Easy for tenants, owners and myself!! Pros For Market Rate rentals this software is user friendly and one of the BEST! The interface is clean and appealing. The Help & Support side is knowledgeable and quick. Cons For Affordable Housing (low income housing) the software can be a bit tricky, especially for an accrual base company. Owner Real Estate Used the software for: 6-12 months ### "Amazing Way To Keep Track Of Rental Properties" April 22, 2021 5.0 Overall AppFolio is property one of the best property management softwares out there and if you are thinking of managing your properties on your own or have a property management company that you are looking to hire, ask them if they use appfolio. Pros Appfolio is amazing at keeping track of all the income that my rental properties produce and also seeing how much I spend each month on maintenance as well. It breaks down the profit and loss of each property extremely well and I know exactly how much each property produces in terms of income. Cons The only thing I didn't like is that the reports weren't as visual as I'd like them to be. We were hesitant at first whether to change to another company or not. It didn't take so long for us to adjust from our old software because all we're using now is upgraded and so detailed. I highly recommend Appfolio to other property management. Pros Easy to operate software with great features that are easy to use. Your support team is awesome and so knowledgeable of what they're doing. Cons When Appfolio was still new, communication by email or even phone was our problem. Now, it improved so well. These two functions alone make the program worth the cost. Pros I really think the software flows and is comprehensive. Certain functions has helped my office staff save more than 100 hours per month. Customer service has been responsive and helpful. Pros I love how easy this software is to self teach. Being a part of a large management company, i had to do a lot self teaching and appfolio made it very easy for me. Cons i don't like when it automatically assumes someone will be charged a late fee because there is a balance later than 30 days old. one more thing i don't like is that it will charge double rent if you need to adjust the rent charge for the current rent you are in. i wish we could simply adjust the charge and not have to delete a second charge. We are learning that it's best to simply request support and have you guide us through whatever needs to be done! Pros We were advised what steps we needed to do in advance. Once completed the entire transfers were completed very quickly! This is not the first time that we have had to move properties from one account to another but it was without a double the smoothest transition that we have had! Their customer service is superb. I have contacted Appfolio multiple times with multiple requests/problems, and every time they have willingly and cheerfully helped me. Appfolio is constantly adding features, which is great. They listen to their customers and implement changes based on customers' desires. I HIGHLY recommend Appfolio. Cons It would be nice to have a little more control over certain aspects in Appfolio. As it is right now there are a few things that you have to contact Appfolio for, in order to change. Some of the accounting features to me are a bit hard to understand. But I'm not an accountant. Works perfect for tracking tenant payments. Tenants can request on line maintenance requests. Pros Keeps track of tenant payments, work orders, notes and texts. Love that tenants can submit their own work orders with pictures. Cons Understanding the accounting side is a bit tricky. " April 9, 2019 5.0 I really enjoy using appfolio, i can do a lot of unique things that meet my property needs. However i'm not a big fan of the costumer service. I feel like their response time for any given issue is delayed for too long. I got a response via email from a rep. I asked if he can call me instead so i can better explain my question i had, however he insisted on me explaining my issue via email. I understand that your representatives are busy and have a lot more cases to tend to. But at least try and accommodate my request by giving me an appointed time for a phone call can be fulfilled instead of ignoring me. Pros I like the different functions and options i have within the software. Cons At this appointed time i don't have anything i don't like about the program, it's a solid software. Archivist Government Administration Used the software for: 1-2 years ### "Make your tenants happy" April 5, 2019 4.0 Pros As a tenant, this software was very easy to use. By setting up e-checks in the system, I was able to pay my rent and utility bills online, with transactions going through the same day I posted them. I was also able to request maintenance service and get updates on maintenance actions. It made dealing with my landlord very easy and our interactions smooth. I would also get email updates regarding lease documents, bills, rent, and other items posted to the system. Cons After my building was bought by someone else, it was hard to close my AppFolio account. I kept receiving notices regarding rental payments that were no longer due. I had to contact my landlord directly to close the account. I wish this process was smoother. Screen prospective tenants. 2. Manage applications in an organized fashion. 3. Digital leases make for less printing and easy to find at a moments notice. 4. Since it is all digital, your leases, applications tenant information, etc go with you wherever you go 5. Tenants can pay online. 6. Owners can be paid online. I could go on and on.....lots to explore and learn. Cons It's hard to get the hang of. After two years, I still have to get in touch with customer service about lots of issues. Pros Some of the best things about Appfolio are: functionality, mobility, strong search engine, variability of reports and record keeping. It is also wonderful that they are constantly adding new features. I am sure most people have been through buy some new tech gadget or program and then have it be outdated before the end of the month. I never worry about that with Appfolio. It can get quite complicated managing a whole portfolio of buildings with tenant information as well as other info, but this software is extremely useful. The tags are also very helpful in addition to the emailing system and tenant portal. Cons Nothing really bad to note. I would absolutely recommend to any property manager or any student housing coordinator. Pros AppFolio has been used by our system for years. We are able to quickly sort through the many property management companies in our area on the platform, search properties and leases, and manage invoices. The set up for emailing clients is very easy to navigate and we have never had issues with people not receiving payment receipts. Cons Many property management firms don't use the maintenance request tools AppFolio has (not AppFolio's issue). I'm made fun of around the office for liking any application as much as I like AppFolio. The customer service is fantastic. I've never been given "good enough" answer to my questions. If they person I talk to does not have the answer, they will turn to their programmers and come back with solutions if possible and if not, they help me come up with a work-around. Pros AppFolio is very adaptable. There are tons of features to automate things for you. I've been using AppFolio for almost 5 years, and it has continually evolved into a more robust application. Their Help Center answers almost every question I've come up with and includes lots of troubleshooting step-by-step solutions. They have a client suggestion website that they continually work with follow-up questions and statuses that let you know if a feature is in production, released, or not planned. Can text and email vendors, tenants and owners through the software. Every aspect in property management is covered using the software from application to collections. We received money recently from the collection company. Awesome! Cons Accounting is a little difficult to navigate but the customer service/help desk is very responsive and helpful so problems are resolve in a timely manner.
