Pros How useful it is. Helps with communication a ton Cons There are a few things I think could be worked out with the move in and out processes. It's a great program. Pros This program is wonderful. It's so detailed but also laid out in a way where it's not confusing. I would never want to switch to a different program after using this one. Cons It would be a little more helpful if the Email section within the program could respond to a specific email instead of just starting a new blank email where you have to fill in the title again. Pros Easy to learn and to teach new hires, has most of the features we need, there isn't a bunch of extra stuff getting in the way of workflows, one price to get all the features, all around great! Cons The guest card feature is not very robust, we'd love to see a CRM/pipeline system to better track leads. It's also missing some reports that we'd like to run like a report showing how many renewals we had in a given time to calculate leasing/renewal incentives. The continued changes to fix issues is much appreciated as well. I would recommend this to any small property management company. Pros Everything is consolidated in one location and the tenants are able to pay online. The system tracks everything so you can run reports on just about anything you could want. Cons Can be quite complicated to make adjustments to payments that were made in error. Also, it would be great to be able to edit Leases after they've already gotten through to the Move-In Flow portion. We are moving away from this software and I wouldn't recommend anyone to use it Pros Property management tools are fairly effective and intuitive Cons Leasing tools are terrible, integrations don't work, constant glitches that the support team has NO solution to. A lot of features to use that make it easy to track payables and receivables, as well as work orders. Cons Can not use the "other payment" method for multiple bills at once. Pros \-Easy to pull reports -makes processing rent collection simple -Easy to use -Support Team is amazing and super helpful -You can suggest features that would be beneficial to you, and the Appfolio team can work on getting those particular features added (depending on consumer demand) Cons It would be nice if there was an option to view "Utility Information" on the reports instead of going through each property individually. October 27, 2018 5.0 They are staying current with the times and I swear sometimes they are reading our minds in features we’d like to see. For example, we wanted a way for AppFolio to screen our applicants using our set criteria instead of using a paper form to “grade” them. They unrolled that feature a few weeks ago and we are in the process of setting that up and couldn’t be happier about it. Taking the time out of screening manually will increase our numbers across the board and who doesn’t want that?!? Pros Easy to use. Friendly customer service. And they make updates using clients feedback. Wouldn’t dream of ever using anyone else!!!! It would be helpful to be able to reorganize the inspection in the order that it should be performed without deleting existing areas. - There should be a printable version of the property inspection page that has a lot of space for writing notes. Currently, the printout doesn't give much space for notes. If you are at a property that doesn't have a good data signal, having a pen and paper alternative is essential. Pros \- Easy to use browser-based software. - Easy to learn how to perform important management tasks through Appfolio. - Excellent App that allows managers to access their database while at properties or on the road. - The online portal for owners and tenants makes collecting rent and contributions easy. Distant landlords can access all of their information quickly and easily and tenants have quick access to all important documentation. Cons \- Only administrators can create property groups. I don't know why that would require administrative permissions. - The Security Deposit process tries to force you to move the deposit to a general account then cut a check to the tenant. I like that you offer the twenty four hour maintenance service. Cons Any time myself or the Property Manager put in a request either we do not get a response or it takes days before someone calls us. In addition, when they reach out to you, it's by email with instructions on how to resolve the problem. This is UNACCEPTABLE when you are paying a significant amount of monthly fees. I know my predecessors handled quite a few units and hand wrote everything! We manage and market from AppFolio and it have been a game changer! Pros Without this software I can't imagine doing this job! I was fortunate to start this in this industry with AppFolio. Cons The mass text to multiple units is always an issue. Cons Totally closed system (no open API), so it's impossible to integrate other things with. Their in-house call center is expensive and poor value for the money, considering wait times. You can keep track of documents, tenants, clients, etc. It's also very easy to share documents with owners and tenants, basically at the click of a button. Cons Really the only thing I don't like is that Appfolio isn't really willing to integrate with other softwares. We use so many different ones each day that it would help us streamline our processes. There are some features that work for the commercial real estate but most features are for residential and are not available for commercial tenants/buildings. Pros We do like the ability to transfer funds to the owner's accounts with an e-check. The tracking of work orders, entries, etc. and our owners like their property reports. The flexibility of signing in away where. Also being able to use the program the same time as the another person. Cons Most features benefit residential tenants and are not available for commercial tenants. 95% of our tenant base are commercial tenants with CAM Reconciliations that need to be prepared annually not charging the tenant as the expense comes in. Running credit, reporting the payment to the tenants' credit report agency are only for residential tenants. There also seems to be a lot of steps to complete a transaction.
