### "Amazing Property Manager for Small-to-Medium Companies"

The biggest issue my company had was advertising vacancies. We were relying on walk-in tenants, which has not been a good source for 5-10 years. AppFolio is one-click to post to multiple free websites and syncs with Apartments.com if your company goes that route. Ease of use and great training/help files will keep us with them for years to come.

Pros

First and foremost, the value of the product. You get everything you need for cheaper than most of the other products out there. For my company, we transitioned from Buildium to AppFolio and instantly reaped the rewards. AppFolio provided us with an inexpensive company website, a quick and easy tool to post our vacancies to multiple websites, and great assistance during set-up.

Cons

I know some of the more expensive options offer more competitive pricing tools and a little more automation. Also, AppFolio had a few issues (like maintenance personnel not being able to see pictures on work orders using their mobile devices) that took AppFolio a while to start addressing.

Overall Appfolio really does make it simple, the platform is user friendly, and the support is great. If I don't know how to do something very specific, their system provides support to teach me, and if it doesn't, they have reps who can help.

Pros

Appfolio makes management of our SFR portfolio simple and efficient. It gives us all the tools to provide a successful rental experience from lead to move out. It even tracks after move out things like turns and then marketing a home.

Cons

Appfolio doesn't have many cons but for improvement purposes I would say, more automation would be great. In this day and age things like delinquency and lead management should be automated, and many other services are doing that. Their new product LISA does handle lead management but we haven't had a chance to test it out yet.

I wasn't very happy with it. For the most part I did not find that it was worth the initial investment, it required too much tinkering with to make fully functional, and customer support was often lacking. AppFolio was often overly-focused on rolling out new features, and not focused enough on fixing what was already there.

Pros

It was pretty good for accounting purposes, although there was a lot required on the back end in order to make it work well for my company. The mobile app was mostly functional (after like 2 years) and allowed me to do almost everything I did on desktop on mobile as well.

Cons

Mostly everything. Nothing was as intuitive or user-friendly as it should have been. It features a lot of customization options, but I don't need the customization -- I need the essentials.

AppFolio is a good Property Management Software for apartment management. It was highly user friendly and making corrections within the software was easy.

Pros

AppFolio is a user friendly program. I used this program that I had multiple properties/communities and it was easy to switch between the different properties. One of the best features was the ability to complete move out inspection and attach photos through the mobil app!

Cons

At the time I was using the program, there was no way to do property while messaging.

I first used AppFolio as a Single-Family property manager. I had not used AppFolio for 6 years, and when I used it again, it was as a multi-family property manager. The experiences as a customer for each of these asset types was drastically different. AppFolio has also been difficult to work with on solutions that we expect with our management software.

Tailored well for single family property management.

Cons

Not built for multi-family needs. No process at all for historical data. Implemenation of products has been poor.

Worst software I have ever experienced. I am sad to find out they are next to my Alma Mater. I hope no one from SB wants to work there. My experience is I am trying to cancel and even that has become an epic journey.

Pros

None there is nothing positive I can say about AppFolio and that should tell you something. Use a pen and paper is easier and more efficient than their software.

Cons

Everything...Zero support, horrible interface, useless AI. If you want to talk to a human it'll take you about a week (if they even call at all) and you get a whole 15 minutes with them

### "Reach out and touch someone - but not with AppFolio"

It has really crushed the personal interaction that our HOA used to have with the management firm whom we pay to over see the HOA. We used to be able to write an e-mail, or make a phone call whenever we had a concern. Now we are forced to use the AppFolio platform and believe it or not, 100% of our business does not fit into their AppFolio system. The system has some gaps that simple human interaction does not have.

Pros

It is easy to access from anywhere. It does a good job of storing our HOA's historical records as we conduct business throughout the busy year.

Cons

Before App Folio we actually had a relationship with our property managers over the years. They actually knew the business side of our HOA. Since AppFolio was implemented a by the management firm a few years ago, the staff has completely lost all touch with our HOA (our condo building). They use App Folio for everything and seem to be a bit afraid to pick up the phone or actually visit the property.

It's fine to use, but the AI chatbot needs to go. It's a simple website, but this has overly complicated things for no reason.

Pros

Everything regarding the apartment is in one place like paying rent, viewing lease, etc. You can easily click the buttons, and you can log in just fine.

Cons

The AI chatbot that took over the maintenance request section. It is very difficult to use and seems impossible to be heard when talking to the robot. Additionally, it is extremely hard to get into contact from a person at AppFolio. There is no email or hardly any phone numbers available.

I do not have many units that are needing to be managed so for my case it does the job but I know there are better options. When I manage more units I will most likely switch.

Pros

I use for property management. From listing properties, managing leads, processing applications, signing leases, collecting rent, handling resident communications, submitting and tracking work orders, paying bills, to providing accounting and income reports for owners and vendors

Cons

AppFolio's accounting doesn't sync well with other PM tools, and tasks require too many steps. Customer support is awful, often taking weeks to reach a live person who escalates issues. Bill payments struggle to default to the correct bank account, and multiple accounts mess up the balance sheet's Cash section.

### "Don't get involved with Appfolio"

I should start by saying the product is great. It's robust, it's comprehensive, and once you get the hang of it, it's pretty easy to use. But if you have a choice, don't get into bed with these guys. The customer support is beyond bad...good luck getting anyone on the phone. They recently switched to some sort of AI for customer support--and I didn't think it was possible to get worse--but I have given up on ever getting their help in solving any issues. I have to figure it out myself or find a work-around. And during all that time, their prices have gone up. Apparently, the only thing they care about is profits...because as their prices have gone up, the quality of their service has decreased. We now average more than $2,000/per month in charges and fees to them. But, like a divorce, leaving them is going to be expensive and messy. I'm going to retire in about 4 years...so I think I'm just going to suck it up and stick with them. But listen to me boys and girls: don't make the same mistake I made. Don't get involved with them.

It's useful and is pact with all of the bells and whistles

Cons

Just about every part of the user experience makes me wish we had never switched to Appfolio. Their customer service is so bad, it's legendary. They are the poster child for American corporate greed.

Overall, I love AppFolio. The system is clear, clean, and easy to follow and learn. A lot of the fields are self-explanatory and the help button is just a click away and the team with AppFolio does a good job with I ask for help. The explanations are clear, concise, easy to follow, and make sense. In the past 15 years, I have used many different software systems to track property management. AppFolio has been the easiest to navigate to get me the information I need and easy to use to manage all my properties.

Pros

AppFolio allows me to access my tenants and their information with a click of a button. It keeps all data about my tenant at my fingertips and also allows them to know what is going on with their lease, rent amounts, work orders, and other tasks they or I need to complete to keep our relationship working the best.

Cons

I wish that the tenant's application would stay with the tenant as the entire process progresses. When a person no longer is an applicant, but becomes a tenant and moves in, that application is stored elsewhere in the system. It would be more helpful to have the application stay with that new move-in. The application is always needed for legal issues. The system makes it easy to find but it seems it would be better served to stay within the entire process of the new move-in.

Cons

Changing the free eCheck to a cost for the tenant or the property management company is truly ridiculous. First, all of our leases say the echeck is free, so you have sort of backed us into a corner with us paying for the service. Also, with POA's also included in this unit count, I will have to pay $500 a month, for a service that is only used ONCE a year. That is $6,000 a year, so 500 units can pay ONCE on online. This is just crazy!! This is going to reduce the compliance for online payments and bring more checks, money orders, and cash in the office if we don't provide the service. Truly ridiculous. This is going to be about a 45% increase in my cost to use AF.. with a 30 days notice. truly bad business. looking for new software.

Very positive. I've overall enjoyed this system and surely don't know all the cool things it does. I appreciate any education on how to better leverage the tools it offers and how to do things more efficiently. I'm glad my company switched to Appfolio years ago.

Pros

Easy to use; lots of reporting options and communication tools; functional mobile app; helpful shortcuts like delinquent payment reports.

Cons

The lack of customization across multiple users, as it relates to certain accounting preferences. For example, if one manager likes late fees immediately added to a tenant's balance on a certain date, but other managers prefer to do that manually, the system doesn't allow for individual customization from manager to manager.

Pros

All of my lease documents are located in one place. I also like how you have the ability to communicate with your land lord and submit maintenance requests through the app.

Cons

It will automatically set payment to whatever card you have linked to the account. Paying rent with a card comes with fees. They do have to option to link bank account but just make sure to double check which option is selected before proceeding with payment.

AppFolio is reliable, user-friendly. The support team is responsive and helpful. The online training is great. It teaches you step by step and it is also hands on that gives you examples to fill in the blanks.

Pros

One of the standout features of AppFolio is its simplicity. It doesn't overwhelm you with unnecessary complexities but still offers all the essential tools needed for effective property management. Everything is streamlined and straightforward.

Cons

One thing AppFolio can improve on is when saving a file or document, if you upload the wrong document, it doesn't allow you to delete it. You need to have access to delete it.

Pros

I like how everything that I need is one platform. I don’t have to have another software running to complete my job duties. I can find car information, pet information, make letters, send mass emails, send emails to certain unit types and more.

Cons

I wish I could text certain units by the unit groups like you can with the emails. Let’s face it; most people will ignore an email but they will read that text. Emails get lost in the daily shuffle. Another improvement I recommend is a drop down to select if a pet is an ESA or Service Animal so you can go into reports and just pull it right up.

Potential is good, staff is nice and patient. Unfortunately, accounting and reporting capabilities of the software is extremely limited. As a result, the staff has difficulty keeping up with issue resolution and you wait days to speak with someone that can help.

Pros

Search function and integration with most online posting services is good. Staff is nice and try hard to answer your questions and navigate around limitations of the software. Unfortunately, they are overworked and the issues with the software (e.g. reporting and accounting primarily) make it very difficult for them to service their customers effectively. Mobile app is good (considering the accounting and reporting issues).

Cons

Accounting features are limited. Examples: Management Fees for non rent items (e.g. parking, storage, commercial rent) are deducted from income rather than calculated as an expense. It makes it look like you are hiding fees from owners. Option is to enter a series of JE's each month to correct. Reporting capability is very poor: You can not set up batch reports that update monthly. You can set up owner reports, but, they do not necessarily update (e.g. prior month and YTD rolling). Extremely limited in formating reports. GL's for year are over 400 pages due to spacing and limited control on what to report. Example: P&L Options are only "Detail" or "Summary". Summary lumps all utilities into one line items and Detail prints "Non Posting" items. Increased application fee cost within first year by 30% with virtually no notice and no options. Response was to "pass it on to your customers". I just received another notice 14 months after conversion that my web services fee was increasing 98%. Again, virtually no notice and no options. Unfortunately, the staff is stretched so thin, I can not get a response to an issue logged over a week ago. I call daily, text and email. The response is: "We will expedite and prioritize. I will notify your case worker." Unfortunately, no call or email follows to help. I had to hire CPA's to force my financials to be accurate in order to get reports to my Federal Investor. Still waiting on that expedited call.....
