Pros: many different ways to accomplish tasks, user friendly, easy to navigate, love the text features & bulk email

Cons: I would like to have a separate default renewal letter for each property when doing bulk lease expiration, on rent increase option

Comments: A lot of our problems have been from lack of knowledge of the product on our part. We only have four properties we manage.

Pros: Customer service is good. Recent contact has been excellent. Problem was not only solved but we also received a follow up call to make sure we were taken care of.

Cons: Limited access to Owner info. ie: all changes need to made by AppFolio. The Owner cannot access his own bank account info or change his own email.

Post-conversion support is via e-mail and slow

Comments: Software seems to be designed for residential property managers. But, commercial app is improving.

Pros: Has simplified a lot of processes and consolidated what was a disjointed property management system. Start-up support was very good.

Cons: Getting support after the first 60 days has been a challenge. Sometimes it takes days to get a response to a tech support request. Phone support is weak to non-existent post-conversion.

Comments: I would highly recommend, especially if you have more than 100 units.

Pros: Tenants love it! Ease of use, great reports, convenient online payment portal, and ability to use on my smartphone. Great customer service. Respond quickly.

Cons: Payment reports don't list the unit number, only the address. Accounting piece is not as good as Quickbooks, but is adequate.

Bulk bill easy! system automatically moves in residents, moves out resdients and transfer resedients. I like to do this manully as dates can change.

Pros: Bulk billing very easy! :) Keeping information on AppFolio on previous residents and their ledger payments is great!

Cons: new prospect or residents that give notice to vacate, automatically moves then in or out. Really don't like that. Lots of updates.

Pros: I like the ease of use; the program is very user-friendly and easy to learn. I absolutely love the customer service. They are always very quick to respond, kind & professional, and I have never been left without a solution. It's also nice to have a set representative. Grant is ours and I am ever grateful for all of his support.

Cons: Though the move out process has become slightly better, it would be nice to consolidate that. There is no built-in Security Interest calculator, and it's a lengthy process we have to use to charge it and give it back to the tenant.

Pros: AppFolio has 100% made our business operate smoothly. The system is truly easy to use but more importantly has streamlined our systems as well as enhanced them. The tech support is unbelievable and can truly solve any issue, even when it¿s a higher concept accounting issue. The mobile app is also great - everyone uses it when out in the field.

Cons: There isn¿t anything that comes to mind immediately so I had to think. I guess i wish there was a calendar or reminder system, just to keep me on track!

Pros: AppFolio is easy for site personnel to use. Move out process needs some work. They are always updating the software.

Cons: When things go wrong, getting support is very difficult. There is no phone number to call and speak with a live person, you have to email and wait for someone to get to you. Customer service agents are assigned to companies and everytime we get someone trained on our unique needs, they change our rep. If you aren't getting what you need from your rep, there is no one else to go to.

Comments: I cannot provide a review on customer service as I have not had direct contact with support. Partly, this is because we just don't need to contact support that often.

Pros: overall, software works well and is easy to use/find things. Some issues we have had in the past have now been resolved as the software is constantly under development/improvement.

Cons: We had not understood when we originally switched to this software what the repercussions of it being "property based" would be. Information on deposit refunds/charges end up showing up on the owner's statement and can be confusing to our owners who were not used to seeing these details. The other issue was application fees/NSF fees, etc. would also show on the owner statement. But, this is an example of the benefit of the web based program being updated as users raise concerns. It is now possible to suppress some of these fees from the owner statement.

Pros: User-friendly, all tasks are at-a-glance, marketing is professional and effective, easy to record and keep notes and incident reports in tenants' files, easy to track balances and create 3Day notices, scheduling maintenance and paying rent online simplifies day-to-day management routine.

Comments: Keep up the good work!

Pros: We really like the Ease of Use, and product upgrades when posted are very exciting! Texting functions are awesome!

Cons: The Letters page is not good at all. Really needs upgraded and I need ability to sort units by buildings for road, etc. for sending out more general emails.

Comments: Overall, the software does its job, and is reasonably priced.

Pros: We really like the leasing feature, it's easy to find items, research, etc. Actually, I like most everything but the accounting.

Cons: I don't like the accounting aspect; had to move everything over for the owners to Quickbooks after I couldn't adjust the balances. Somehow journal entries didn't do the job.

Pros: It is easy to use, although their online video tutorials are not up to date with their current features. They have owner and tenant portals, but only include what we upload. The clients cannot view their accounts.

Cons: They do not support the most current version of Promas, so when we switched to Appfolio, we had to enter all of our data manually into spreadsheets. This was very time-consuming and expensive. Plus, there were many errors. We continue to experience problems a full year later. When we switched our web hosting to them, we told them we wanted to keep our URL. They assured us we would. However, our property ads do NOT go through our web site, so we lost 18 years' of SEO work. We had the highest-ranked web site in this area, now we are ranked as "irrelevant." That has caused an incredible decrease in our business!!! I never would have switched if I knew that!

Pros: Fully integrated software Only property manager software needed Online payments are a breeze Support is always available and helpful

Pros: I like that you can click from screen to screen. It is very fluid. It is extremely user friendly and has a great help forum.

Cons: I do not like that you cannot assign certain "roles" for each user. This gives people the ability to change things that their role should not be able to see or change. I wish that with each user, you can create a role that has "permissions" that can be customized. I also hate that there is not a phone number that you can call. You have to submit a work ticket.

Overall: User friendly. Very fluid. Easy to understand and use.

We have used Appfolio for 5 years. It gets better every day.

Pros: It makes it so easy to use for any where. It's nice to be able to check things when not in the office or town.

Cons: There's not much I don't like about Appfolio. I guess the only thing I can think of is writing checks when not in the office. I don't think there is anything they can do about it.

Overall: It's so easy to use and helpful. It's great that the tenants can make payment online, saving me time from having to go the bank. Writing checks saves time. All in all, it saves time so I have more time to do other things.

Comments: It would be great to be able to screen my new hire employees backgrounds through this software. I have to put them in as users in the program anyway, and instead of paying an outside source to screen them I could do all my screening through one place.

Pros: I love all the different reports that can be run to help me keep up with what is going on within my staff. I also love that it is very user-friendly and easy to train new employees on

Cons: The accounting is somewhat hard to understand. I really wish that Appfolio would give seminars or in person classes that we could attend to help us learn and navigate the accounting side of it. I would pay for it! The owner reports have gotten better with enhanced report! However, the other accounting I just wing it.

Comments: I am not a computer geek, but have had a little computer programming training in the past. As I read the different users complaining about things or how they think their issues should be addressed in the upgrades to the system sooner than other issues, I wish I could open their eyes to finding creative ways to make things work for them till the next improvement arrives. AppFolio is a very elaborate program and there are multiple ways to accomplish almost every task needed in the property management field. AppFolio's development staff has a very complicated job to make this program work perfectly for all their users coming from all different kinds of backgrounds and from what I have seen over the past 7 years, they are doing an amazing job (and it appears they have a lot of fun in the process).

Pros: The support staff is amazing. Responses are within 12 to 24 hrs and solutions are found or suggestions for the future improvements. Over the past 7 years I have watched with admiration as this program has blossomed, filling the needs of multiple users in detailed ways. I use AppFolio in two different accounting venues, one with a large property management company servicing over 1600 home rentals, the other with one owner handling his 325 apartment units. This program provides excellent adaptable reports for both aspects of a property management company and for one owner with multiple apartment complexes in all phases of financial accounting, rental reports and maintenance. AppFolio encourages all discussions between all users and the staff of AppFolio resulting in ongoing improvements and additional options within the program. To be quite honest, since my specialty is the accounting department, there are many parts of AppFolio that I have not had the privilege of really working with, but those that I have come across look to be as detailed and helpful as the accounting processes. The Help & Training section within the program is also evolving and very detailed in explaining how things work.

Cons: If I had to find something I didn't like it would be the constant change that requires me to think and be constantly attentive to the processes in the program. It seems that almost every week there is a subtle or large change that rocks me for a moment. It is frustrating at times to stop and relearn a process. But then to my amazement I am once again loving this program even more and all that it does to make my job easier. You can't use this program out of habit. It is always evolving for the better.

Pros: It had everything, including great customer service. So many features to use, I could not use them all!

Cons: I did not need everything they offered, the pricing was also very high for me. I would rather use basic free software then to buy something for this much to use

Comments: I have really enjoyed working with Appfolio! They listen to my needs and have done a good job updating features and making the software more user friendly for the large multi-family company.

Comments: I could not be happier with Appfolio. I have been in property management for a long time and I have used a wide range of management software programs. The more expensive programs offer some very nice features but they only work if you run the system the way they want you to run the system. Every company is different and their procedures do not always align with the way that they design the programs. Appfolio is easy to work with and you are able to implement a work around quite easily.

Pros: The program is basic making it easy to build your per-existing procedures around the system. Many of the other management software programs make it nearly impossible to find a work around.

Cons: I would suggest they have a better way of controlling what people have access to. The levels of clearance jump quite dramatically.

Excellent. Constant useful updates.

Pros: Constant updates with useful features in the field of condo management show is to offer improved service to our clients. Unlimited users on the web based system allows for flexibility.

Cons: Because we do condo management the fee can seem steep compared to gross income. This has been improved recently but I'd like to see more as we grow.

Comments: Please upgrade the word processing feature for letters/mailings/notices. I hate to use it because documents don't look professional enough.

Pros: Easy to navigate, especially for those with limited computer experience. Help desk staff are very friendly and don't talk down to me (they hide their frustration really, really well!)

Cons: Word processing feature for composing letters/mailings/notices is abysmal. Sometimes it appears that features were thought out strictly by tech folks, with not input from actual day-to-day users.

Comments: I give it a B plus right now.

Pros: There are a lot of nice features. You can access it from any computer or smart phone. It's the best property management program I have seen to date.

Cons: A bit clunky in areas. Sometimes you use the tab key to go from field to field and it will bypass the field you wanted to go to and skip forward to another field which requires you to shift tab or use your mouse. Frustrating and time consuming. Also Appfolio continually makes changes to the program which is frustrating when you are used to using the program in one way and then have to learn the new way to use it.

Comments: We appreciate all of the improvements and awesome customer service. Keep up the good work.

Pros: AppFolio is user friendly, and the software is always improving & adding features. Customer Service is always fast, friendly, & helpful.

Cons: It would be great if the Tenant Provided Insurance box on the Tenant Page did not "disappear" when the Unit was enrolled in TLI. We have lots of college students and other individuals who live together in a unit and have separate insurance policies & this box is necessary to record the insurance information for each tenant with their own insurance when only one tenant in that unit enrolls in TLI. Please, please consider NOT removing that box for each tenant when TLI is turned on for a unit. Thank you very much for your consideration.

Comments: Love Appfolio. Conference was great and informative. Feel like ideas are heard.

Pros: Love how the tenants and owners can pay, make requests and retrieve information on line. Reporting is superb.

Cons: My main issue with Appfolio is that I do not have someone that I can speak with. Most times when I send in a request for help it takes up to 24 hours to get a response. There are many times when I need to meet a deadline and it is frustrating having to wait. Also, sometimes, email is not efficient mode of communication as you go back and forth with someone and it may take days when a call it could have been addressed in 10 minutes. Please give me a personal contact. Please!

Comments: Overall we are pleased and it has served us well as we have grown from 100 to over 400 units. I really don't see another product that could replace what we have and do a better job for us.

Pros: ease of use, most things are intuitive and the reps do help when needed and they are always looking to implement improvements

Cons: it is expensive, especially if yo are smaller and you have to submit a support request, even though they usually get back to you the next day, they don't have the immediate support that we got when we first became clients

Appfolio has made my work so much easier!

Comments: Overall I love this software, as well as the user community. I've gone out of my way to familiarize myself with the software features and I feel like that was a good investment of time.

Pros: Ease of use Detailed workflows Helpful training walkthroughs Features being added or updated regularly

Cons: Some accounting features can be a bit lacking and require work arounds (many of these areas have been addressed since I started with the program, but some still exist) Once in a while an update to a feature will "break" another feature for us and we have to figure out a new process

Pros: The ability for tenants to pay online made things easier for the most part - except for when there were problems with the system and appfolio would not provide support bc it was a 3rd party company operating the online payment service.

Cons: Appfolio automatically renews your account with no approval. After using the service for over a year we no longer needed it, somehow our year contract turned into a 2-year contract with NO approval from us. Comments: Overall I like Appfolio but things could be better, get a call center for immediate help. do training before the system is rolled out, have a contact person accessible. Iit took us months to reconcile our books, and we are still working on that 11 months into it.

Pros: Some lease features are great, not being able to send reminders for lease renewals not so great. Applications on line is great, online payments is great, except it should allow people to select what they are paying beacuse it sometimes messes things up.

Cons: no way to set up sublets, we spend a lot of time trying to do work arounds for sublets. The accounting end is a nightmare, dealing with move outs, balancing the books, reconcile, to do corrections there are so many steps. We had Yardi before Appfolio things were alot eaiser with Yardi. I'd like to be able to decide what I want to print if I send out a lease, parking agreement and added addendums without printing everything, I just need the signature pages. Customer service needs to respond with step by step directions instead of general answers as though we know what they are talking about. If we knew all the ins and out we would not have to contact customer service. I've asked for training videos on stuff and have gotten no answers. There is no training, most of it you have to figure it out. A call center would be great, emails just take too long for a response.

Comments: Wonderful software! I highly recommend to all Property Managers.

Pros: Easy to navigate. Great built in process flows for Move-in and Move-outs. Keeps you organized and on top of accounts. Easy to track Maintenance. Great reporting system.

Cons: Could expand to add Rental License tracking fields which are a must in this industry. Would be nice to be able to have a quicker way to access Tenant letters.

Pros: The ease of the software paired with the friendliness and efficiency of the staff has made working with AppFolio truly a wonderful experience.

Cons: There are a few minor, technical things that are not included in AppFolio, or at least I haven't found, like how to list multiple duplexes but process bills through one owner. Other than minor things like this, AppFolio has left nothing to be desired.

Pros: Good interface.

Cons: They will promise the world and not deliver. Software is not developed for Commercial real estate. Lack of year over year comparative reports. When asked they will not create reports even when you offer to pay. CAM function lacks severely for complex CAM set up. Credit card function is a joke. Don't believe them when they say 2.9%. Ask them 2.9% of what. No its not what is due at the time of the credit card use!

Pros: It is modern. It feels and looks relevant to our tenants and that is a huge plus. I also appreciate that they are trying to make updates to their software.

Cons: The Customer service response times are very long and often times display passive aggressive behavior. They prefer to answer all questions by email but sometimes you just need a phone call to help you learn how the software works. In the past, I have waited 5 days or more just to try to get a phone call. I have also emailed a customer service success manager multiple times and kept affirming that I need a phone call. It is laborious.

Pros: The product has the capability of housing all of our properties. It is a good way of communicating with tenants. The help center is responsive to inquiries or requests for help.

Cons: When vacancies are posted to third party websites, not all of the information from AppFolio is posted on the website. I do not know if this is on AppFolio's side or the third party website's side.

Pros: How easy it is. You can do everything in a few clicks! Just about everything you need is right on the home page, and everything is organized and labeled easy to find! I also love how it tells you your tenants birthday to send them a text to let them know we truly care about them.

Cons: I think we should have a calendar reminder. I like that we have a reminder of renewals and lease ends. It would be nice to get a reminder message of scheduled tours within the guest card tab.

Overall: Even though it does a lot for you, you also learn a lot. Repetition is the best thing for me.

Comments: We've been using the software for over four years and love it. I would like to mention Harrison in particular for his knowledge of the software and exceptional customer service. He has always been terrific in helping us out of problems we encounter.

Pros: We especially appreciate that the system is uncomplicated to use and understand. The training modules are very well done. We require new staff to listen to the training to get a better understanding of the system. App Folio seems to always be improving the training.

Comments: The software is user friendly, yes. However when Appfolio makes "NEW" changes and we utilize them, if we make a mistake and it needs to be fixed in a timely matter...then what? The CS we've received does make top or even middle of the list.

Pros: The fact that there is a customer support selection....maybe add a chat option. The help and training option is helpful.

Cons: Turn around time. I emailed CS on Monday 10/9/17 and again on 10/11/17 and today is 10/12/17 I have yet to hear back. We figured it out though, thanks

Comments: We went live with the system in May 2015. We were an office that was completely manual at the time and needed to get current with the times. The transition was bumpy sometimes but that was expected with how we went from manual to internet/computer based. Since we have been using the system, out tenants and owners have been very pleased with the upgrade and what is now available for them. It was the best choice we've made in a long time.

Pros: The user friendliness of the program is awesome. We went from a totally manual system to this and we've been so happy with it since. The reports and the functions are awesome.

Pros: We have been with Appfolio for several years now, and I can't give them enough praise. Their customer service is superb. I have contacted Appfolio multiple times with multiple requests/problems, and every time they have willingly and cheerfully helped me. Appfolio is constantly adding features, which is great. They listen to their customers and implement changes based on customers' desires. I HIGHLY recommend Appfolio.

Cons: It would be nice to have a little more control over certain aspects in Appfolio. As it is right now there are a few things that you have to contact Appfolio for, in order to change. I'm sure they have their reasons, but still :-).

Pros: It is constantly being updated based on customer feedback. when something doesn't work exactly like it should (i.e., all types of property managers can't use a feature in the same way), it gets updated. They really listen to customers. Training and user communities thrive.

Comments: Have been with them for seven years and overall have been happy although from day one customer service was not great. Initially I thought it was because they were on the West Coast and we were on the East Coast but that didn't change much. The last couple of years it's been a week or two to resolve issues

Pros: I like it's all inclusive and that it has many features to it. They don't charge for upgrades and they are constantly making improvements and upgrades to the software

Cons: Takes weeks to resolve issues. When they're on the backend in her office that's more tolerable when it affects my owners that's a problem

Comments: We are really glad when we were looking to change our Property Management Program in 2014, then changed over in January of 2015, that it was Appfolio we changed to. It has simplified so many of our processes it has saved us so much time. It helps us better serve our Tenants and our Owners.

Pros: Their search features are awesome. Their support is very quick to respond and help with whatever you are having problems with. They are constantly updating the program to better serve the customer needs.

Cons: When they update things sometimes it changes how the feature used to work and you have to make adjustments to make it work right for you. I would really like to know ahead of time so we can check the features out to see if they changed any of our processes.

Pros: I have used multiple software systems and Appfolio is definitely the easiest to learn how to operate. Customer service is great!

Cons: System doesnt allow some files to be attached because they are too large, if the attachments allowed couod be larger this software would be perfect.

Pros: Has pontential to be a good software but needs a lot of work. I do like the fact you can pull a report and choose only column you want displayed.

Cons: Very hard to navigate throug the tabs, make charges or edit profiles, add tenant, nice out tenant, final billing move out statement, changing rent payment etc

Pros: Easy to learn the product. Constantly changing the system which can sometimes be a problem but is mostly a positive.

Cons: Reporting is terrible. Definitely could use a better interface to produce reports out of the database.

Pros: The ease of use plus all the online features have increase our units we can manage without having to increase staff. Online applications and payments have been an amazing time saver to our staff.

Cons: The only cons are sometimes there are not features we wont BUT AppFolio is on top of everything and usually come out with shortly after requests go in place to the suggestions.

Pros: Everything is going great. Owner and tenants enjoy using their portals to make payments and get their owner statements

Comments: Overall, this was a great way to communicate with our landlords for maintenance requests and I'm sure it made it easier on their end.

Pros: It was nice to be able to pay my rent online and fill out maintenance requests without having to call the property managers.

Cons: In some cases the website wouldn't recognize my login credentials. I had to make sure to use the correct link for my property management company every time I wanted to login.

Pros: The only pro is that it records all incoming calls from tracking numbers used for marketing collateral.

Cons: The reports need some work, they are very difficult to read and you have to pull multiple reports to get certain conversation ratios. It doesn't integrate properly with Yardi or Onesite, like it claims to do.

Pros: You, people, know your strong points: by focusing on customers' needs you bring Appfolio to new heights

Cons: 1. Credit Card tracking is the weakest spot in Appfolio. 2. There is no room for Other Names (other receipts) to be tracked (it requires 4-7 step procedure to extract necessary data)

Comments: Love everything about it! Great system! Keep it up guys!!

Pros: Love that you are always listening to ideas from users. Excellent, quick customer support. Easy to navigate and use. New features and tools always being added.

Cons: Features that I wish were present are not. However, from my experience so far, things eventually get there. Which is great! Because at least we can voice our concerns and feel like our opinions matter!

Pros: The software is extremely user friendly. It is all-in-one and comprehensive. The AF team is always striving to be intuitive to our needs and consistently making improvements based on our feedback.

Cons: Our market is very tight and flooded with rentals. So many other companies now use AF, that it is hard to stand out. I would like to see improvements on how to reach potential tenants.

Pros: I love the tech support. They are awesome with getting problems solved. The tech team has gotten much better at knowing and handling the issue the first time they call or email. In the beginning it could take a little time as they were learning the program as well.

Cons: I just wish there response time was shorter but it has gotten much better as you have grown and now have a base closer to the east coast.

Pros: There are so many it's hard to say. Like the fact that we can email or text Tenants and Vendors and have record of those conversations. Very helpful.

Cons: There is no HOA field under property. That would be helpful to us. We really don't have much we don't like about this software.

Overall: This programs saves me tons of time.

Comments: Keep up the good work!!

Pros: Grant is a wonderful source of help. He calls me quickly to resolve any problems we are having. It is much better than the previous software we were using. Tenant Pro. For the most part it is great!

Cons: The things that are working well is what has been changed such as the reconciliation. The new is ok but the old was better for me. The bills are hard to work with if you make a mistake and need to correct something. Mostly little things on a daily basis. I know the help resource people are very busy but if you could make the help turn around time a little faster that would be great. Usually when we need help it is needed right away and 24 to 48 hours is a long time to wait.

Comments: I would chose this program over the once leader Yardi. Matter of fact we were a Yardi user for over 15 years. I'm very glad we changed t Appfolio.

Pros: Makes the tedious part of keeping tract of people, vendors, owners and all clerical tasks of our business easier.

Cons: Requesting to implement an action that would help in what is already there in the program. Going through a blog is not the answer, useful yes for the purpse of seeing what is there. Aggravating, yes, time is limited to many steps to follow no real part states what is your suggestion.

Pros: The software has a lot of great features, I especially like that you can undo most things to correct errors. The reports are so great and critical to distribution clear, concise information to all parties. The help desk and videos are very useful.

Cons: I'd like to be able to change icons and letterheads. I'd also like an easier process for change of ownership of a property. Also an easier process for bringing on a new property mid-year and entering the previous months' Income and expenses.

Overall: Ease of managing multiple properties and reporting to owners.

Comments: There is a great user forum where we can post ideas and features we would like to see. What we don't get is feedback from AppFolio. I no longer look at it or bother to submit anything because no one for the Company responds.

Pros: The layout and ease of use are the backbone of this software. Being able to access from a mobile device make the system very flexible.

Cons: The support is virtually non-existent. Thankfully I am in a community of other property managers who use AppFolio and we help each other out. The reality is for the money we spend, we should be able to pick up the phone and speak to a human to address an issue when they arise, not send in an email and pray for an answer to come back.

Pros: I like how it is easy to use, and navigate online whether mobile or web interface. Definitely willingness to adjust the product to accommodate different recommendations.

Cons: I feel the cost is high considering there are more things it could do or offer, but definitely seeing the value of the software in general that is already in place.

Comments: Great product and highly reccomend

Pros: Easy to use adding and fixing things. I like the storage capacity. User friendly and easy to teach.

Cons: Need to work on back of the house issues as far as training for reconcilliation and move out flow. When we get help it is not real clear on fixing the issues, and it shows back up months later in our diagnostics. Don't just fix it help us learn how and why it happens.

Pros: As a newbie to property ownership and management, this software helped me to learn how to do things the right way from the start. It provides a modern and professional face to my business, which promotes confidence in both tenants and prospective tenants. It also mentors me on and streamlines processes that make my business run smoothly.

Cons: I shouldn't have to fill in "DontKnow" as somebody's last name when I don't know it. This goes for vendors and guest cards. Vendors I don't always have a human contact, just a business. I would like to be able to send/receive emails to prospectives from my email client without having to use the web interface. Perhaps like how Craigslist does it. I did not find much value in the tenant background checking feature.

Pros: Learning curve is not steep. Fairly intuitive. A great Customer Support team at hand with quick answers.

Cons: Now that we can pay New York based owners, I basically have no "cons". ALthough I will say that the "Make a Deposit" function could be tweeked to allow for the option to list items to be deposited in dollar amount order.

Overall: It makes the boss happy!

Pros: There are multiple ways to get where you need to be. If an error is made, it is easy to correct and still leave everything looking "clean". Most is self-explanatory but help is readily availabe when needed. I especially like the video turtorials when I don't understand something. Integration with the website is awesome! I love the market analysis tools. Insurance integration is great too.

Cons: The help section is not always easy to navigate. The calendar should sync with Outlook and other sources so we can use as primary go-to for our entire schedule. I would be extremely please if AF would generate and send lease renewal notifications as this can be a timely task to do manually from a report.

Overall: Quick and easy. Linked to website. Market analysis. On-line apps, guest cards, payments. Tenant liability insurance. Ease of reports. Owner and Tenant portals. Everything is basically in one place and I am not on the phone all day with inquiries, work orders, angry owners/tenants. Most is done via text/email which not only keeps me off the phone but also provides a paper trail as well as allowing me to be more efficient when moble.

Pros: Hands down - the responsiveness of the AppFolio team to making changes that will improve the product for a variety of users.

Cons: User forums/input have become overwhelming so changes can easily get lost in the noise. We have repeatedly asked for a way to make the reserve on each property more understandable to our property owners. This is a very important issue for us and has not been adequately addressed. We have also asked to be able to make "certified only" apply to the tenant NOT the unit - remains unchanged. Emails don't go to cosigners so we created a work around since this issue has also not been addressed. Really missed having the city meeting in Columbus where we could communicate with AppFolio reps face to face. This year a big issue was a change that effected our owner incoming balances without adequate forewarning.
