Cons

Cuts down on time for processing monthly paperwork.

Pros

Capability to process monthly owner draws quicker and more efficient with a few clicks. Online payment capability.

Cons

Not able to upload pdfs to mass marketing, tenants, owners. Capability to see marketed listing with one click from the property would be nice for reviewing purposes.

I have been using it since 3 December 2018 and have been happy with it. At my last three employers I had Yardi as the property management software so there was a little learning curve but it was easier to learn than Yardi was when I first started it.

Pros

Ease of use. This software is easier to navigate than Yardi on the maintenance side.

Cons

Mobile app and the size of my fingers make it a little more difficult to use.

Cons

I was not impressed with the new dashboard layout. Getting used to it now though.

Good, and getting better.

Pros

Training videos, and inspections, cell app...

Cons

Wait time to have a phone call returned. Also, multiple steps to complete tasks. New mgmt take overs vs new move ins and the automatic Leasing fees and mgmt fees generated when they shouldn't etc.

Pros

The software is great from an administration and bookkeeping view.

Cons

The customer service is terrible. There is no one available for training. You have to train yourself.Everyone you speak to is from Salesforce and it is never the same person.

Reason for choosing AppFolio Property Manager

They sold the best idea of this software. Unfortunately, it was not what we thought it was.

We usually receive a quick response to support questions when submitted but many times the response is not what is needed.

Cons

Would rather make phone call for questions instead of e-mail so the problem we may be having could be solved sooner.

Even though it does a lot for you, you also learn a lot. Repetition is the best thing for me.

Pros

How easy it is. You can do everything in a few clicks! Just about everything you need is right on the home page, and everything is organized and labeled easy to find! I also love how it tells you your tenants birthday to send them a text to let them know we truly care about them.

Cons

I think we should have a calendar reminder. I like that we have a reminder of renewals and lease ends. It would be nice to get a reminder message of scheduled tours within the guest card tab.

Every program we have tried in the past 13 years has been more complicated and not as user friendly.

Cons

I would like to see a report just for online payments by tenants. This would make it much easier on the 1st of the month.

This was a great product for marketing, but the accounting side lacks options. The reports are not very customizable leaving me discouraged constantly. You have this great data base of information and to not be able to pull up simple reports is wrong. They say you can import into Excel to get a more custom report, but if you can't pull up what you need in the first place, exporting is not going to help. The "tenant statements" pull up the property address, where we have other mailing addresses on some of the properties. Seems like a simple fix since the information is in the data base, but after months of request for a change they still have not changed it. They say you can have an input and they will make changes, but that rarely happens for the better. We have been using this for just over a year now, and in the beginning customer support was always quick and a direct line to a person when you call in. Now you leave either an email message or a voicemail, and they get back to you usually in a couple of days. The posting of your properties to CraigsList also used to be a much easier, faster process, but now is slower. I have found that occasionally in an irregular transaction that my PM fee is not correct, so you can not just trust the system to come up with the right numbers. I audit every couple of months to find out what PM fees were dropped and have to make manual entries.

Appfolio's implementation process was abysmal at best, we wanted to launch very quickly to get on board for the new year. They hardly mentioned that most companies tend to take longer and that it would be recommend to give your self 6 weeks to get the program up and running. They also have a lot of features that are not conducive to an efficient property management company. No email or text templates. No auto responding to leads. Lastly the support is nothing to get excited about. No one to call and walk you through difficulties. I've put in multiple tickets and emailed multiple people with some complaints recently and have not heard back from anyone. Over they seem to have a product that is good, and no desire to serve you once you sign on. I would highly recommend looking into other services before committing to Appfolio.

Cons

Appfolio is on the west coast and we are on east coast so there is a delay on response time. Which is a minor issue.

Pros

I'm glad to be breaking our contract three months in based on multiple problems with the product design, functionality, and the sales staff's willingness to puff up AppFolio's capabilities beyond what is factually accurate.

Cons

The sales representative offered up AppFolio as totally customized for our business. Statements are sparse and unattractive; they said I could have my company logo on owner statements, but that was not true. The 1099 system is antiquated; e-file through Intuit is far more efficient and easy to use. The system itself is laggy, even for their own technicians hosting web classes. CA FTB withholding is not set up right; it does not calculate management fees deducted from quarterly total rents. And there are many other glitches too numerous to list. It took weeks of arguing with this manager or that manager to finally be offered an early termination. Support is slow to respond, and AppFolio's idea of unlimited support means being sent a video link to find the answer yourself or calling/emailing back for a future phone date to resolve your issue.

Pros

I own real estate but also hire a property management company to lease the space, collect rents, make repairs, and handle tenant management. The property management company uses AppFolio and that is how I get my owner statements every month; it is very easy to read and navigate the website.

Cons

Sometimes the reports are hard to read and download specific information that I am looking for - however, that may be the owner's release of information, not necessarily an issue with the software.

Cons

There are still some things needed. Tenants need to be able to choose what they're paying for instance.
