I am pleased with this portion of the program, works well. Regarding the insurance , I believe you should use the same format for owners as you do for tenants. I am pleased with the addition of the key log and ability to add tenant vehicles. Keep up the additions, they are helpful Cons two years ago when I started using this program. I was very impressed. It was very user friendly About 6 months ago or less, you changed the Dashboard. HUGE MISTAKE. You have been notified by numerous users that we are very unhappy and turned a great program into one that none of are not pleased with . Our words went on deaf ears. It is easy to use, easy to train on, easy to export information. Pros This product is extremely full functioning. It is easy and intuitive to use. It can handle all the requirements of Oregon's Real Estate Board and Landlord Tenant Laws. Cons Nothing, I like it all. We have been using it since 2009 and I am so happy that we chose AppFolio. We almost went with Yardi and after having trouble setting up Yardi someone recommended this software to us and we jumped. Reason for choosing AppFolio Property Manager We were having trouble getting Yardi set up and AppFolio was recommended to us the end of 2008. March 5, 2021 5.0 It has been great. We generate monthly income statements for each client and their property each month with just a click of a button. My job would be so much harder without AppFolio! Pros This software is just amazing. I work in the property management industry, and this software makes it so simple to manage all of our client's portfolios effectively and easily. We have a large client base, and AppFolio allows us to manage their portfolio from maintenance all the way down to accounting and insurance. It is GREAT! Cons AppFolio is constantly changes. January 17, 2018 5.0 Using appfolio is quick and easy. I am thankful for a product that goes with me wherever I need it to be. Pros I appreciate the flexibility of working from anywhere I choose. Not having to be "chained" to a desk certainly has changed the face of our business. Appfolio is always making changes to increase our productivity by taking things off of my plate (ie- reports that I no longer have to generate individually, auto responses, reminders, and the online portal just to name a few). Cons I would really like additional options in the letters and reports section. It has a large variety, however, there are some fields that I am not able to merge because they are specific to an owner or tenant. Also, I have been asking for several years for an Ad Hoc report. Makes it easy to locate what I need, it be a tenant, check, owner, etc. I also like that it is constantly being improved. I like that the Appfolio team takes our suggestions on features to add or change within the system. Their support staff is always professional and courteous. They are knowledgeable of the system and are always willing to further explain how they resolved the issue. The live chat is a lifesaver for minor issues . Overall, this software is great! Pros My favorite thing is that we only need one system for everything. It stores our owner/tenant database, properties, financials and tax info. Cons Some difficulties arose when trying to merge data in and also when the property is a seasonal vacation rental. Cons Really the only con I can think of is when it doesn't "remember my device" when I log in, even when I ask it to, and it sends me the verification code, sometimes requiring that multiple times per day. Pros Appfolio gives a good snapshot of the tenant record. It is easy to search for a tenant and view their record. Appfolio has many tools to help a property manager manage tenants and vendors effectively. Cons Appfolio leaves little room for customization. The layout is as-is. It would be great if they provided links to sections of the record on the left side of the screen to quickly take you to that section of the page. The main search bar should allow you to search on Guest Cards as well as tenants. There need to be improvements in creating reports. Review Source JB Julie B. The leasing portion with guest card ability is great. Pros The ability to access the software remote. The ease for our tenants and owners to find information and submit payments. Texting and email ability is great and good that it keeps it in the communication to refer back to. The activity button is awesome too. Cons The inability to add move in inspections to the move in flow for tenant signatures is crucial and very lacking that this still is not possible. July 13, 2017 5.0 Having been an Appfolio user for almost 3 years, I've noticed that customer service does not seem to be as responsive as I remember it being when I first started. One-on-one training on the phone really helped in those early days! That said, I have been able to resolve more and more of my problems with the help pages, which are fairly comprehensive. Pros Everything about running the business is in one place. I have been able to manage more properties as the business has grown! Cons Sometimes I miss having a ledger-based option for the bank account. I still use Quickbooks for that, and there is some duplication of effort there. There is a definite learning curve to the program--and I am still learning new things, but it is a powerful tool. If you still can not get it, customer service is just a phone call away and they are always courteous and knowledgeable. Quick response time too. Pros Being I am new to the apartment industry I could not believe how user friendly it is. I was able to jump right in and start making maintenance request, posting receipts etc. Easy flow. Cons Once you are in a tenants ledger if you do any update to charges can not just jump back to the main tenant page to see the new balance. We have looked and found nothing better, as of now. Pros I like how easy it is to use, most of the time it is very user friendly. Cons There are some features which are (IMO) missing. We need owner payments to be processed through the previous month, much like the property management fees feature. We need to be able to have recurring fees on any day of the month that we chose without it defaulting to the first. Pros Being able to send rent increases and Lease renewals all from the software is a great timesaver and it decreases the chances of making human errors. Pros From using AppFolio before it was "New York Ready" to now has really been a game changer for our company! The functionality, stability and tracking of every entry is unprecedented. You can navigate through AppFolio with ease and track all maintenance requests, work orders, accounting and much more! As we continue to use AppFolio, the updates and new features are always very, very useful. Cons I wish there were some aspects that were customizable. One example is being able to customize the invoices based on templates. This would allow us as Managers to include building notifications, notices and other information within the invoice. The first 10 years we did not use a set PM Program. After now using AppFolio for the last 5 years, I will choose to never do PM without. It is so user friendly for staff, owners, vendors and tenants. Pros The multi tasking a person can do with using AppFolio is so good. Production is way up with this program in play. Cons The crazy thing is if you ever have an issue or dislike something, you simply submit it and AppFolio does all it can to cure that... They are forever updating, when they know a better way. Cons This is not a good software for Bookkeeping. I am the bookkeeper and have a lot of difficulty stopping the program from doing things that mess up the accounts. I am also not fond of the new layout or that they rolled it out with many people stating it was not comfortable to use.
