Now that I am a property manager, I see it from that side. My owners are very pleased with the information they receive and how they receive it. Pros Simple for owners and tenants. Everyone is able to use it. Cons I would like to be alerted as leases come up to renew. The software simplifies our communication internally, and our communication with our tenants and vendors. We are easily able to update our tenants and owners with necessary information. We have a great response to their online portals. We are very happy with Appfolio. And happy with the effort from Appfolio toward continued improvement of their product. Pros Ease of use. Getting new hires up to speed takes minimal effort. Communicating across our team is made easier by instant access to team notes, photos, communication to tenants, etc. Cons Our accounting team has had some challenges integrating with Appfolio. July 28, 2017 4.0 I like that AppFolio is working to build relationships with some third party companies for integrations. Most recently, they teamed up with an attorney to offer an easy collection integration. They also just launched some functionality with SouthData. Pros The software is very easy to use. The customer support has been great. They listen to the end users and are always improving the product. We as end users can join focus groups and help to develop a better software program. We are able to help beta test some of the new things before they launch them to everyone. Online payments to vendors and owners and ACH from our customers is very easy to use and funds very fast. Cons Missing some basic functionality (not a huge issue but could be better). This is something they are working on. Cons When acquiring a property and loading the security deposits paid to the previous owner is complicated. Would prefer a more straight forward process. Everything is organized in such a way, it incorporates all operations into one product. Navigating through different pages is interlinked succinctly allowing the end user easy access to information and workflows. Another amazing feature is the help page. They also have available a help assistant chat. You are able to access immediate assistance to navigate this powerful tool. Cons At this moment, I do not have a con. Appfolio is always trying to improve. If there is something missing, it is easy to make a suggestion. There are some features that are very important to me, that still haven't been developed. Pros It is pretty easy to use and it helped me organize my business. Cons Customer support - it takes time to get hold of someone and to get your questions answered. In this day and age, I would expect faster response time. I think they should have a 24/7 call center. Cons Appfolio has some nice reports, but lacks the flexibility to change the reports adding unnecessary waste of time every time reports are run that then need to be modified in Excel. Pros Tenants can pay online be bank account for Free! Appfolio also allows to pay online by credit card, and be cash using a barcode that the tenant uses at CVS, Ace Cash Express, and other stores. We went from collecting money orders and checks, to 90% of tenants paying electronically. This software single handedly changed our business. Cons Takes time to adjust to the accounting method. Pros AppFolio is a product that seems to be under constant improvement - unlike some others, the AppFolio teams listens to their users, and constantly revises and improves their product keeping it up to date with needs of its users. Cons In some cases, instructions could use improvement in the area of details that follow actions - one might assume they "think" they know what will happen, only to find out their action did not produce the sought after results. Tech support goes above and beyond. Tech personnel are quick to respond, friendly and patient. Tech support will also walk you through the steps if necessary. I know we need to utilize more reports for the owners than what we do currently. Pros The program makes managing record keeping much easier and faster. It allows you to have multiple choices for reports for the property owners and year-end reports. Tenants have easy access to paying rent on-line or turning in maintenance requests through their tenant portals. Tenant pages allow you to keep notes, add photos, send tenants a text or e-mail attaching it to their file. Cons Nothing. We do not use all features of the program at the current time. They care about what we need in a program and are always communicating what updates they were able to add to the program to help in our businesses. Their 24 hour maintenance service is a life saver for us. Their website has been a valuable tool for our tenants and property owners to engage in. Thanks Appfolio. The user friendly environment and how they are always perfecting their already great program says they care about what we think and what we need. It's not perfect but they always work to make improvements. It's easy to use for both managers and tenants. Owners dont love the reports - they are hard to understand and should be laid out easier. Pros This property management software is easy to use and user friendly for both manager and tenant. Easy to store notes, files, and data all in one place easily accessed by anyone on our team. One stop shopping. Cons Reporting is clunky and could be improved. Emails often dont deliver to owners or tenants and you are not aware of it unless you check back in on the tenant or owner page. Pros Appfolio has made my life easier when it comes to preparing monthly financials, journal entries, and creating payable entries. What I appreciate most is the ease to edit entries, rather than having to reverse and start over. The selection of reports available is more than adequate, and is very helpful when reporting to owners. Cons I find the bank reconciliation process slightly confusing, or in need of some improvement, although I wouldn't know what to suggest. I would also like the ability to split my balance sheet so that I can have both cash and accrual run at the same time. Pros The products has several reports to quickly find what you are looking for to create PDF for owners and tenants. Invoices are MUCH easier to input into the software and its very easy to keep track of owners and vendors that need to be paid Cons Upon signing up for Appfolio we were pushed for a start date. The training is not one on one until all data has been transferred. Then they offer you an assistant for a few weeks. Then afterwards to have to call a number provided by Appfolio, leave a message and wait on them to return your call. Customer Training could be better Reason for choosing AppFolio Property Manager It was similar to our old software but more user friendly.
