My accounting has been simplified by using this software Pros It is easy to learn and use. Most questions can be answered through the tutorials in the software. Cons Not being able to speak with someone immediately when I have a problem that I can't figure out through the tutorials. Sometime thing are time sensative. July 9, 2019 4.0 Overall experience has been great aside from the length of time it takes to make any changes to accounts etc. It should feel and look more like a live report while you are on it . Pros I recommended this to a property manager and also installed it. We found that it was simple and easy yet you could do so much with this software. Renters can pay their rent, keep track of payments, print, customize reports and property managers can also track and manage reports for multiple tenants. Al of the reporting can also be shared with outside vendors. This was and is the perfect software for property managers that are on a smaller, not a huge commercial scale. with high volume properties. One of the best things about this software is that there is a capability to screen prospective tenants, you can also text a tenant right through the software and do so much more. The value and services cater to both the landlord/property manager and the tenant. Cons Quite a bit of logging in and out to verify a change has actually been completed or made. It doesn't automatically change while you are on the actual page where you made the initial change. Review Source Lisa O. Pros There are a lot of nice features. You can access it from any computer or smart phone. It's the best property management program I have seen to date. Cons A bit clunky in areas. Sometimes you use the tab key to go from field to field and it will bypass the field you wanted to go to and skip forward to another field which requires you to shift tab or use your mouse. Frustrating and time consuming. Also Appfolio continually makes changes to the program which is frustrating when you are used to using the program in one way and then have to learn the new way to use it. I like that. Pros Applfolio is so easy to use, plus they have self help modules and support staff to help answer any questions, they made learning to use this software very easy. Cons It was a little hard to get used to the lay out of the software, but because I was new to it and had been using Yardi for so long, I chalked it up to being new, now it's great though. It would be beneficial to new customers to have a more detailed accounting introduction. Most people do not understand double entry accounting, which Appfolio requires, when they begin and that causes massive problems which is what we encountered in the beginning. We are still working on fixing the mistakes made during the initial set up and beginning accounting. Pros Ease of use and functionality. The work flow and various ways to report activity is great along with the ability to track everything related to a property. Cons How difficult it is to get new features instituted that have been voted on by hundreds of customers. Why there are many helpful features introduced all the time, there are several that would be very beneficial to us such as: Photos attached to inspections, work orders, etc. The tenant may think it is a plumbing issue, & turns out to be a HVAC issue, etc. Allowing tenants paying to choose what they are paying to reduce the amount of journal entries required due to correct misapplied payments. This program saves time. Cons I would like to be able to send the automatic follow up to all my clients not just to those who confirm. So many do not confirm, but still show up to look. For the first time in years, we were able to transfer our workflow to non-accountants. No longer need paper to manage properties, things can be done instantly. Pros Transparency and convenience, help center, customer support. Cons We had problems with how rental ads get distributed to other partner web sites from AppFolio through their marketing network: not all information we enter gets reflected in appropriate boxes, some boxes for the information we entered stays blank in the partner sites, like Zillow. IT is hard to get reports exactly as you need them. It is not a bad program but could be a bit more user friendly and have a mobile application that worked a bit better. January 29, 2019 5.0 We have been absolutely delighted with AppFolio and our onboarding team. Our previous software system was completely archaic and time consuming that we had maxed out on the number of properties we could efficiently manage. Since moving to AppFolio we have doubled our client base and we now have unlimited potential for growth. The onboarding team responds to all of our inquiries and questions promptly and have been an absolute dream to work with. The training videos, online support and webinars have made the process of transitioning run smoothly. Pros The software is so user friendly and intuitive. The software provides the best tools to serve both your owners and tenants. AppFolio has reduced the entire processing time for Owner Payments by more than 1/2. We have been able to provide all of our owners with their unique individual needs for reporting, which we had not been able to offer our clients with our previous software. The accounting process for billing vendors is so easy and time efficient. Cons The only thing we would like to have AppFolio be able to do ... is have a database for us to track potential owners we have communicated with ....and then be able to activate them into new owners once they sign on.
