconveniently you must go online and search for service request. This defeats the purpose of convenience.

Notifications have always been sent immediately via email for service requests. These requests can be edited or updated by logging into the account. Online payments always take 2 business days to clear before being deposited. Online payments are incredibly popular due to the convenience for both the tenant and the property manager. They will also automatically make an entry in the software when a payment is made letting you know the deposit date.
