March 4, 2020 5.0 AppFolio is a user friendly program with helpful support and development teams that are easy to work with. Pros The ability to access AppFolio from anywhere with internet / wifi access. It is very helpful when traveling or working in the field or from home. Having access to FAQ's and other helpful information through the program is also another plus. Cons It would be nice to be able to handle all aspects of managing our Federally subsidized properties through AppFolio. It would eliminate having to enter duplicate information into another program in order to communicate with Federal agencies and / or be able to obtain the proper information pertaining to a tenant's subsidy amount. It would be helpful to have the ability to opt out of some of the features available in AppFolio is they don't pertain to your company needs. Review Source MM Mary M. I know once we are fully automated, this program will save time and productivity will soar. Pros Appfolio is the perfect software for property management. I mostly use the accounting, property, maintenance and reporting sections which is fairly easy to understand and adapt too. I have been working in Appfolio for five years now and very comfortable. I would like to see more enhancements, however, Appfolio has been moving forward pretty quickly. The Support Staff are amazing! Once you place a support ticket, they respond within the day. Pros Our team loves the flexibility and ease of use. We also very much appreciate the ongoing changes and tweaks the AF teams makes to the software. They are constantly trying to improve it. Cons It took us a little while to understand the logic of the SW and how to use it to its full potential. Once we figure it out, we will never change to another platform. Pros I have used Yardi and Onesite at previous companies, AppFolio is better in every possible way. Not only is the software incredibly easy to use, it is also constantly improving as they take customers feedback. My favorite part of the software is how easy it is to get a hold of someone if you are needing help or just wanting to learn how to do something. You can call their customer service line, put in a work order and they will contact you OR (my personal favorite) they have an online chat option where you can talk to a LIVE PERSON almost immediately. If I ever leave the company that I am at, I will be sure to keep using AppFolio. Cons If I had to pick something as a con, I would say that when I am posting vacancies, sometimes it takes a little long to update to our site. Review Source Justin J. I am 12 months into working with it and have worked on leasing, maintenance and accounting. It's nice to have it all in one and how it all links together. Pros I like how it is cloud based and I can be anywhere in the world and have complete access to what's going on with our properties. Cons Reconciliation part. When we buy on the Amex credit card and then have to reconcile this onto Appfolio. I know there's no substitute for a credit card on Appfolio. Since then it is the continued improvement of the system. It is an all in one for property managers. Cons There is a monthly cost instead of one time fee, but this can be a pro as well since you don't have to buy a new license every year. Online portals for owners to receive bi-monthly statements and the ability to send funds to us for maintenance. Pros Tenant & owner portals. Online tenant & owner payments payments. Printing of bank deposit slips. Bank reconciliation. Tenant move out flow and move out refund process. Storage of documents within appfolio. Cons The management company does not have a set of books to account for the incoming fees. When we have to refund fees to owners for what ever reason, we have to issue a refund check to the property from the management company as opposed to refunding or offsetting the property with fees due to management company collectively that have not been paid already with a Debit & Credit journal entry. Pros The fact that Appfolio is the closest to a one-stop-shop for property management needs is crucial in a small, but expanding business. Coupled with their ever-evolving & improving functionality & user experience, I can't imagine touching any other software. Cons I can't speak to the accounting experience in depth- apart from rent-collection- but I know there are short-comings in bill-pay flow etc. as reported to me by coworkers. And I don't know if it's a reflection of my limited experience with other ways of operating in this field or a reflection of software developed by people without personal industry experience - I'm aware that consultants are used- but there are certain restrictions of organization and process that I would alter or that seem counter-intuitive for multi-family/ multi-property/ multi-locale rentals. Pros I liked the different options and features it had to offer as a Property Manager over multiple properties. I liked the simplicity of the ledger, tracking communication and ease of making notes on accounts. Cons I did not like that I had to download receipts, ledgers and anything else that I wanted to just print. I did not like the jumbled layout when you are looking at a tenant digital file. February 6, 2020 5.0 I coordinate the work orders for about 150 units and I need to know that I can depend on a software program that will make this efficient, and organized. I'm able to write notes so I can keep on top of what has been done and what still needs attention. Pros Appfolio is very organized and user friendly. It has to be! Tenants need to be able to enter their work orders easily. I need to be able to get these work orders to vendors easily. I also need to be able to see at a glance where each work order is in the process. Cons Very minor things that I can see need to be fixed. I would like more options when I run reports, print out envelopes, etc. Reason for choosing AppFolio Property Manager I did not choose AppFolio. It was in place when I came on board. You need to be able to contact someone to help resolve problems and appfolio will not give phone numbers for any of their customer service employees. There are things that are time sensitive and when you need help you shouldn't have to wait until the next day to receive an email that usually doesn't help anyway. Pros relatively easy to maneuver within appfolio unless you have a problem, there are lots of different ways to accomplish the same result Cons things constantly changing, don't have time to review all the "new" features every day, hate it when something I use every day is all of a sudden completely different, and most of all appfolio has the WORST customer service I have ever experienced. Lots of functionalities and AppFolio support team is great. The software also allows you to create different reports which is very helpful. Cons Although it hard to find something that I do not like about this software, if I had to pick one thing it is that the accounting features are sometimes difficult to use and understand.
