Pros This program is super user friendly. I like that there are several ways/options to get to the same thing. Example you can use to search bar to find bill detail or go to the reports page. Cons It needs some for more features that would cater to our type of company. Showings are still limited feature. I think that there should be a holding tank/ folder for invoices. I love all the bookkeeping that it has built in! Reconciliations are so easy, and quick now! Invoices can be sent to the owners directly with their owner packets, definitely limited the amount of paperwork in my office! I also love the support team! they are quick at answering any questions that I have! Cons There are some tricks to updating certain things, like sending statements for example, you can't really customize them. Bulk updates, there could be so much more instead of going into each individual tenant, that gets pretty tedious when you have over 300 of them. Review Source LA Lisa A. I like the sharing options, the online application and easy for maintenance request and invoicing. Pros The help option, easy navigation, and communication with residence is super easy. Property Manager Commercial Real Estate Used the software for: 1-2 years ### "helpful but needs adjustments" November 28, 2018 3.0 FIX THE EMAIL UN-DELIVERABLE NOTIFICATION Pros Online billpay, work orders, some communication tools are easier, it seems user friendly for our tenants. Cons We have had a major issue that has never been addressed, just acknowledged. When you send an email to a tenant, there is NO NOTIFICATION if that email isn't delivered, you have to select each individual tenant to see if it went through or not. It has been mentioned countless times and we have been told they are aware but have no plans to put in a fix for that. "address un-deliverable" is a basic notification in most other email systems, but Appfolio still cannot figure out how to notify us of that. They notify us when payments don't go through, but an email is that hard? MAJOR MAJOR FLAW. You can imagine for a decent size company how painstaking and time consuming that can be. Appfolio allows resident filing, contacting, screening and more all from the same software. Pros This application is excellent because it is very user friendly. It takes just mins to learn and navigate through the software. You can also find pretty much anything or anyone in the search bar very quickly. Cons When screening an applicant, Appfolio sometimes or all the time logs me out for security purposes. I understand but it's just a small inconvenience. Review Source BH Brett H. In the end, they decided not to go with that other software because it lacked some major features AppFolio had which we use constantly (e.g. texting), and a coworker who had pushed for the other software came to me and said "You were right about AppFolio." Pros Constantly releasing useful updates and features, listening and responding to user feedback, and making the software more powerful and easier to use. Cons The only downsides might be not having certain minor levels of customization that would fit our specific company, but we always submit those ideas in the suggestion forum. Pros The fact that AppFolio is constantly upgrading and changing for the better is a major Pro in my book, plus they almost always have VERY friendly customer service reps. Cons It would be nice for the customer support to go back to calling instead of just emailing...with how many emails I receive in a day it can easily get lost in the sea of emails. The flat fee is for up to 250 units, so for a property manager with just a handful of units, the cost might be high compared to other platforms that have tiered pricing. Pros LESS CLICKS. We used Buildium for years, and while Buildium is user-friendly, AppFolio just takes it to a whole new level. In Buildium we had to click 3 or 4 times to sometimes get to the page with the right information. In AppFolio it sometimes only takes 1 or 2 clicks. Their 'universal search bar' is fantastic - we can pull tenant/vendor/owner contact info, financial tasks, leasing tasks, reports, and more in one single search. If something is in AppFolio, you'll be able to find it with this search bar. The financial capabilities and ease of accounting are also a plus. Reporting is more in-depth and is more customizable than Buildium's. Another advantage of this program are the easy-to-use tenant and owner apps. Game changer for the tenants especially! Cons There's not much here, honestly! And if there are downsides to AppFolio that we come across, we can report them to the support team and many recommendations are considered for future improvements. From rent payments to move out lists it has it all!! Pros I like the smart bill the best. The more you use the software the smarter it really does become at reading bills. The ease of use for everyone in our office & extended sites has been great. Our tenants/owners love their portals and complete digital use for statements, payments, maintenance, etc. The ability to have all of our information in one place which includes mobile access is invaluable. Pros It's very user friendly, mobile access is great, online payments and maintenance requests have cut down on office traffic. Owners love online access to statements, payments, inspections. Cons Doesn't allow enough customization for sorts and doesn't do enough to handle renewals. The development team appears to be ignoring the bread and butter of the business and adding a lot of features for HOA management groups, but forgotten some basic and key functionality needed for private property management. Cons Guest Card management could be improved. Can't merge duplicate guest cards. When creating a new Guest Card, if you forget to include a required field, then all of the notes you entered the first time disappear. I can't imagine not having it....Love it! Pros There are several things I love about this software. Love the ability to take a lead in the system through the application process and converts to tenant seamlessly. Love the portals for tenants and owners. " December 14, 2017 5.0 Pros As a Leasing Manager, I love the online leases and renewals. This saves me SO much time especially with following up with tenants I haven't heard from or still need something from. I also love the texting capability as this is very helpful with showing appointments. Cons Anytime I have a thought of 'I wish AppFolio would do 'this'', it seems an update comes up fixing just what I wanted. I work primarily in the Leasing features and the only small complaint I have is all the hoops I need to jump through when leasing a property several years out. It's always available. Appfolio has everything in one place that is easy to use and access. If you do run into an issue, customer support is fantastic. Cons I wish the user management was better. You put your users in groups based on their jobs, but sometimes they need access to something that is in a higher level. You either have to bump them up and possibly give them access to things you don't want or you need to contact customer support to have them add that access to the group they are in. Accounts don't balance and are very hard match to rent rolls. Pros I didn't really like anything. Tech support isn't knowledgeable and the program is poorly designed. Cons The set up was all messed up and I could never get anything to balance. Tech support reset the program created more work. If I have trouble figuring something out, then I submit a request and they either respond by email with how to do it or they will call and walk you through it. Pros I love that there are always new features coming out or they are updating the product by making it easier to use. Cons I guess the only thing that I don't like about the software is that if you have a new owner of a property that you already manage, the old owners financials stay tied to the property instead of it starting new.
