### "Run Your Properties, Don't Let Them Run You!"

We are much more a team now than ever before. From owners, to general management, to on-site managers and maintenance, everyone can see in real time what is happening within the program.

Pros

There are so many aspects to like about this program, but for our management online collections has been huge. It completely changed the way we do business. Couple that with online maintenance requests, online leasing, and basic tenant tracking, and we have almost completely transitioned away from paper files and word/excel.

Cons

There are some aspects of management that are very specific to a state and/or city. While it would be a huge ask of Appfolio to be able to drill down to those local quirks, it would be nice to get the major items correct. California for example requires a breakdown of each month of rent on a notice to pay or quit. Appfolio has been working on that ability for a few years but nothing has been released yet. I'm hopeful a software update will fix that.

Very responsive, it does seem that no matter what time you put a request or suggestion in the calls back do not come in till right at closing time, even though we are on the same time zone. Not sure how the people in the eat work that. I would like to see an urgency button so if it is a financial issue that needs resolved right away we wouldn't have to wait a full shift to resolve.

Pros

I like that they continue to increase capabilities and adding new features. Over the 10 yrs I have been using it it has been a huge benefit to my business.

Cons

Not sure I have any dislikes. I did not give it a 5 star on costs only because I never feel Anything is worth the costs. But I have no problem with paying for this program.

During the sales and initial setup, the service members are eager to help, after installation, none to little service work / support is provided.

Pros

database allowing multiple associations and ease of comparison and reporting along with the ability to provide Board members with resources to self manage the HOA

Cons

The tax and accounting processing of payments from homeowners to the association is completely incorrect. Homeowners are confused and it complicates the tax reporting -- owners issue 1099s incorrectly as a result

Having all of the information available in the "cloud" is very useful.

Pros

I like that they keep updating and improving the software.

Cons

There are definitely some improvements that could be made: Tenant / Unit information that is displayed at the top of a page should continue to be displayed as one scrolls down so that you can be sure you're still looking at the same tenant / unit. Moving from one unit to the next within a property cannot be done without starting a brand new "search" for it - we really need a "next" arrow (and a "back" or "previous" arrow / button). Some reports cannot be customized until after running the "standard" or default version, which is very annoying (Vendor ledgers default to the last 30 days - I almost always need to go back further than that). Please add more space(s) for us to add our own notes so AppFolio can be a "one-stop shop".

Our company went from an almost 100% manual system to AppFolio just a few years ago. Everyone is extremely happy with AppFolio overall (software, support, and continuous improvement the AppFolio team strives for)

Pros

How user friendly the software is and the time savings we receive from having every piece of information at our fingertips no mater where you are.

Cons

Although AppFolio constantly makes changes to improve and make software better, sometimes it takes a while to see a change take place. Not really a Con, however the only thing I can think of that could get better.

We've used several other Property Management software. Appfolio is the most user friendly.

Pros

We love the constant features that are being added regularly. The ability for owners and tenants having their own portal is great. Tenants are able to pay online and set reoccurring payments.

Cons

Appfolio needs to have an API so that we can easily integrate into our process. Reporting feature needs to be more robust and allow more customization.

the overall experience with Appfolio has been a positive one. it has really showed what people are truly capable of given software that works.

Pros

This software is easy to collaborate with teh whole team on even if you are spread out across the state or simply working from home

Cons

I would LOVE to see the ability so sync with Quickbooks!!!!!!! for a midsized company it is hard to stay on top of all the transactions that happen that need to be brought down to Quickbooks

### "You need Appfolio in your Life"

My overall experience has been awesome. it is integrated with my website so it is easy for prospects to apply. I can use appfolio from anywhere in the world on my cell phone or tablet. Love it!

Pros

I was a user of another property management software when Appfolio was introduced to me years ago. Upon the demonstration I was sold. I couldn't believe the ease of use and how it was improved every month with new features that users could request and we would get the updates at no extra charge. The entire staff at Appfolio was so friendly and encourging during the short transition and the tutorials were awesome. It changed my life and my staff love using Appfolio. It can change your life and your business.

Cons

There were no dislikes, I think they covered everything.

### "AppFolio Property Manager-When you want to organize everyone together"

I am in a living situation where this is a convenient tool. AppFolio Property Manager seems to have so much it could offer, but I am just a user and don't put more effort in to it. Since December, there have been a few times where I really had to be on top of my payments,postings,account itself. I'd say way too stressful minus the fact that it is electronic and easy. And my glitches can be seen on both ends, I can save images, I have reference numbers and such. So, if this is a standard in Property Management, perhaps the systems have multiple ways to be used and such. I don't lose money, or have safety issues or anything lie that. I do love the convenience when it works. 65% of my 6 months has been error free. It is here to stay to my knowledge so I will keep using and monitoring my account for my monthly transactions. If it is a one size fits most, I encourage Administrators to provide hard copy instructions to people who might wish to use this method to pay rent or communicate to their Landlords. If it is tailored to fit needs, then truly walk your clients through. I sense my housing company switched over to it before I moved in, so it's a work in progress. It beats paper checks or aperwork period.

Pros

This app/web software is fantastic at accepting my monthly payments electronically for rent, plus I get to keep my renters insurance on there along with direct messaging to find maintenance and such. It is easy to use and the technical side seems safe and secure.

Cons

I had to chose this service as I moved in December and this is the online Portal my Realty company uses. I am all about making it easy, being able to go back and review,see my info, transactions and such. Well, I have had more glitches than I care to speak of. I have had payments applied to the wrong people, major discrepancies, and the one thing is I don't know any better. It has been a learn as I go system. If you are on top of things, then fine. If you think it's press a button and all is solved, I would be a little cautious. I am not faulting the software and program itself, but suggesting that its main users might need a little help at times.

Cons

Maintenance needs to be manually updated so it's easy for landlord to be dishonest about requests being completed.

Whenever I speak to the representatives, they are always helpful and willing to help. They do not make me feel inferior. They explain and help without hesitation. If emailing doesn't work they always call me when it gets too complicated. Very nice staff. Appreciate them.

Pros

Easy user friendly. document all emails and work orders, new feature where you can add estimate amount to work order and not have to raise reserves and forget that they were raised. It reduced unpaid owners. I like that we can add documents to emails and larger files are acceptable.

Cons

Accounting seems to be a problem for me. I can post rents, but when it comes to reimbursing and crediting owners, I follow the example you have and it always seems to causes incorrect data. If I use Other receipt it creates a receipt with no money coming in according to the person that reconciliates. I have alot of trouble doing a simple task of crediting and/or refunding an owner. I feel examples of a few ways to do the transaction would help. I also like to videos for training. More examples of how to are always a good thing. especially if you get calls on the same thing.

Pros

The Mobile features are very useful. I need to have this info on the go so having it on my phone is very helpful!

Cons

Accounting isn't as upgraded as it should be. I don't do much accounting but both accountants we have had have complained about certain things and mentioned quickbooks being easier for accounting.

### "Zero Customer Service & Broken Promises"

\[SENSITIVE CONTENT\] sold us the service. They did not deliver on what he sold (lies lies lies). the onboarding team would call us & ask us to communicate to them through email? \[SENSITIVE CONTENT\] was rude & un-responsive. He did not listen to anything we asked or said. They sent our tenants an email on \[SENSITIVE CONTENT\] introducing themselves when rent is due on October 1st. Our tenants had no communication or notification of who appfolio was prior. Some of them thought it was a scam! After doing business w/ Appfolio, they are a scam. We had told \[SENSITIVE CONTENT\] that we would communicate with the tenants 1st & introduce them to Appfolio & appfolio would collect rents on November 1st. But \[SENSITIVE CONTENT\] didn't care & didn't listen to us, he got GREEDY & wanted to collect October 1st so he sent the email anyways! Most account ledgers they sent were wrong. We had several tenant calls, texts, & emails because of this! I emailed customer service several times & they just do not exist. This company does not provide customer service or support. They refer you to a help button or search bar! Food for thought. the parent company of Appfolio owns a company that competes w/ Zoom. yet Appfolio uses Zoom. I was told by an Appfolio employee that "zoom is just better"

Pros

Nothing really, the salesman \[SENSITIVE CONTENT\] was nice but full full of lies

Cons

Onboarding was a nightmare. Never got to use the service because support was non existing

It's been great overall. Again, the customer support reps are carrying the weight of my impression.

Pros

Customer support. If there's ever a problem they're extremely easy to reach and will hold your hand until the issue is resolved. I hope that this never changes as this is EASILY the biggest reason I'll ever be resistant to changing software.

Cons

Some HoA fund accounting issues have been tripping us up. I think it's finding that fine line between what an HoA request and whats practical to do.

I wasn't here when AF was chosen. I believe the reason was Buildium or w/e didn't have as in-depth software for the issues we had.

This software allows us to be mobile and have all info we need at any location.

Pros

Continuous updates, caring staff to help solve problems, simple menus, multiple ways to get things done.

Cons

Can sometimes have too many options for certain tasks. Once a new way of doing something is achieved, they need to remove the old option.

### "Appfolio"

Our company started using Appfolio in 2009. The transition to the new software was very hard since we transition from a DOS based system. Appfolio worked with us through the whole process until it was complete. Since using Appfolio we were able to cut down on the amount of documents and checks that pass through our office which has led to a more accurate accounts.

Pros

Appfolio makes the paperless process easy. The owner portals are great for keeping our owners informed and posting their monthly statements. The tenant portal is very easy for our tenants to navigate and most of our tenants are paying online.

Cons

One feature I wish that they could improve on is the Maintenance survey section. I would like to be able to send the survey to the vendors so they can see how their doing.

Limits information passage with computer based intelligence. Has work streams for the vast majority routine errands. Essentially robotizes our rental cycle from Visitor Cards, to Appearances, to Leases. Handles Move Outs well as well.

Pros

Capacity to access from any internet based PC, telephone or tablet. Program is thoroughly examined and tried. Has many highlights that save time and exertion. Computerized appearing, deals, receipt passage, work orders. My occupation is made simple with this product.

Cons

Just genuine disadvantage is on the grounds that it is very much intended for property the board, in some cases bookkeeping passages require numerous moves toward complete and unite what I call the 3 units of the program, Proprietor side, Occupant side, and strictly bookkeeping sections. Notwithstanding, their assistance screens and preparing are definite and they keep on robotizing probably the most well-known sections.

Excellent.

Pros

What I like most about this software is 1. ease of use. 2. constant updates or changes that improve use for both property managers and tenants. Often these updates are based off of suggestions of users where other users get to vote on.

Cons

I like everything about AppFolio; however I wish that the maintenance work orders was more intuitive. Such as ability to text tenants from work tickets. Automatically notify tenants when someone was by and what was done.

### "Appfolio - A Hidden Gem for Property Management"

Thing to consider are user roles are predefined - I don't find they current roles fit all situations; although Appfolio states they will customize. Appfolio provided training is a watch-and-learn overview video; This training is a bit oversold during the sales pitch. They do, however, provide a sandbox database for all users to play in to play and learn. On the other hand the tool is so intuitive, I never went into the sandbox, I just started using the application; and I use the On-line Help when I get stuck. Note, I am an experienced software tech - so my abilities may not be normal to others out-of-the-box. Appfolio does the system set-up and initialization based on a set of spreadsheet-based build sheets. This process can be improved, and personally I, and maybe others, would like to be more involved in the details of setting up the system. Some users might find the build sheet a bit complex in understanding how to complete for the "big picture". This is where someone who has experience in systemic implementation can save a company time. We implemented the build in 26 days (start of build to go live) for approximately 300 units and 15 properties.

Pros

It is very user friendly and easy to use. The intuitive nature of the screen designs is very simple for non-technical people to learn without much training. A comprehensive application for managing multiple properties/buildings in one application suite. Provides every basic need from birth to end of a tenant relationship. Getting started was not too difficult, as long as there is someone that has a comprehensive view of the overall scope of the implementation. Lot of function for the price.

Cons

Most cons are minor and I would not consider reasons to not use Appfolio, more considerations to understand when implementing. See general comments below. My biggest "peave" was they would not let you try the system or play in the sandbox until you agreed to purchase; only demos. I almost did not go with Appfolio for this reason.

My experience with the software has been great. I really like it. My main issue is the support, or complete lack there of. Buyer beware that if you have questions that cannot be resolved through online self help, then prepare for a very long wait.

Pros

The software is great to use as long as you don't have any questions and never require support. It is impossible to ever get anyone on the phone to help you and the company doesn't care one bit.

Cons

My least favorite feature is the support. It is impossible to get anyone on the phone to help with issues. They make you submit everything online and can take WEEKS to get back to you. They don't give you the option of scheduling a tech support call. This means that if you miss the 1 phone call you get in response, then you are out of luck for another WEEK or more. They do not have the ability to expedite matters. That means that if an issue is urgent and you are at a complete standard in your ability to use the product and run your business, they DO NOT CARE. I am writing this review because I wish I knew this before we signed up.

My overall experience with AppFolio has been a positive one! Whenever I have an issue or needing assistance working through something, their support team has been prompt and attentive. It's continuing to update it's software to meet today's needs and demands which allows us to continue to provide exceptional customer service to our owners and tenants.

Pros

Software is extremely easy to use and navigate. I've used other property management software and I will say that AppFolio has a simple interface to get you what you want without going through multiple menus. On boarding new team members with no previous property management experience has been seamless as well.

Cons

AppFolio is ever-evolving with new updates so it is hard to pinpoint a specific issue at this time.

It makes property management a lot easier every day. Love I can make notes for each resident and others can read what was the issue or concern or solution to a problem

Pros

Started working with Consensys Property Management 2 years ago and loved learning what this software had to offer. My other place of employment never had any type of tool like this use. I am still learning all that appfolio allows you to do to manage a property better. From creating work orders to closing works orders with notes, dates and fees. Scheduling tours to communicating with guest cards with photos to attachments every day or a year ago. Editing and date stamping what each person does to each profile or invoice or work order. I could go on and on what a great program it is.

Cons

We use mass email option a lot - every guess card practically. I really wish there was a mass text option to use with the guest cards that don't have emails.
