I would recommend it to anyone who manages multiple properties or even a single property with multiple units. Out tenants switched over to paying rent and requesting maintenance via AppFolio 9 months ago and it's been smooth sailing ever since. Pros This software manages helps manage multiple properties and all of the individual units flawlessly. It saves me so much time and I don't have to collect rent anymore it's paid by tenant in the app. Cons The only thing I would change is maybe they could add a reminder to close maintenance requests a certain amount of days after they are viewed by management. Another thing would be to add a way for tenants to make some type of payment arrangements if they are going to be late paying rent for unexpected reasons. Review Source TOMMY M. The mobile app is very helpful for the entire staff. Cons Support is really lacking. I would like to just call and get support, rather than submitting a request and waiting for an answer. I've submitted a request once and was told that what I was requesting was not supported and that I should make a suggestion. I feel that I'm already communicating with Appfolio, why do I have to re-communicate to Appfolio? The support person should have said that the feature I was looking for will be passed on to the appropriate department. I get the impression that the suggestion board is mainly a feel good function and not something that Appfolio takes seriously. I base this on the fact that there are suggestions that have several votes, have been on the board for several months and not getting a response. As an example there is as suggestion for lease expiration notice which has 1,231 votes and was suggested May 2015. It was not responded to until February 2016 and we still don't have this function. What's really funny about this particular function is that before I went to Appfolio 5 years ago I had this function on my website that I designed and had developed. Pros Online use from laptop, tablet or phone is convenient. The ability to monitor payments, work orders as well as maintenance information is outstanding. Cons Our firm is unable to use the P & L's as presented but thankfully they can be converted to an Excel doc and we can edit and delete the columns that we don't need. Many of our clients are confused by too much information that is not pertainent to them such as sales tax, application fees, late fees, tenant insurance, etc. Review Source JT Jennifer T. But since we're using it to manage the entire company, not just the property management portion, it would be nice to add some bookkeeping and accounting friendly features as well. Pros Easy to pull current and past reports; I like that I can transfer data to Excel; there are several places to find information and it's easy to find more info by clicking on the blue numbers. Cons This is definitely designed for the property manager and not the bookkeeper. It takes several steps to look up paid invoices, money received from vendors doesn't go onto the vendor ledger so it's hard to look up past receipts. Constantly having to enter a date range beyond a month - it would be much more convenient if the vendor ledgers automatically pulled up an entire year or even longer. It would be nice to have a report showing vendors that have been paid for any given year, and the amount paid, not just 1099 vendors. Review Source IM Ian M. The speed we can locate and act upon information adds so much value to how fast we can pivot in this ever changing industry. Nothing stays still and no one wants to be the next Blackberry to the iPhone. Pros I love the ease of Appfolio. This goes for search, posting ads, everything. The omnibox makes this. I can find any tenant or applicant by name, apartment, email, or even phone number! Cons I think what I like least is the website platform. Currently, we post listings through an iframe on the WordPress site because it allows us to customize our site to stand out. If we were to sign up for an Appfolio provided website, we would look like all of the other ones. We want to be unique. Our brand and look matter so much to us! Review Source AS Alicia S. Appfolio takes the stress away. They don't mislead you to get you to contract with them. They are straight forward about what they can do for your company. The implementation is thorough and pleasant. Pros The software is phenomenal and can be implemented into any property management company, whether properties are owned or just managed or whether a company is small or large. It is user friendly and help is just a click away, using topic searches, topic forums, or messaging a representative for one-on-one help. Appfolio staff are ALWAYS pleasant to work with and ready to help guide you in your software needs for how you run your business. The software is also versatile to implement with how you do business and doesn't force you to change your processes. Plus, appfolio listens to their customers, adding and changing services to provide the best efficiency in the property management software market. Cons Customer support - biggest blow off staffing ever experienced. Passed from one person to another if you are lucky enough to even get someone to answer. Emails go unresponded to, onboarding team was threatening and pushy to say the least. You can tell they truly care about their clients and providing a resource to make property managers jobs more efficient. Pros I have been using AppFolio almost since they launched the product. It has assisted me in streamlining a variety of tasks to allow me more time to grow my business. Cons The product is becoming more and more convoluted over the years. Pros Appfolio is easy to use, simple, and straight forward. I like that I can submit a support request and get free help to help me solve an issue. Cons When I submit a support request it usually takes several hours if not 24 hours to hear from someone. This isn't a terrible thing but a lot of the times I need help resolving an issue quicker than a few hours to 24 hours later. This company needs to provide more support to their clients. Pros AppFolio will be a quick sell and then they will not support you. During the "Onboarding" process they never train you. It is impossible to get support, they don't answer calls and it will take 1-2 days to hear back from someone. I had to write an unfortunate email before I felt like our property staff could receive okay support. Cons It looks like it's easy to use before you start to use it, then you realize things are not set up correctly and no one ever walked you through how to use it. Lack of training resources and terrible customer support. Their "help center" is everything short of helpful. I still would like to see some extremely important features become available. But maybe with time that will happen. Pros Easy to use. Easy to navigate. Reports are fairly easy to read and understand. Online rent pay for tenants is a huge plus. Cons Need to track Appliances per Unit!!!!! Ability to print a letter using an applicant...say for a denial letter would be nice. It is easy to train on, with regards to clearly labeled tabs and functions. It gets updates to benefit it's users. Cons When there is a problem and I need to speak with someone, due to lack of video instructions, it is nearly impossible to do so. The few times we've needed to search for how to do something, it has been easy to find how to do it. We have found Appfolio to be very responsive to feedback and regularly see useful improvements. Cons For Accounting, the application of Credits in A/P could use some more options (e.g. greater ability to choose where it's applied, requirement of Approvals like Payables have, etc.) But I hasten to add that this is relatively minor and pretty much the only thing that springs to mind.
