Appfolio is always improving the software and adding new features based on users feedback so it is constantly getting better. The functionality in Appfolio's software saves us time, makes processes simpler and easier to implement, thus saving us money. We now collect nearly 90% of rents online meaning less delinquencies. Tenant and owner portals provide important client information and tools which greatly reduces phone call volume. The online maintenance requests and 24/7 call center has also greatly reduced call volume and made maintenance 100% more efficient. Since switching to appfolio our business has grown considerably because it allows us to provide top quality service and focus on growing our business rather than being bogged down in the day to day aspects. Pros It’s very easy to use and intuitive. Has very good, streamlined workflows and a high degree of automation making our day to day operations much more efficient and error free. Cons Some of the mass communication features could be improved upon. It also lacks a customizable report writer so you are bound to the pre-made reports or need to export multiple reports to excel to create custom reports. Review Source JR John R. August 1, 2022 5.0 Our renting experience was tough with the landlords we had, but AppFolio made it MUCH more tolerable. Consider this a thumbs up from a renter user! Pros The bills due were easy to view and pay from any of our logins. Maintenance requests put in through the site can be given titles so they are easier to identify. The lease can be viewed at any time, and renters insurance can be integrated with the software. Cons Maintenance requests must be harder to put in properly from the lessor's side because when we called our landlords they never titled them making them get lost and never completed. Maintenance request forms are also very intuitive and work as a great way to contact the leasing office with any problems. Cons This software is great for one property (ex: apartment rental), but is difficult to use when you have more than one property (ex: apartment rental AND a storage unit). Since both companies use this software, it got messy when trying to switch between two separate properties under the same email/account. Pros It's an affordable option for a property management company that needs the everyday management tools without the expensive financial tools. They will call, e-mail, or set up an appointment to contact you to resolve the issue. They also will follow up and answer additional questions when needed. I have also gone to 2 of the Annual User Conferences and got to meet the support people that I have worked with. The conference also helped me interface with other customers and share my experiences and questions. It was wonderful. Pros The software is easy to use. The support is awesome! AppFolio listens to customers' needs and implements changes and new software options to help them run their business more effectively. Cons If you make a mistake, backing out of the error can be tricky. It works best for you to contact support to guide you the first time instead of you guessing how to make the correction. The leap to changing core software is never easy, but it truly propelled us into simplifying our business processes while at the same time expanding them. Work orders - enough said! Pros The product is not just an accounting software, everyone from the top to the bottom uses it not only to be more productive, but to get the answers they need without going outside the system or bugging accounting for it. Cons Appfolio is constantly improving, but there are still things I would like to see, some so simple, like tenant contacts having a label to distinguish the accountant from the onsite manager to the owner. Customers are listened to and the product is continuously being developed. And most of all the company and employees are great to work with. Cons There are a few accounting issues that require work arounds (for example, you can't post audit adjustment to the retained earnings account). Unfortunately for us, we didn't use all that AppFolio has in it. We managed about 150 units and this covered our needs nicely. If you don't have at least that many units, I wouldn't recommend it. Pros This software covers everything. Keeping track of every correspondence and all repairs/maintenance requests is so simple. The app is very nice to have as well. The online applications, rent collections, lease signing and ease of sending owners money are the features we loved the most about AppFolio Cons The accounting side is difficult. If you don't have a good sense of account terms and processes, this can be overwhelming. Because we still used QuickBooks for our accounting side, I didn't have to dive too deep. Appfolio was not just a little better, it was a totally better experience from start to finish. Pros I switched over from Yardi and it was like going from a car from the early 80s to a car built today. The search tool, the ability to add, delete, and edit information was super easy and the customer service was a hundred times better. i have had a few friends switch to appfolio based on my recommendation and they are all super happy about the switch. September 25, 2018 5.0 Since my company was already using AppFolio, when I started, I've never had a real "problem" other than, my lack of understanding, when I first started. AppFolio makes my work EASY!! I mean, who doesn't need and want "easy" in their day to day? Pros AppFolio is user friendly and their staff is always available to assist, when needed which isn't all that often. I'm talking user friendly with outstanding features, which help streamline my work day. On both, the Owner and Renter side, we get positive feedback, regarding their easy accessibility to their portals. I'm launching the use of the mobile app with great excitement! Cons My least favorite feature, is when I'm screening applications and there are multiple applicants applying as roommates or partners. I instruct them to mention the name(s) of the others, who are 18 and over, who'll be living with them, so I know that, they are a unit, so to speak. Where it says "applying with", I would like to be able to click on the other names, then be directed to their application, instead of having to go all the way back to ALL the rental applications. Appfolio started with the Accounting side and has expanded from there, and they have continually impressed me with the features they add. They update things frequently and have a support page that you can suggest things on, and they are very responsive. Cons They have a closed API so it does not play well with other software if you are trying to create workflows. It seems that instead of working with other software's, they try to replicate what ever the other software companies are doing so that it is all part of Appfolio. Cons In my specific role, I'd like to see improvement with the marketing function. While I appreciate the software sending out our vacancies to other ILS , they are not always relevant and cause us to get a lot of "junk leads". Ex: our off campus properties going out to campuscribz.com. It would be ideal to be given a list of possible sites from which you could choose where you wanted to send the listing. AppFolio has been that to us. I can take my tablet out to the property, take pictures of violations or maintenance repairs and upload it strait to the program. When back in my office, it is all done. No need to download pics to the computer to upload to the computer and think about where it was located or house number. Pros AppFolio has been a great help to my Property Management Company. Before AppFolio, I was using just an out of date accounting software from 1965. So now that I use AppFolio, It's all in one! Accounting, Data Base, Maintenance, Inspections, & Committees. We mostly deal with Condo and Townhome Associations and AppFolio has been Great. If we had any suggestions, they look into them and add them if they can. My owners can see their statements and have view only status of their properties, which is a huge plus with big investors and small owners as well. Collection of rent has never been easier with ACH rent payment. Cons It lacks in quite a few areas. The customer support isn't that great. It takes days for a response and there is no option to call in anymore. We have numerous times we are on a timely manner and cannot get the answers we need and have lost clients over it. Their suggestion board is great except when there are hundreds and comments on things, they don't do it. There is no real way for them to hear your answer.
