### "Fantastic Customer Support"

Pros

My experience with the AppFolio staff has been exceptional. They offer training and coaching, which amazing if your a first time AppFoilo user. The first time I requested information on how to encourage residents to make payments using their online portal, the customer representative reached out and was informative on the subject, she also provided flyers to post around the community complex. the representative offered a new perspective and great ideas that were very useful when implementing a brand new system to make monthly payments. The second time I requested help I received a response the same day from another representative, he followed up with me again to make sure that my questions were answered. Thank you AppFolio Team for making my experience fantastic. I would highly recommend AppFolio as a 1st Choice for Property Management Software.

Cons

I would like to have a designated space on the tenant profile to enter an assigned parking space (A combination of Numbers and Letters).

### "No Customer Support"

Not enough training videos and absolutely no customer support. Put in a request for support and a week later if lucky they contact you then ask for info that is in your request. This goes on for weeks. I am now 7 months behind in my reconciliation as the items I need help with they told me they had to get support for. Once that was resolved I am put back in the que to try and catch up with the rest of the errors to get my books back on track. There is no urgency or assignment of one person to help you thru an error. It takes nagging and then they still ignore you. I feel trapped as I can't catch up and can't switch companies until the corrections are made. They are horrible.

Pros

I thought it was software we could grow our company with. It was recommended at a NARPM Convention we were at and we were just using quicken and our Real Estate CRM.

Cons

Hard to learn. No quick view for Broker Owners to monitor Team Tasks quickly. Was told they were working on this for several years now.

### "Software is great but the customer service is the pits"

It helps us manage our large portfolio of multifamily housing with ease. We can also pay bills using eCheck and there is a lot of very good functionality for managing real estate.

Pros

The software is great! So easy to use, it is cloud based on the web so you can use it from anywhere as long as you have a web browser and the have an app too. It is also mobile friendly so using it from a cell phone or tablet is a breeze!

Cons

Customer service is the ABSOLUTE WORST!! There is no phone support!! Don't let them fool you into thinking there is. You need to send them an email with a 'support request' and they then take 5 hours or even a full 24 hour day to get back to you!!! How does this help if I need a quick solution to a glitchy rental application with co-signers and tenants waiting in my office to sign? Absolutely unprofessional and bad practice for an upstanding public company!

Compared to other programs that I have used, AppFolio was designed from the end user approach.

Cons

Ability to tailor fields to specific needs. For example - In addition, to Electronic authorization check box, there should be fields to check the following: Opt In: This means that the homeowner is allowing the use of their email for transmitting HOA communication. In addition, should a member/homeowner request a contact list it also permits the release of their email information. \[Examples: A homeowner disagrees with the Board on an issue or wants to initiate a recall of the Board. After providing an explanation as to the purpose of the request, as a member, they could request a membership contact list to communicate with the other members/homeowners.\] Opt In – Management Only: This means that the homeowner is allowing the use of their email solely for management use only. They do not want their email information give out to other members/homeowners. Opt Out: This means that the homeowner does not want any communication via email. All communications are to be mailed to them.

### "Easy to learn and use"

Customer service is very responsive. My questions are always answered quickly, or researched thoroughly to get me the best solution.

Pros

When I started using Appfolio 3 years ago, I found it easy to use and was able to offer suggestions on ways to improve the software for my company's benefit. These ongoing improvements have helped me manage my property better and with more detail. At this point, I am excited about what's new every time it pops up. Some of the implementations are simple, some more complicated but almost always very useful to me and the rest of my property management company.

Cons

I would like to be able to search guest cards in the universal search function.

It has allowed us to automate many manual tasks if you use the system effectively. I can manage entries from anywhere that I have WiFi available.

Pros

Cloud Based, very well thought out and designed, excellent search, good quality accounting, excellent only help.

Cons

Some entries require that you be very familiar with the software or follow their help screens precisely. It's not your normal accounting software. Some activities require multiple entries to have everything balance on both the owners and tenants side of the ledgers.

It is good.

Pros

The search function is the best for any software I have ever used.

Cons

1\. We aren't able to customized all the owner reports without calling support. 2. We can't run a report with cash balance available by a certain date for owners - besides the owner statement enhanced. This is important to us in order to key in AP the owner distributions. 3. We can't show the owners the reserves they have with us without the owner statement showing that they owe money so we have to create an extra report with the owners reports (GL cash report) .

Pros

I love the flexibility of Appfoilio and its mobility. I can work from anywhere. All the notes and property information is at my fingertips. All phases of my job can be completed using just this one program.

I need the upload of photos to the inspection process to be faster & automatic.

Keep up the good work!!

Pros

Grant is a wonderful source of help. He calls me quickly to resolve any problems we are having. It is much better than the previous software we were using. Tenant Pro. For the most part it is great!

Cons

The things that are working well is what has been changed such as the reconciliation. The new is ok but the old was better for me. The bills are hard to work with if you make a mistake and need to correct something. Mostly little things on a daily basis. I know the help resource people are very busy but if you could make the help turn around time a little faster that would be great. Usually when we need help it is needed right away and 24 to 48 hours is a long time to wait.

### "Amazing!"

Pros

\-User friendly -Clean, modern layout -Spot on customer service -Has almost every feature I could ever need!

Cons

As a smaller property management company with a wide variety of units, sometimes I feel like AF does not cater to our way of doing things. I would love to use the pre-screening tool, but our application requirements change depending on what type of unit they are applying for, specifically income requirements. Since we manage both multi-family dwellings (which include utilities) and single family homes (which do not), the amount that we require for income changes (2.5x the rent is multi-family, 3x the rent in single family). It is also hard to prescreen with the criminal backgrounds, as we will work with most charges, so long as they have been off of probation for one to three years. The background check pulled through AF can sometimes be unreliable, and will not pull up all charges that a person has, so I find myself checking our state's criminal records by hand.

Makes my life as a Property Manager much simpler. I can access online at any time from anywhere. Customer service when needed (very infrequently) is excellent. They continue to make changes monthly to make our lives that much easier.

Pros

Since using Appfolio (2011) it has allowed us to grow as we have so much more free time. A few strokes of a key and we have all our information at our fingertips..... Owners, Tenants, Vendors, work orders, Accounts and properties etc. Tenants pay and lodge work orders online, owners paid online!

Cons

Nothing - Biggest issue was getting started and submitting all the data, but we would have to do that with any new software and I understand they have made it easier.

### "Couldn't do my job without it"

Training is crucial to get the most out of this service. The service team will set up as many training calls as you need plus there are tons of videos but you have to get familiar with it so you can use it to its full capability.

Pros

Easy to navigate site and equally easy app on portable devices. The customer service team is always responsive and willing to help. The software is great for both apartment and HOA divisions. Management of HOAs is totally different than that of apartments and Appfolio is quickly making improvements to help the HOA managers get the most out of this product. Even streamlines collections!

Cons

This is a lot tougher because my negative is that it takes time and effort to learn all the ways that Appfolio can streamline communications with your Owners and Residents but once that time has been put in, the results are so worth it. Not really a negative.

I've realized many benefits, such as Web design and web presence (our website really works and functions well and has some integration between the website and appfolio is very helpful), the workflow and the rest of the features are very helpful and they work with our workflow. I love the webinars and the help articles. I would like to see a version of the thick app for windows tablets, like the one for Android.

Pros

I like that it is online (in the cloud). All the features flow very well with real life activities. I like the reports, the universal search, and I like how new features continue to be rolled out. The newly added chat feature is a tremendous help. I love the way our website is integrated with Appfolio as well, I can control a lot of web aspects via appfolio.

Cons

Would really like calendar sync with my outlook calendar. This would really help a lot with work flow.

The software allows a seamless approach to managing properties all in one place. It's easy to use but but takes time to understand the full capacity of all the functions. Makes move ins and signing fast and efficient. Provides ease of use for Tenants and Owners.

Cons

Not easy to edit certain functions when necessary. Not totally convinced of background checks and their thoroughness.

Every week there is something new to discover and test out. Cannot recommend Appfolio enough!

Pros

Customer Service - Any time we have had an issue or question, we easily submitted a request and were contacted promptly to resolve the issue or answer the question. Owners can submit funds through their Portal for large maintenance projects, Tenants can submit online maintenance requests include photos when needed, cash flow reports and 1099s sharing directly from Appfolio, online applications and fees, etc. Too many Pros to name all!

Cons

Any Cons we have come across were submitted as Feedback, and eventually fixed, making it part of the Pros in the end!

Pros

I like that it is more user friendly than other property management software out there. I also like the global search feature, makes it really easy to find anything! As an accountant, I don't visit many of the actions featured in your software, but the user tutorials are great if I need to learn a new task, and support is fantastic!

Cons

State of California reporting regulations are hard to accommodate with this (and honestly, most) software. It is impossible to see total cash (owner money AND security deposits retained) totaled together in one report, either by property or portfolio. I can get the report that shows both cash and sec deposits, but it would be GREAT to have a column that would total GLs 1150 and 1160. The "owner held" and "company held" security deposit thing is very misleading. Bottom line, the management company either has the funds or they don't, and shouldn't be doing the accounting for it if they don't. More times than not, I believe this leads to many misunderstandings between property managers, owners and tenants. Its okay for an owner to hold the deposit, but in my opinion, the "owner held deposits" GL should not exist.

Many of the great features are not accessible to my business as I am in Canada - I hope they are soon doing changes to allow Canadian offices to fully use the features we pay for.
