And the software itself is extremely easy to use! Pros The ease of use is Appfolio’s best attribute. Cons There isn’t anything I don’t like about AppFolio. The program offers all aspects of property management and is easy and convenient from beginners to experienced agents. I can operate my business sitting in the sun at the lake - just as well as sitting behind my desk. I have referred this program to several new companies! The features are extensive (even more than what we need in some cases). Customer support is very responsive when there is an issue. Cons AppFolio is continually updating and tweaking functions in the software. Most of the time this is a "pro" -- but sometimes there will be a change that causes us to have to redo the way we do things. Also, we have some issues with e-mails sent out through the system to owners/tenants that are getting blocked. When an e-mail fails & there is an error, it would be nice to be notified so we know the e-mail did not go through. Review Source MG Michelle G. Chief Administrative Officer Real Estate Used the software for: 2+ years ### "User since 2013" May 7, 2021 4.0 We started with AppFolio in 2013 with the SFR and loved the product so we just decided to transition in the Multi Family units from Real Page. The transition was the worst experience we have had transitioning software and it's creating a lot of operating difficulties. We will figure out a way to make it work but we will not transition any further projects into the system nor promote the product. Pros We like the ease of use in the software. I have been a customer since 2012 and have noticed how much Appfolio cares about customer feedback. They are constantly updating the system and making it better! Pros Very user friends, easy to reach staff. Takes user advice and implements the advice/requests into software. Cons Maintenance contact center is very difficult to use and communicate with. Easy to pick up and use, love the mobile app. Cons No way to extend the platform. No API No automated reports While the reporting is good, it's fairly limited on custom reports, exporting reports, and automating reports. Pros Most aspects of managing properties is covered in your software, but especially like that you ask for and implement changes or improvements when it's for the greater good. It gives you so many features to maintain your properties from both the financial aspect, to maintenance. The detail you are able to save within a tenant is so valuable to save time in looking for documents, charges, and fees. The interface with Owners is also invaluable. To be able to easily translate your data into valuable insights into your key tenants and show that to owners, sets you apart in this industry. Cons The biggest problem I have had with this software is its inability to "refresh" instantly as you change transactions. It can be frustrating and confusing if you don't catch it. October 3, 2018 5.0 Cust support rep's helpful tips and very useful emails are greatly appreciated. Pros Appfolio is really great about getting back to you with answers. You get to speak with a live person that will walk you through the steps. Its a great piece of software I would recommend to anyone in the property management field. Easy is use and I mean easy. There are also educational videos under the help and training tab which works our great. You don't have to train new employees they can watch the videos. Always being improved. They ask for your input and will actually take it in to consideration. They even let the people using the software vote on which issues would be most useful. Cons Honestly I can't think of any. September 19, 2018 5.0 The conference was excellent! It was great to network with other AppFolio users and meet some of the guru’s who help solve our problems. Is it possible to get copies of the presentation slides? Pros I really enjoyed seeing how AppFolio listens to the users and implements new tools. The guru’s at the HUB were very helpful. The speakers were excellent and had a lot of information to share. Cons We had a bumpy start. There was not enough start up training when we began. I would have liked a complete overview of the onboarding process ahead of time. We were only given a step at a time with not enough time to finish it before the next step was to begin. Pros Setting up owners, properties, moving out and moving in residents is very user-friendly. The application process is also very user friendly. Cons The accounting aspects tend to get tricky. There isn't a way to set aside money for property taxes & Insurance outside of simply upping the reserve. Upping the reserve is great but it still makes those funds available. Having a couple of reserve options would be nice. Perhaps have one that is designated to property taxes & insurance. Management fee screen forces you to pay all or nothing. Management fee screen does not show if rents have been collected for properties where a flat fee is in place. Multi-unit management fees force you to post all or nothing. It would be helpful to have the mgt fee set on each unit as opposed to the property. Suppressed fees. The accounting front would be easier if the pass-through fees did not touch the property and instead were directed straight to management. Review Source wB whit B. We have never had a bad experience with their customer service. They respond promptly to our teams questions. No matter what our question is they are patient and polite. Pros It is user friendly. It is accurate and detailed. We can easily send quarterly and annual Income & Expense statements, Rent Roll Reports and Balance Sheet Information. Cons Requires 2 factor authentication to run credit/background checks. The new folders feature in accounts is a step up for organization up the uploads and I love it! Pros I love how simple this system is to use! The text message abilities are great and probably the most used feature for us! Cons The "add additional tenant" feature changed recently not allowing us to pull already input in from the "applications" section into the "add additional tenant" feature.
