I like that it covers every aspect of property management from tenant to owner, move in to move out, and every item in between.

Pros

It streamlines reports and maintenance and accounting. It allows both tenant and owner to access areas that would previously required a phone call.

Cons

Some areas are lacking like inspection forms and dispositions

### "Some features are great others take too many steps "

Overall I like Appfolio but things could be better, get a call center for immediate help. do training before the system is rolled out, have a contact person accessible. Iit took us months to reconcile our books, and we are still working on that 11 months into it.

Pros

Some lease features are great, not being able to send reminders for lease renewals not so great. Applications on line is great, online payments is great, except it should allow people to select what they are paying beacuse it sometimes messes things up.

Cons

no way to set up sublets, we spend a lot of time trying to do work arounds for sublets. The accounting end is a nightmare, dealing with move outs, balancing the books, reconcile, to do corrections there are so many steps. We had Yardi before Appfolio things were alot eaiser with Yardi. I'd like to be able to decide what I want to print if I send out a lease, parking agreement and added addendums without printing everything, I just need the signature pages. Customer service needs to respond with step by step directions instead of general answers as though we know what they are talking about. If we knew all the ins and out we would not have to contact customer service. I've asked for training videos on stuff and have gotten no answers. There is no training, most of it you have to figure it out. A call center would be great, emails just take too long for a response.

### "Love This Program, But Could Use Improvements"

Pros

This is a pretty user friendly software. I was able to catch on quickly when learning how to use it. I am not a tech savvy person, so this is saying something. A few things I love: Texting and emailing my properties right from Appfolio and keeping our conversations organized there, running credit scores and background checks directly from the applications and Appfolio reminding me when a room is eligible for a rent increase! It's really the little things that impress me and make my job easier!

Cons

Reports are frequently inaccurate. I also have issues drafting up leases where certain fields will not populate in the lease. I have to cancel a move in and redo the lease from scratch again. There doesn't seem to be a rhyme or reason to why this happens.

It really helps to organize and get more done!

Pros

Software is easily to learn or "play around" with. Appfolio is making their services better weekly. If you find it's missing something- tell them about it, you might see your desired corrections in the near future.

Cons

If you make a mistake, it's difficult to "rewind." At times I was unaware what I did until it became problematic. There should be more "what does this mean" helpful info next to checked boxes, etc.

My overall experience has been good. It was very easy to upload all the information from our previous software.

Pros

I liked the ease of use and especially like the tenant/homeowner portal. This feature saves the staff a lot of time. Less phone calls from homeowners & tenants asking if they are up-to-date with monthly payments or reporting maintenance issues.

Cons

It's difficult to say what I like least. But there is one thing that I would like changed and that is when there are 2 or more owners, a separate homeowner screen is added for each homeowner.

Pros

Easy to use and navigate. Continuous product improvement and focus on customer wants and needs makes this a great tool to grow into.

Cons

While there are some customizable features, there isn't an option to design your own reporting. Some industry standard leasing and financial performance metrics aren't tracked in the system and it's difficult to pull together some of this data without a lot of manual work.

### "Wonderful product "

Applying for mortgages or issuing reports is a breeze.

Pros

It allows me to assemble data into reports effortlessly and quickly and allows me to find info quickly. It is the most important and successful business decisions I have ever made.

Cons

By definition this product is designed to prevent embezzling, which is what you want. That sometimes makes it difficult to fix a mistake you made. Some frequently done activities are so counter intuitive you could just scream. I have been begging for a link to “print envelope” on bill pay screen for as long as I have been a customer and so far nothing. There are times you just have to trust the customer service rep to walk you through how to fix something because I think even a CPA wouldn’t understand what needs to be done to fix something.

Getting better over time, but the best of the bread so far. Hope they can maintain their competitive pricing and rapid development and not let it reverse like their competitors.

Pros

The rapid development and deep understanding on various components of the business. The software does take the rocket science out of the business, organize it and make the various roles more manageable. It's grown considerably into something highly functional.

Cons

Its still growing and holds its development close, meaning there is little room for customization and various features that are either in development or not on the block, but with their "suggestion box" you can track and garnish interest for you needs to help push developers in the directions you need. They don't allow API interactions.

Good day to day management program. Easily usable mobile.

Pros

We use many, but not all features of Appfolio. We like easily being able to identify residents and have all their information readily available.

Cons

There is no ability to integrate the information with quickbooks or other accounting programs. We have had difficulty finding outside bookkeepers who are able to help us with appfolio. They do journal entries etc. like they would on other accounting programs and because they didn't follow the appfolio system, it screwed up our books.

I hate change and had built a cumulative system of various software's to support our business. The idea of dumping all that into one system was scary and took some adjustment. That being said I LOVE APPFOLIO. Sure there are a few things that are different or that I miss, but the software is soo comprehensive, so transparent, so easy to use and the company continues to improve upon it. I definitely refer people in multi-family or property rental to the system. I also think it is affordable, which is the reason we made the change to begin with. If it would have been super expensive then we probably would not have been brave enough to jump in and do it. Keep up the good work Appfolio team.

Pros

That it is like one stop shop for all our needs, comprehensive and ease of use

Cons

We are 55+ and there are a few "simple" features I really wish they would implement to make it function better. Ie; addresses on the guest cards, that if I make changes to a unit, it changes the vacancy posting contact, and there are a few others that is just what popped up in my mind.

Pros

Ease of training. 90% of the things we do like entering rent or adding charges to someone account can be taught very quickly. They have gotten a lot better with their support requests.

Cons

They have a water allocation feature that works very well dividing up current tenants water based on occupancy and square footage but you can not print a bill. The charges appear on the tenant account but you can not print out a bill which is required in my state. A have spoken to them 3-4 times about this and even wasted an hour in a conference call. Nothing. They track the occupancy as I have stated above but they won't tell you what it is. If you run an occupancy report is only for a single day. You can't run the report for the month or year on a property.

Everyday accounting is a breeze most of the time and that is not an easy task unless you have a good software.

Pros

The ease of using the accounting side of it and the many features.

Cons

There are some areas of the reporting side that could be improved. The fact that if you need something added to a field on a report that you have to wait until other requests have been made for the same thing then it is handed off to the development depart to add to the report.

The software has been wonderful and is very easy to use for both tenants and property managers. Other than the few bugs that were noted, I would highly recommend this software for any property management firms that are looking to get themselves up and running.

Pros

This service allows for a wide variety of property management tasks to be completed all from one app or online dashboard. From maintenance requests to sharing important documents, tenants are always in the know and have direct access to the leasing company. The maintenance request section is very easy to use and makes it much better on both sides as they are organized very well for viewing by maintenance personnel.

Cons

The software does have some bugs in it occasionally, but there have been instances where documents that had been uploaded no longer appeared for the tenants to view. There is also a payment delay of about 3-4 days between tenants receiving a confirmation and tenants actually having the money taken out of their account for any payments they make.

I use this software all day everyday and have nothing but positive results while using it.

Pros

This software is extremely easy to use and provides mobility as a SAAS which is important for our work.

Cons

The only downside is you are not able to access your info if you are somewhere with no internet, which is very rare and not a fault of AppFolio.

### "Helps streamline property management"

Pros

From the perspective of Tenants, they love the convenience and ability to pay their rent online with app folio. Converting to this software has increased our percentage of tenants that pay rent on time. The website integration worked smooth for us and it's a clean user interface that is easy to learn. App folio allows eSignatures for leases, online tenant screening, update vacancies to your website and push available properties to your website. They have owner portals so your property owner's can login and review their owner statements and work orders.

Cons

The app folio software has the ability to input work orders, but they need to allow a trigger to notify home owners, and also put in a reminder due date if work order isn't completed. Currently we have to put work order due dates in our iCalendar for reminders to make sure a job is completed so we can close the work order.

Great for running the buildings. We are presently trying to transition our management company into Appfolio from QBs. If we can will save significant time as we will not need double entry

Appfolio is very easy to use compared to other property management softwares, and is easy for tenants to use the product

Some of the accounting features are very basic but they seem to always be coming up with new things which is great.

If you use 100% of the appfolio features you can easily down size your staff and cost due to the system being able to do most of the work for you as well as all the communication with the tenants. Being able to have the pay online option, the renters insurance in the system and direct contact with the tenant in the system with it recording every point of contact is priceless.

Pros

This is the easiest and user friendly software out. I have used every other software on the market and Appfolio is the most seamless one out! Appfolio works for tenant, manager, and owner without missing a beat and you can't beat the customer support. The fact that it works just like an app in today's world is priceless especially for the tenant portal.

Cons

Only issue I have had with the software is at times it may double post when renewing a lease and changing rental amounts but its only happened a few times.

Pros

Features are good. Not quite fully functioning (For example a text to a resident can only have 300 characters, so you have to send multiple texts to say anything at all).

Cons

The customer service response times and problem solution time is days to weeks to resolve issues. It is the reason why I would not and do not recommend AF to others. If they got this part down, quick customer service and same day or 24 hour fixes of problems, I would highly recommend them.

Pros

One you get familiar with the program, it is great to get info on ledgers of tenants and owners; pay bills efficiently, run reports, send disbursements, reconcile bank accounts.

Work Order screen is a little busy--but I hear they are working to improve it.

Overall AF has been amazing. I honestly don't think I'd be in business without it.

Pros

The software is intuitive and easy to learn. When onboarding 5 years ago, support was great. I've heard that support has gone down. Love the new Smart Bill feature. I love how features are always added. I may sound like a geek, but I get excited each time a number pops up next to "What's New".

Cons

\- I don't like that I can't integrate it with other software (i.e. payroll, etc...). I would like open sourced if possible. - Inability to get someone on the phone for support. It always takes a day to get a question answered..... hard or simple. - I don't like that the software is not a good fit for owner/operators. I wish there was some sort of built-in way to handle mortgages and investments.
