Pros It makes it easy to set up payment plans and track lease payment. Cons I wish that they kept our lease easily accessible in the AppFolio app so that it can be located quickly. It also would be helpful to have a contacts tab for tenants to easily access their landlords and contacts. If the Property Manager is sending the lease through AppFolio, then the tenant can view their leases on the Property Details tab. If they aren't sending the lease through AppFolio, they'd have to upload the lease to the tenant page, share it with them, and then it would appear on the Shared Documents tab. It depends how the Property Manager is doing it, I would suggest reaching out to the Property Manager directly to get further information! JL Jon L. It allows us to stay very organized. Cons As much as we love this software, we also have a few reservations. Whenever they come out with something new and improved, we are not able to cater the update to fit our business. When we first started with Appfolio everything was really basic and you are always open to adding to the program to make our jobs easier. Cons Sometimes it is hard getting resolution to issues that come up. Its not that you don't respond but you don't always understand what our issue is. June 29, 2018 5.0 I've used several Property Management software in the past, mostly Yardi, and Appfolio is my favorite by far. The ease of use is fantastic. It works great for those who are not so tech savvy as well of those who have advanced skills. So far there hasn't been any "glitches" or shut downs to deal with. With Yardi, those happened often. I definitely give Appfolio 5 stars! Pros 1\. Very user friendly 2. Everything is simple and to the point 3. Not a lot of glitches 4. Data entry is fast and efficient 5. Gets the job done without a lot of unnecessary steps Cons 1\. Could use more detailed reports and filter options 2. Could use more tenant data options like Parking space #, and or Reason for moving, for example. Never found a glitch and enables me to contact directly my workers and tenants as well. Cons Could do with an easier interface in the mobile application (on the phone) but still manageable. And as I use it in many devices I have to wait for a code to enable me the use of the new device. I do understand the need of this for security reasons, but it can become bothersome. They do a great job trying to bring you up to speed, but no matter what you are still learning a whole new software. Their support remains strong for the first 6 months, but there does seem to be some turnover on their side. Pros They have good reports and I like the mobile aspect-you can look at and analyze a lot from different devices and different locations. The ability to scan and keep checks and invoices all with your transactions makes investigations easy. Cons We are still learning everything it does. Inevitably, there will be some features you would like that have not been created yet. At 70 it is harder for me to learn new things but I will keep trying until I get it right. I intend to keep the appfolio system until I am no longer working. Pros Great support staff, help tips are easy to read sometimes easy to understand, often times I need to be walked through a program sometimes more than once. The training resources were and continue to be extremely helpful. The support response with questions / concerns is absolutely a 10/10. Cons Would be helpful if there was a feature where any emails, texts, notes associated with a page (Tenant, Owner, or Property) could be listed in chronological order. System works for all departments in out company from maintenance to leasing. Pros System can be set up to work for a lot of different types of roles. With all the rental properties entered it is so easy for any user to add notes and have information all in one place. Systems does everything from tenant letters to completing leases. Cons It would be nice when sending work order tickets out if the texting button would allow custom messages or for message to be edited. We needed an online portal for payments and maintenance requests to stay better organized. The software also helped our tenants get their payment history and what free we're accessed for various services provided. It really helped the efficiency of the office in keeping pertinent tenant information all in one place and not scattered in everyone's individual email boxes. Cons From my experience in the set-up process, it did take some time, especially not having such a system to switch from. Pros We wanted this for community management but it isn't really for that at all although they say it is. Stay away, we wasted a lot of time and money on this and now they even want to charge for what they cannot provide. The worst product we ever went to. Cons It simply doesn't work well, conversion to it is a nightmare and then it can't even produce the reports we needed that are in QuickBooks! I mean seriously, what were we thinking!? We should have vetted them much better. Reason for choosing AppFolio Property Manager They talked a good game but when you have issues it is just more talk. We made a big mistake going to them. It has the record of your online conversation and I like that feature so much and it has time to time tracking of payments and it automatically charge fees for late payment. Cons There is one thing I didn't like this product , when there is an error on my transaction sometimes it fails to notify me and it cause me a lot of problems, other than that it is great product. I really enjoy the ease of use. It has all the features I need to complete everyday tasks, such as detailed tenant information, the ability to contact the tenant via text message or email directly through the program. It has a place for everything. Information is filed & organized & everything is laid out & straightforward. I have been extremely satisfied with this software. Pros I like the ease of use that I have found in this program. Everything I need is at my fingertips & I can look at it in multiple formats that present the information from a different perspective. (Ex: Tenant Ledger vs Unpaid Charges Report. Basically the same information, but broken down differently.) Cons I honestly cannot find anything about this software that I dislike.
