Flexible enough that you can build your company's workflow around it. Excellent knowledge base and chat support. Cons 1) They don't expose APIs which makes it hard for third party services to interoperate. I assume this is a deliberate strategic choice, but it is one drawback vs. Yardi. 2) Their CRM for leasing is pretty basic, and we're exploring third party solutions because this is a mission-critical function and we need best-in-breed. Very easy to pull report. Most important, you don' need too much time training to use the Appfolio. Very good for property manager who manage 100 unit or lower. Cons Work order, i needs to be more detail. Maintenance are confuse when tenant put in work order. For example light burn out. It need to remind tenant to where is the light burn out. kithcen, living or bedroom. Other wise maintenance will be in the apartment, turn all the light on to trouble shoot where it was to replace. I love the fact that everything is in one place. Cons Some features I would like to see added are the options to change/edit the history summary especially when we make a simple mistake and we are not able to make a quick change. I would like for there to be added options to customize to our individual company needs. I have been in property management for a long time and I have used a wide range of management software programs. The more expensive programs offer some very nice features but they only work if you run the system the way they want you to run the system. Every company is different and their procedures do not always align with the way that they design the programs. Appfolio is easy to work with and you are able to implement a work around quite easily. Pros The program is basic making it easy to build your per-existing procedures around the system. Many of the other management software programs make it nearly impossible to find a work around. When you send and email it records and saves all texts and notes. Making deposits and move in's are really easy to use and train. Cons Some of the information like car license plates. You can input the information, however there is no report specific to run a report for them. There is no where to put service animals with a report all service animals. I still have so much to learn and I have been doing this for 3 years. There is a lot to learn and so stuff you don't use it a lot so you forget how to do it. Receipts are so easy and the application process is easy to. I love the tenants portal because they can go on their and send in maintenance request without having to call the office all the time. Pros I love the ease of the application and then moving in a tenant. I love how easy it is to collect money and print out receipts. I also love that the tenants have a portal where they can make payments and put in Maintenance request. I like that it can screen for background check and credit. Cons Finding somethings are hard and the help button doesn't seem to have what you are looking for and if it does, it doesn't make any since. Appfolio has a group of young engineers who listen to their client needs. This speaks volumes about their wiliness to make the changes that best suite the property management industry. Keep up the good work Appfolio!! Pros They are consistently updating and making new innovative changes to the program. Very user friendly, very little issues with glitches or down time. Great Customer Service. Best on the market in my opinion Cons Reporting formats need some improvements. File functions need to have folders as well, to allow us to file property and tenant information by subjects. Pros I love all the different reports that can be run to help me keep up with what is going on within my staff. I also love that it is very user-friendly and easy to train new employees on Cons The accounting is somewhat hard to understand. I really wish that Appfolio would give seminars or in person classes that we could attend to help us learn and navigate the accounting side of it. I would pay for it! The remaining 5% was quickly, graciously, and efficiently covered by the AppFolio support team. I have found the support to be my favorite part, actually. They've gone above and beyond to assist me at a time when my bosses (in a different time zone) weren't working yet, but I had a time sensitive need. They've always been clear, concise, and friendly. Cons It used to be that tenants couldn't text me a picture and they were ALWAYS trying, but that's been resolved. Help is fast, detailed and super helpful. They are also very kind. Cons It would be very helpful if Zinspector and AF could work together. When we receive notice of online completion of tenants inspections, we have to go to one software and then back to AF to update it.
