Daily work orders are the biggest use for us . being able to use the dashboard and quickly respond to tenants, owners, and vendors helps us maintain good relationships with all involved.

Pros

I use the system for our daily maintenance needs. i am in front of the dashboard all day. it helps me make sure our team is on the right track when helping tenants and owners.

Cons

Right now what we have is good. Once we can add the accounting section to the system it will make life alot easier. In the past at another company we used it fully so i know what it can do.

Appfolio is a great software system. once we are able to use it fully for accounting also it will better for all of our team. Hopefully that will come sooner than later.

The software is a little pricey. I really don’t dislike anything about the actual program. Or using it.

The ability to run reports for our clients and send them via the system, ease of communicating with boards and owners, excellent web site support, very good technical support

I think it would be great to have the owner statement be a live feed and only do monthly statements when we close the month. This way owners will see whats happening live.

Pros

Its great to have a web based product. Ease of pulling reports and keeping track of tasks. Text messaging has been a blessing! It creates ease to communicate with our tenants who are commonly using their phones.

Cons

There are a few things that happen in accounting that require an extra step. For instance, any reversed or reapplied receipts do not change the management fee charged when posting fees so I have to manually audit.

Pros

Super easy to use, easy to get to reports or view tenant info or send leases from computer and just as equally user friendly on the mobile app.

Cons

Uploading pictures to properties from my phone is difficult and doesnt work right. always takes too much time to upload multiple photos

It is for the most part user friendly. We have used it for several years now.

Cons

There is no call and speak with someone right then about issues. Also the accounting portion needs work. I need to be able to put mortgage rates in as to monthly adjust what is paid to principle and what goes to interest.

Appfolio has made it very easy for me to manage my portfolio under one software. I used to have to track work orders separately; now everything is tied into each tenant/building/owner.

Pros

It's extremely user friendly and allows you to keep everything in one spot from financial reports to tenant issues to building repairs.

Cons

I wish there was a commercial versus residential version.

The program works well overall, however it can take time to get questions answered. This can be frustrating especially if it is a critical issue affecting tenants, leases, etc.

I appreciate the way this software seamlessly controls the owner's, property, and renter's ledgers in one integrated system. My data is secured and stored in the cloud for easy access anywhere and anytime. It is also a major plus to have continual improvements to the software platform. You can tell this company is listening to their users as well as industry best practices!

Cons

On my phone app, I run three platforms and have a hard time going from one to the other

Overall I give this that the 10 because it's all One stop shop you don't have to have a bunch of different apps to do anything you just so you can handle everything that has to do with the complex maintenance rent application it's amazing.

Pros

The features that I like most is you have payment internet portal. You can also do your maintenance request and access any of your online documents like your lease. They even have an application inside for you to get renters insurance set up.

Cons

I dislike the fact that it cost $10 to process your payment by debit or credit card that's excessive I think.

The ability to manage tenants and owners in the same software, the easy of online payments, and the ability to send owner payments ACH. The advertising and the ability to post to the internet and our company website is awesome.

Pros

The ease of use, the help topics, and the ACH payment functions.

Cons

The only thing I could complain about is printing checks. There are multiple steps to go through to print/download a check.

A tool for our tenants and landlord to make payments.

Pros

Tenant Plataform. Easy to make repair request and pay rent. Owner contribution are also easy. Uploading invoices are easy too.

Cons

Every request must be through email. You don't have an phone number to reach them and ask question while you're working with the system and have some question. Sometimes an issue takes 16-20 business days to get resolved. Also if you're not an Accountant expert don't even think about to work with this system, very difficult. They keep saying that a mobile friendly but they don't have an app.

Running a full service property management company that manages commercial and multi-unit properties we needed a single-source comprehensive solution. It needed to be easy to use and customize so we could learn the system, easily on-board accounts, and train employees. AppFolio offered all of that, as well as strong customer support, a modern interface, and easy to implement, integrated web-site.

Pros

Ease of use and user interface. The ability to directly and simply customize reports helps provide each of our clients with the information they want, the way they want it.

Cons

There is not really anything I don't like about AppFolio.

The system is easy to use and very helpful to keep track of all tenant records, payables and to easily stay in compliance with DRE regulations.

Pros

I love the fact that it's super simple and easy to use and understand each part.(payables, receivables, reports). The pricing for the software is very doable and manageable

Cons

The customer service was 5 start when i 1st starting using the system. Sadly that has come down. With everything being automated the lack of a quick response from a human can be frustrating. The vacancy advertising link is also very frustrating. Things don't fall off when we remove them from the internet and there is no one to help with the 3rd party vendors we need to advertise with

We love this product so much, I wish they made a regular business accounting product, because I have so many friends that need a good program for their businesses, because they hate Quickbooks!

Pros

We had an old competitor's program for property management software, where we were required to buy a copy for each machine. And support was an extra fee. Not only do we save money on the program itself, but in time doing the actual account management. Everything from start to finish with a tenant, as well as the day to day accounting, is leaps and bounds ahead of the old program we were using.

Cons

Only down side is our tenants can't pay online since they are commercial instead of residential/multi-tenant.

10 experience. Love the tenant ability to pay rent online, the automated payment process to vendors, the smart bill loading function. I love the app feature on my iPhone can truly do anything I need to on my phone.

Pros

I live the ease of use, the constant evolvement of the process. The automation on bill entry is awesome.

Cons

The accounting could be a little more user friendly as it relates to multiple bank account use.

My overall experience has been great. I'm handling a large portfolio with a lot more ease than I could have before AppFolio. I've got the tools to wow prospective clients.

Pros

What I like most is the ease of use and the streamlining of many procedures that previously ate up a lot of time.

Cons

There is no reason to like anything least because if you submit good ideas for improvement, they take it seriously and frequently make the modification. It's always getting better!

Overall, my experience with AppFolio has been positive, especially from an operations and administrative perspective. It helps maintain consistency in how information is managed across properties and teams, which is very important when handling a high volume of updates, records, and daily tasks. Appfolio makes it easier to monitor processes, reduce errors, and keep workflows structured. While there are still areas where automation and efficiency could be improved, it remains a reliable system that supports both operational productivity and team coordination.

Pros

I like it the most now is how easy it is to manage multiple tasks at the same time. Whether it’s reviewing tenants, updating property information, or checking statuses, everything is accessible and straightforward. It makes my daily work less stressful and more manageable.

Cons

I like the least is that some workflows/to-dos are not as streamlined as they could be. There are areas where automation could be improved to reduce manual work, especially when handling updates and tracking changes. I am manually assigning it to some users.

Overall is a good experience. It has helped with processes and efficiencies and they do keep doing improvements.

Pros

That everything is integrated from the application process to the financials it helps eliminate multiple entries and reduces the changes of error.

Cons

Some features are only kind of where they need to be. There are some things that are simple and logical to a process that needs to be implemented, this happens in quite a few areas, like a process isn't thought all the way through before changes are made.

I do not believe we can properly manage our business with this software. We may have to move back to Propertyware.

Pros

The sales team is very good at selling this solution.

Cons

Absolutely no support! Transition was a nightmare. Accounting package is terrible. We ran owner distributions and many were left with negative numbers and no one at AF could tell us why. Reporting is almost useless. Owner statement is terrible and you cant do anything to make it better. We were promised a timely ACH of 2-3 days (this was a big selling point) and it takes longer that the solution we moved from. All sizzle and no steak!
