It's simple but makes all of the information easy to find. Pros From a tenant perspective, this software makes working with property management pleasant and easy. It has a solid user interface, allowing tenants to easily find their lease documents and pay their rent. Cons I had no problems with this software. Cons I would appreciate this product when there customer service is reachable in some issues , they almost left me hanging 24 hours just waiting for there solutions , But overall I like to use this product. Pros It's fairly intuitive to figure out. I think there are a lot of features, and I like being informed as new features are rolled out. Cons The electronic cash payments allow tenants to pay partial payments, and there is no way to turn off the barcode or block them from doing so once they are given an electronic cash payment slip. June 29, 2018 5.0 Pros AppFolio is the easiest and most self explanatory software to use! It has multiple ways to tackle tasks and the app for cell phones is wonderfully easy as well. I don't feel it is the strongest on the bookkeeping side of things. I workded with PropertyWare prior to AppFolio and I feel the bill paying and paying owners/owner statements are much easier on Propertyware. Cons AppFolio seems to glich a lot. I think the bill paying in clunky as is paying owner and running statements. Switched from [Propertyware](https://www.capterra.com/p/25491/Propertyware/) The company I worked with before used Propertyware and that company sold to a company that uses Appfolio. Reports for clients and accounting were detailed and exactly what we needed at my former firm. Cons If there was an integration with an accounting software, it would be much more easier to use. You get what you pay for. Cons Several items unworkable for any type of management. We are Florida based and a Mall. Software sales said they could process State Sales Tax. Unable to handle exempt tenants their suggestion set up a different general ledger account. need to make adjustment to a charge with a certain date the sales tax side will not use same date. Additional sales tax related problems I will not list. Next item Aged Deliq report will not show prepaid rents. Tenant invoice will put the next months charge on the tenant bill so it looks like they owe double. They need a lot of work to make this product work. They are not interested in working on commercial management they continue to work on making adjustment for the condo management. They now can attach a picture of a tenants pet. Wonderful to be able to access document when I'm in the field, especially with a tenant Cons AppFolio is constantly adding new features and developing more efficient ways to get things done, but there is little warning when those change occur, and sometimes there are many changes at one time. Wish the system could be more user friendly for personnel who are not Accountants.
