### "We Love Streamline!"

It has been wonderful. Being able to have a web based software has made it so much easier for working managers to still be able to access the data when not glued to a computer.

Pros

Streamline is wonderful for managing all of the reservations that our company manages. We are able to switch between locations with a 2 clicks of a mouse so that everything is together, yet still separate for the different functions. The learning curve was very minimal with the help of Streamline University. It is definitely worth the investment.

Cons

The only issue we had with Streamline was the property care aspect for the employees/contractors in the field. The app was not reliable for maintaining the data when WiFi was not available. I am excited to see how the new features with the newest update of the offline app.

Cons

I enjoy everything! Some of the SLU courses are long but they're very informative. Although I have nothing negative to say, the SLU courses may be the only thing I didn't enjoy.

Pros

Streamline has been built for where we are going. Property Management on scale. It is robust, adaptable, and has met our wide-versed needs very well.

Cons

The UI does not reflect the modern available tech, but they are building to it. I would rather have the brains of the software than all the "beauty".

Overall it is a very good platform with the integration ecosystem means you can plug in other tools (locks, guest WiFi, payment, etc) and manage from one hub.

Pros

The business is growing (50+ units, multi-region, multiple staff/functions), we are consolidating tech into one platform which reduce the complexity and vendor-management overhead. Therefore having integrated modules (CRM, revenue, operations, accounting) means fewer systems to glue together. It is also a good platform for streamlining operations

Cons

Cost and ROI, I feel for smaller operators (1-10 units) the cost might be high relative to benefit. Also with many modules comes complexity—staff training and process change will be required. Moving large portfolios into a single system means the business becomes tied to that vendor’s roadmap, uptime, support.

The Onboarding Team is fantastic as well as Bluetent and just about any others who jumped in to help the onboarding process. \[sensitive content hidden\] set the pace and were so kind. They all communicate beyond my expectations, uplifting us at times when they knew they already covered something rooting for us rather than being annoyed at us. Mahalo for that!

Pros

I am a small operation in a popular resort with high guest expectations and I love what Streamline has to offer to help me stay up with their demands.

Cons

I wanted to move to Streamline from LiveRez but my operation was too small, but now they moved me from Ignite to Streamline. Yay for us!

It is a good one - we would use it again if the situation arose - It is easy to track stays, vendor fees, and invoices as well.

Pros

It is easy to add and adjust bookings, the blocking tools are simple to use allowing for management team to block out large chunks of dates quickly

Cons

There are some instances of the software not saving changes to updated reservations - the owner of the software license has to update things when this happens

It used to be great, but it's gone downhill. It just hasn't kept up with the times, and there are much better options out there at a fraction of the cost

Pros

It's a powerful piece of software, but it's been going downhill since the new GM took over. It's very feature rich, but most of the features don't work very well. The guest app is unusable, the housekeeping and maintenance modules are awful, so you end up having to use other software for most of these things.

Cons

Lots of bugs, issues take WEEKS to resolve, customer service pushes back on you instead of acknowledging that there's a problem, and the system is ANYTHING but streamlined. You have to enter the same information multiple times to create a listing, for instance. And while it does MANY things, it does very few well, so we have to use Breezeway, Rentals United, RueBaRue, etc etc to supplement - and the cost is outrageous

They are an average company trying their best in a competitive market. I wish I would not have spent 5 years trying to make their system work for us.

Pros

Customer Service was always responsive. Sometimes it took time.

Cons

I could not access customer data unless I paid for their extra RevMax package. This is data that we input and own. They did share a method to download the most basic info which was barley helpful. They did not take responsibility for the partners they recommended which are essential to the entire set up. There was ALOT of he said she said which impacted our business negatively.

My overall experience has been exceptional. I have been using Streamline for many years now, I believe over 6 years. I have about 22 companies that currently use Streamline and the agents and I love it.

Pros

I love EVERYTHING about Streamline, it is so easy to use. It is very user friendly. It is also easy to set up agents in the system. We can send direct quotes in real time. The option to see home information is easy to use, and access while booking a reservation. Taking payments is easy as well. You are able to set this system up to work for you.

Cons

There is nothing that I do not like about Streamline with the exception of some systems are requiring the extra MFA code in which we are having to access an authenticator for additional code to access the system. This is sometimes time consuming when you have your guest on the line, and ready.

While I appreciate all of Streamline's functionality , I value most the people behind the product. A truly successful software choice is not only about great features and affordability, it is about the support relationships you build with people that are truly interested in helping you grow your business.

### "Do not waste your time or money"

Overall, I would not recommend this to anyone who has less than 50 employees. You will need an entire team to workout all of the bugs, submit tickets, test that the "fixes" they give actually work, and to complete their arduous University that doesn't remotely get you ready for launching.

Pros

I enjoyed the idea of the software, what you read online and how it's pitched to you. However, that is not how the software actually functions. If it actually did everything it's pitched as doing, it would be an invaluable software. However, that is not the case. I wish I actually had "Pros" to list but I honestly can't think of any. I wish I had seen more reviews like this before starting this path. I have no idea how it has so many five star reviews.

Cons

After their "three month" training university took us almost a year to finally complete, you'd think that launching the software, or "going live," as they put it would be seamless. Well, that is not the case. We are a full month into "being live" with the software and it's been nonstop issues. Issues that were not gone over during training. Issues that have answers but they don't tell you ahead of time. You have to experience them in real time, submit a ticket, wait on an answer (which is usually just someone sending a link to paragraph that you've already read), respond asking for more details because that information didn't work, being told to wait while they contact the team to find out a solution, then days later you finally get an answer that sometimes fixes the issue.The trouble is, these aren't one-off issues. These are features they claim their software can do. Things like generate quotes from your website, integrate with booking platforms so you can respond through Streamline instead of having to log into each platform to respond, automatically send out different forms for guests, the list just goes on. We thought the steep price for this software would be worth it because it would be like another employee, making our lives easier and more streamlined, if you will. That has not been the case. We now feel we are pot committed though, as we've been paying for this software for almost a year. We are seriously considering pulling the plug and starting over.

Overall, I'm most happy with how robust the features are and the culture of the team. With endless possibilities and a culture that cares, responds to feedback, and prioritizes relationships, it's truly the leader in this space.

Pros

The top two features that separate Streamline in my opinion are "Streamshare" and "Special Blocking". Both of these features set you up for growth that you wouldn't know existed otherwise. Streamshare allows you to build your own OTA presence in other cities BEFORE entering into the city. Special blocking allows you to combine two condos into A, B, and C listing. A being left side, B as right side, and C listing as BOTH into one larger listing that has the ability to "special block" the group and vice versa.

Cons

My wish list would only be to have two way full integration with Breezeway. Breezeway works great, but cleanings integrate into Work Orders. Cleaning statuses don't connect. Aside from that, I'm quite happy and very happy with my decision 3 years ago.

Pros

It is very feature rich, and feels up to par with modern software services that lead other industries. Streamline is definitely a far superior product to our previous PMS system

### "Constant Battle"

Pros

We went with this software because our owners wanted to have their listings on sites such as Airbnb, Homeaway, VRBO, etc. The manual entry of maintaining the calendars and pricing on these sites was impossible with over 70 listings & hundreds of bookings a month. We also liked the idea of having the owner, housekeeping, & maintenance apps for ease of use. The system would probably be great for small business's getting started in the industry.

Cons

The con of the system is that it has taken us over a year to get our system built causing us to pay for two software's to run simultaneously. We still don't have a completely operating system. Our account manager was changed several times, and the one we have isn't able to help with a lot of our issues so we have to wait for him to get answers from other staff members. We've had several issues that take 2 weeks to months to get solved, and we constantly have to check back to see if they are being attended to. Don't ever pay for a data transfer, because it will mess up your accounting for the year and Streamline is unable or unwilling to help you fix it. Having built & operated multiple systems, I can say that the learning curve is steep and the amount functions the system can provide is extensive. However, you will not get access or training on everything you will need in order to customize the system to fit your needs. We have to ask permission to change any tax, fee, or amenity. This effort takes 2 weeks to get completed. 24 Hour customer service means that you won't get through on the phone to a person with your issues during the hours of 9am to 3pm, and a lot of the time you will not receive a call back that day. The best time to get through to a person is on Saturdays and evenings. If we weren't so heavily invested in this system we would of moved on to something else by now.

Terrible. So glad to switch to hostawsy which is so much better aligned with modern platform upgrades. Literally no learning curve and so easy to onboard with the click of a widget.

Pros

Nothing. I rant did not like it after the first 60 days. Additionally, sales reps provided what I'll call "conflicting" information with the fine print.

Cons

Difficult to onboard a property. Everything that seems to be included is...but they may not explain that it all costs extra or had very basis function.

Reason for choosing Streamline

It was our first experience with a channel manager. Recommended by beyond pricing. Maybe at the time it was a good choice but now there are way better choices.

### "Evolving Industry Requires an Evolving Software"

I have been using Streamline for the last 7 years so I have been able to really see the software evolve and improve over time. There is no better vacation rental software out there! When we made the switch to Streamline, within a few months we had to let 2 people go because Streamline took their jobs. The system is so robust and efficient when set up correctly that it can do allow you to grow without bringing on any new staff or it can force you to let people go because their job is now being done for them. From a business perspective, it doesn't get any better than that. Streamline is well worth the money.

Pros

Web base software that is always improving. Monthly updates to improve the current system and they release new features which keep them ahead of other softwares in this industry. StreamTrust (Trust Accounting System) . If you take the time to set up the accounting correctly and the way you need it to be in your system (taxes and fees) This is a powerful accounting system that does everything that you need it to. Their annual summit! They have a great conference each year that allows you to meet the faces behind the names, and ask questions that you may have. Oh and did I mention they are allows coming out with new features which you can learn and master at the conference.

Cons

I think the biggest struggle for every software company is the customer support. Sometimes it can take a while to get some issues fixed. I will say though that it has gotten better over the years.

Fully integrates all the key components of our business. Most of our tech stack is housed in Streamline as opposed to having multiple platforms. Customizable. Robust.

Cons

There aren't really any cons. The issues we have are typically temporary as new features or advancements are rolled out and the future benefits out weigh having to work through the upgrades!

Reason for choosing Streamline

All of the reasons above. I have used most other software during acquisitions and those exposures confirmed that we had made the right decision for us and our company when we picked Streamline.

As a long time client of Streamline, we could not be more pleased with the system and the Streamline staff. The system is very powerful and has so many feature that enhance our vacation rental business. We handle 160 vacation homes, cottages, townhomes, and villas at a year round resort. We are able to manage a large volume of business with minimal staffing (3 employees) due to its efficiency. The customer support is responsive and very knowledgeable. It integrates beautifully to our website and with third party vendors. We would definitely recommend the Streamline to manage your vacation rentals.

Pros

Efficiently manages all aspects of the business both on the rental guest end to the back office reporting. Integrates well with third party vendors. Easy to manage inquiries, quotes, bookings, payments, and guest contact before, during and after their visit. On the back end, it is easy to set up documents, run reports, manage the accounting. Maintenance and housekeeping interface work well for our business. Streamline listens to its users' system enhancement suggestions and implements many of its users ideas.

Cons

Customer support went through growing pains as the company has grown, but is now very responsive, knowledgeable and helpful. Phones calls are answered quickly and work order tickets are address in appropriate time frames.

My experience with customer service has been exemplary with everyone that I speak with. 99% of the time my issue is resolved in the first phone call. If they can't figure it out, they will submit a ticket and escalate the problem. Response time is normally within 24 hours unless an emergency!

Pros

I love how intuitive the software is all the features that are available. This my 3rd reservation software system I have trained on and I think the last! The company is constantly evolving with the ever changing rental world and keeping us in the loop!

Cons

The reporting area could be improved. One of the things I wish would happen is that the title of the report and the date you ran it would show up. Most reports show up in Excel and must be modified/tailored to my specific needs - this is both good and bad.

Pros

Streamline continues to develop and add great features to its platform. The team works collaboratively with their customers in the development of these new features. The support team is exceptionally responsive. The software has been instrumental in "streamlining" our operation, and supporting our growth path. There are even more features we are planning to implement when our operations is ready to absorb that will create even more efficiencies. We use streamline on our mac's, iPads, iPhones, and android devices. The web access is makes working anywhere, anytime (or timezone) fast and easy. The mobile apps for housekeeping and work orders are used by our team daily and are robust for any size business. We are early adopters of many of the complex new features of Streamline. The Streamline Summit is a great opportunity to gain industry knowledge, provide product feedback, and get refresher information.

Cons

Easier to use on a larger screen (iPad) than on a mobile (iPhone) due to screen size and amount of information being presented.

Very Good, I cannot find a better software at this time.

Pros

I like using this software to manage all my vacation rental company properties. It is somewhat intuitive and somewhat easy to use. I like that they are working to have all the listing sites integrated as well.

Cons

That I can currently at the moment only integrate one listing site as the listing sites do not all manage fees and taxes the same so I cannot have one universal rate to make integration for all sites. I wish that the customer service department was a bit more helpful and useful. Also a better way to train without having to go to a streamline conference that is a little too pricey I sometimes have issues with syncing calendars when I have two home combined together using the parent logic. It sometimes does not block perfectly. I wish I could have a way to customize more for my needs as a company

Over the last 14 years I've used four other vacation rental programs, and all of them seemed to be designed by people that had no real idea what Vacation Rental Management entailed. I was an early adopter of Streamline, and I have to say that for the first time ever we finally had a software package with all the tools we needed. Streamline has a lot of powerful tools, that once mastered, can Streamline your daily tasks. After we switched to Streamline we grew our business from 1 office and 4 employees, to 3 offices, in two states, with 13 employees. Thank you Streamline for helping to make this possible with your excellent tools.

Pros

Integration with other sites, email triggers, flexible design allows each individual property to be customized with different settings.
