I am excited to see what new features and enhancements get rolled out. Pros This is a very easy software to learn. Finding the information you need quickly is one of the best features to help with efficiencies in every job. I also like that it is all in the canned version and you don't have to get nickel and dimed with separate modules. Cons There are still a lot of features and reports that would make our experience better or eliminate workarounds, but you have to wait for it to get to the top of the list of priorities for product roll-outs. April 24, 2018 5.0 The ability to handle all 30 HOAs in one place and not having to swap between different software when going from one HOA to another. Pros The user-friendliness of it. You can navigate your way through the software with ease. Great customer support system as well to help with questions. Also offers tutorials for you to watch to learn how to do specific things like keeping up with violations. Cons Not having the ability to input specific dates when using the delinquency feature. Some HOA board members want to know how many people were delinquent on a specific date and the software doesn't give you the ability to do that. In regards to the delinquency report, we are working on the ability to run scheduled reports so I recommend that you schedule this report to run at intervals during the month so you can have accurate reporting on delinquencies. Pros We use Appfolio because it is user friendly for our Branch Managers...they are constantly upgrading and improving the software and responding to user issues. We will happily continue with those options after using Appfolio for eleven months and not obtaining the results that were guaranteed and expected. We will continue to search for a software that fits our business needs. Pros \-All in one property management software Cons \-No Support (Appfolio sells on having 24/7 support for your company, calls are routed to call center of trained reps who have never managed a company, different rep every time there is a support request, Making it extremely difficult to train a rep on your company to be able to adequately answer your question. especially when you're being rushed and only given minutes to ask the questions) -Limited User roles (make sure you only have about 5 employees that are able to view all accounting or no accounting information) -Accounting (Cannot transfer fund between properties, cannot apply individual credits to vendors, cannot consolidate reports) -Move outs (Support does not understand funds being transferred from Security deposit account to Checking and cannot help reconcile those funds) -Many more cons Review Source SS Sara S. Pros For the most part, AppFolio is user friendly. There are multiple things that really need ease of use but getting quicker help would be better for all involved. Cons Technical Support - help. Getting hold of someone is not that easy. The chat is great for simple things, but getting someone to call back can be tough. There are times that the technicians that call back - do not know all the answers, which then takes even longer. Having the technicians know more would be better. Cons Top 3 items. 1) The import export function is very basic, a user can not create a custom export/import layout nor will AppFolio provide as an additional service. For example, can not create a specific export file for Positive Pay, which is an important bank feature that prevents fraud for your bank accounts. 2) When recording a journal entry you can not assign to separate properties by Journal Entry line item as you can in other applications. 3) Getting support is difficult and very time consuming. October 26, 2018 5.0 Overall, I think Appfolio is great and I love the fact that they are constantly updating things, not only to make their software run more smoothly, but to keep up with current market trends of Customer Expectations. Pros We manage primarily Single Homes and the thing that I like the most about this software is it's mobility. In the Property Management Business, there are so many different places to be in a given day and with Appfolios mobile app the office goes with me so I can quickly refer to things while out on the road. Cons The thing that I like least about the software is the inability to pick up the phone and get an immediate answer to my questions. From a business standpoint, I can understand why Appfolio functions the way it does through written support request, however, when I don't know an answer, I have to quickly provide some sort of "work-a-round in order to move on in the day, and I'm afraid that I will forget later to correct or submit my request so that it can be corrected if necessary. Pros The software was easy to use, with multiple platforms to seek help when needed and a great customer service. Everything at the tip of my fingers, it thought of things we would let slip by. Not only that but they are always looking for ways to better the system to make it more friendly user and accessible to the needs of each individual. Cons Since we work with a lot of foreigners they did not provide the 1042 required instead of the 1099 for those foreigners owners. They have an inspection system but it can be edited at anytime and doesn't have a signature process that closes the inspection out (similar to the lease process). Because of this I give them an A. Pros Appfolio continues to add integrations that make sense and continue to drive innovation. We don't need everything they come up with but unlike their competitors they're not behind on 99% of the tech out there. Cons There are a few software additions they have pushed out that very few people seem to actually need but things like online signature for inspections remain unresolved/not really responded to in the same way as other product feature forums. The online inspection has more votes and more comments than several of the items that got implemented. This is the one thing that seems to be critical to every type of pm business that appfolio hasn't truly given great thought to imo. Review Source SC Susi C. It does not seem heavy on the back end which I think can often cause slow down within the program. The program is user friendly making it easier for the new user to learn the program. Pros This is a very user friendly program, not complicated or loaded with features mos users would not need. I have found it is easy to navigate within the program Cons When revising a move out the process should be simplified. There should be a way to revised the move out that does not require higher management to totally undo the move out accounting prior to the property level managers making a revision. There are management level approvals that are in place before a check is issued which would eliminate fraudulent activity from happening. Also great to be partnered with a software provider that is constantly innovating and never settles with the status quo. Pros Extremely user friendly and lots of features that other softwares lack like ability to text tenants, Key tracking capability, maintenance tech log-ins, etc. If you are not using Appfolio in this industry your competitors who are using Appfolio will have a competitive edge you don't have. Cons I wish their development team was a little faster. Seems like I have been waiting years for developments they have been promising for a long time like e-signature management contracts and similar improvements. Also, their accounting piece has always been a little weak compared to true accounting softwares. I'm a new firm working alone & I can do it w/o training" August 10, 2017 4.0 Quick and easy. Linked to website. Market analysis. On-line apps, guest cards, payments. Tenant liability insurance. Ease of reports. Owner and Tenant portals. Everything is basically in one place and I am not on the phone all day with inquiries, work orders, angry owners/tenants. Most is done via text/email which not only keeps me off the phone but also provides a paper trail as well as allowing me to be more efficient when moble. Pros There are multiple ways to get where you need to be. If an error is made, it is easy to correct and still leave everything looking "clean". Most is self-explanatory but help is readily availabe when needed. I especially like the video turtorials when I don't understand something. Integration with the website is awesome! I love the market analysis tools. Insurance integration is great too. Cons The help section is not always easy to navigate. The calendar should sync with Outlook and other sources so we can use as primary go-to for our entire schedule. I would be extremely please if AF would generate and send lease renewal notifications as this can be a timely task to do manually from a report. Pros Easy to use, intuitive, cost, the software is constantly being updated, owner and tenant portals. Cons Not really geared towards commercial properties and how they operate. They have added features for commercial users but it is still lacking in some areas. We are still having to use MRI along with Appfolio to get everything done. I have confidence that they will work to improve on the things they are currently lacking. Pros Appfolio is ALWAYS updating and adding new features. They take feedback from their customers and apply them quickly and effectively. Once you learn the basics, it's fairly easy to navigate through most of the features in the software. Great customer support - they normally reply within minutes if it's during normal business hours. Cons Sometimes it does take them a while to add a feature that has been suggested. Sometimes they also work on features that are less critical before the more critical ones. Photos and inspections need quite a bit of work. I tried to call and figure out why and got no answer. I had to email to open a case, got a reply with a generic and vague answer saying "they can't disclose why they cancelled my services, but it was final" and absolutely nothing I could do about it. Stay far away from this platform, it's simply not worth it at all!!! Pros Not a horrible system, but the lack of communication and absolute disregard for their customers is despicable. The service I have had while we have had Appfolio has been top notch. I find it easy to train users in our company. The help center is easy to use and has almost everything I need when I need to reference back to something I do not use regularly. Pros I love that they are constantly improving their program using real input from the users. I also like the overall ease of use of Appfolio. Cons The only thing I would change would be that I would really love to be able to set up the quick links from the home page to suit each user. Having everything stored in one place has been amazing. Like to have notes when people call in so it can be recorded. It has been great to be able to drag information in PDF form from anywhere. Pros Invoices within the system by Vendor and or Property. This is right at your fingertips for all questions. Cons Integration was very difficult because we did not have an accountant on staff at the time. Would like more ease with maintenance. We waste copious amounts of company time and money doing three times the work cleaning up preventable messes (on AppFolio's end). I am convinced the reason AppFolio retains customers is because like us, they feel trapped by the arduous task of moving everything to a new platform. Now that I am a property manager, I see it from that side. My owners are very pleased with the information they receive and how they receive it. Pros Simple for owners and tenants.
