We now have the ability to give access to all of our employees at whatever "level" we choose rather than Yardi only allowing access to a few individuals and everyone having to go them for a tenants phone number or any other needed information. Pros I like the new layout with the "menu" on the left hand side rather than up at the top. May updated features have made working with this software easy to navigate. Cons The one thing that is still not available is the ability to add a line to generated bills in the middle if needed. The only option is to add things to the bottom or start over with a new bill. Pros I have worked with many soft wares and this is one of the best user friendly I have ever used. It is fast, efficient, and is all in one. Everything I need for keeping up with work orders, tenants info, and home owners. It is the greatest!! Cons I do not like the limit of characters to 300 in text messages. when I have to split sentences it is inefficient. It takes more than 300 characters sometimes to convey what I need to. When I create a work order, I do not want to email a link to the vendor, until I am ready with home owner approval. Review Source tT tim T. By switching out leasing process to Appfolio’s means we save about an hour for each lease we complete in addition to the money we save on paper and wages. It also provides easy to read reports that are very detailed for the owners. Pros How comprehensive the program is. AppFolio was more detailed and offered a more professional final product. Cons Only lately with changes in Texas law are we experiencing problems with the program flexibility Reason for choosing AppFolio Property Manager It was reasonably priced and did more for us and the owners at that time. June 18, 2017 3.0 Fast internet response from form to form. Free Tenant ACH payment. Relatively complete software - except for inventory management (i.e. take care of repair items) Pros Online free tenant ACH payment. The software does actually function. This software is very responsive on the web - one aspect that hooked me in - in the first place. Cons There is little user control of the items to display on the dashboard. The rent-roll should have the option to display all items charged, not just the rent. Entering any financial transaction seems to be a contortionist act. There should be a way to display a worksheet of all transactions for a given sequence of dates and allow some general editing of this worksheet. It would make data entry much nicer. It may be nice to have an input screen for each transaction, but it gets a little old very quickly when you are entering many of them at a time. This worksheet idea could be used for tenant entry into apartments, expense entries (separate worksheet), work order entries and display, make the rent-roll editable. Have some easy way to re-use information as it is being entered so that it doesn't have to be re-entered every time - i.e. like a worksheet entry method, with each of the entry items copyable from one row to another. They even have a forum for suggestions and added features that users would like to see developed. Pros I love the ease of communications with tenants and the multiple opportunities for online payments. I can alert them (and they, in turn, our office) 24 hours a day using email or text and I know they received the information. It's also great for sharing documents with tenants. Cons This is primarily an accounting software and since I use another method of accounting, it's difficult to export information. June 2, 2017 5.0 I would love more search options and report customizations. For example, I needed to figure out if a car belonged to any one of the 24 tenants in the complex. I had to go into each tenant record until I finally found it. Would have been nice to do a rent roll for the property, add vehicles as a customization, and then scan a list. I would like Owner Statements to go to all the email addresses provided by the owners. Pros Organized, comprehensive, mostly very easy and intuitive to use. Mobile. Holds everything I need in one program/app. Cons Some accounting processes are hard for me to understand because of all the steps. Even when I am walked through it I still never really grasp why I'm doing what I'm doing. Some of that might be my experience, or lack of, and not the program. Pros Easy software to process all PM actions. Good for tracking and handling new tenants, existing tenants, and all the owners. The reports make it nice to be able to track different data points to see growth and see upcoming events, move-ins/move-outs, ect. Cons Some very common task has to be done outside the program, signing of move-in inspections has to be done outside the program even though they have a workflow for inspections. Made it easy to add, edit & manage several locations at once. Pros Has all aspects of everything you need to run a Property management company in one software program. Was relatively easy to learn to use & keeps everything nice & organized if used properly. Cons It is very easy to make serious mistakes with this program that can negatively affect bookkeeping on the backside.
