March 16, 2018 3.0 Appfolio have a very agressive sales team with a very fast and slick implementation team, all they care is to get you on board and start paying them, every question I had regarding the setup during the implementation was answered with - don't worry, you can always change this later, but they don't tell you what the consequences when you set it in certain way. Once you sign up... Good luck, nobody really care, I think I had to deal and communicate with at least 20 different people to resolve some issues. I will not recommend Appfolio to anyone for 2 basic reasons; 1. Bad customer support and 2. Complicated accounting. All the rest is livable. I would suggest to Appfolio to assign one person to each new account as a contact for training and solving new comers issues. Pros Dash board is very helpful, Mobile app is very good, Online payment is excellent, Online signatures for new tenant leases and renewals is great. Cons Customer support is range from very poor to very bad. No phone support. Accounting is very very complicated. Cons It needs to be extendable, perhaps through an app marketplace. There are a few features that I really want and have voted for in the forums. But, I'm at the mercy of Appfolio to decide whether or not to add them. Some of these features, I'd gladly pay for if I could. It also keeps a very nice organization of payment made and received, with properties, tenants, and vendors having a very easy setup for your property management needs. Cons The bank check setup could use refinement, as for all of the checks our team had to make custom templates to print check properly. Also, saving an invoice to a payment only shows on bill page. However, customer service is incredible and we have learned to love this software. Pros The ease of use The customer service The website development The overall software system The ability to send leases and not needing to create a third party account Cons The fact that the software does not identify the move in charge as due until the date the lease starts. January 1, 2016 4.5 Pros Simple, intuitive and brings the power of no cost advertising to the small property manager. You can see what your onsite manager is doing at a glance. We are a modest sized multifamily operation with multiple offices. As the boss I can look and see if we got move out notices and the manager is sitting on them rather than advertising them. I see applications come in, rents etc. We can take ACH payments free of overhead costs. We can accept credit card payments and get our full rent and not bother with the machines and contracts. We have 24 hour online applications for potential residents. (they fill out the application-we just click the "screen now" button) After a year of using the program I couldn't be happier. The system paid for its first year of use in 30 days. Cons Its still a bit confusing at times-adding a roommate, refunding tenant money after a move out, and a few other issues that we do rarely. You have to embrace the technology and the methods appfolio uses. If you fight it I doubt it will work for you. Review Source SD Sarah D. They help me by walking me through the problem and then follow up to make sure I have a good handle on it. They are quick to implement new features that make my life easier! Cons It is different that QuickBooks, takes some time getting used to. Our accountant isn't familiar with this software so they mess up stuff at the end of the year! Pros I like how the software is constantly being improved. It seems that the company pays a lot of attention to suggestions by it's software users. Cons There are a couple things that I would like to see changed, especially relating to the reporting features. I wish the reports were more easily customized. Anyone can use this product and self train through the program. With the assistance of management and Appfolio customer service, there is no reason you should have a hard time getting the hang of this. Pros Customer Service. They are prompt and 99% have the answer to all our issues. The other 1% that they dont have, they will end up working on finding a solution and making that information available to their users. The tenant ease of use and management ease of use make this software an easy one to love and keep using. Pros The product is essential to running business smoothly in property management. Everyone, including, including myself is able to use this program and must use this everyday on cell phone or on computer. Cons I wish there were more customizable features; especially considering the new law in cook county that forbids the pulling of Criminal background on an applicant prior to running the credit check. I've been very impressed with how quickly new employees have adapted to using it. Extremely straight forward and simply in design. Don't think anyone could improve on this product without stealing their format. Cons There are a few things I'd like to improve on but Appfolio seems to read my mind and improve their product before I can suggest it. My "few things" are not hampering us doing our jobs at all. Just little things that would make it perfect. I'm confident they'll make the changes because they are incredibly responsive to suggestions and have a wonderful forum for users to suggest improvements. December 13, 2019 5.0 It has been a fantastic experience, many of my colleagues have switched to AppFolio and are as excited as I am to see what they add next, as they are always improving their product. Pros For the first time since becoming a Property Manager in 1996, I have consistently been able to collect all due Rents, Late Fees, Tenant Reimbursements for Services, and Application Fees. I have had a zero balance due at the end of every month all because of the ease of using AppFolio. My tenants love the fact that they can pay on line anytime of day or night, check their balances and are able to communicate effectively regarding any maintenance needs. Running new tenants, accepting rent, bookeeping... notices... contractors... bills... payables... managers security deposits... it does it all- even things I didnt know i needed! Pros Tenant and property management, the fact that it handles all aspects of property management. It has saved soooooo soooooo soooo much time. Cons As an operator owner with multiple LLCs Appfolio does the job. The bookkeeping aspect of it is not intuitive or easy to work with as quick books or xero. However, the many advantages means we just work through some of our issues. I can include or attach pictures, which definitely helps the productivity. The mobile app is a great tool. Pros The convenience of entering information in one place is like nothing else I’ve used in the past. Cons The only least positive thing I can think of, is sometimes when I try to search for a specific bit of information in the help center it gives me lots of irrelevant information.
