Pros Online payments are very helpful that make every day functionality more efficient. Work order system is also helpful. Cons Can’t set specific tenants as non taxable if they’re in a taxable property. Refunding a tenant is too difficult of a process. Even someone with no AppFolio experience has little difficulty navigating the system. Cons It would be awesome when attaching bank statements, mortgage statements, invoices, etc- if we could have folders to put them in (bank stmt folder, invoice folder etc.) Right now everything that is attached to the files is in one lump and the more items you attach the list can become rather large and you have to search through every attachment until you find the one you are looking for. " June 9, 2017 4.0 There are things we were able to do 10 years ago that we can't get in a software now. This software is not good in both accounting and property management. It has good in both but there are lots of things that could improve it. Pros I love the ability for Residents to pay online without my staff posting it to their ledger. I love the online portals for owners and residents. Cons There are so many little idiosyncrasies that users aren't trained on. There is no ability to custom our own reports. They do it all: online maintenance requests, streamlined accounting features, walkthrough checklists, online rent payments that automatically post to the account, a shared space to keep everyone updated on each tenant, letters to tenants in a saved database, etc. Just today, I learned that AppFolio actually sends reminder emails to the tenants about rent. Ledgers are easy to understand. Rent automatically posts. We have a smaller company, but we are rapidly growing, and I can see us growing with Appfolio. They really care about updating their software and making your life easier! Cons You have to wait one to two days for a response from the tech support department. However, that has been my experience with all of these products. It would be nice if they automatically posted late fees for our renters who pay online. Sometimes, people are able to pay one day late without incurring a late fee. I would also appreciate an automatic management fee charge based on a percentage of gross rents. Review Source KM Katie M. That may be considered a bit of a bias though, because this is the only Property Management Software I have used. I look forward to learning more. Pros I appreciate the promptness and positive attitudes of the people that help us with our support requests. Navigating through Appfolio is pretty straight forward, and the help access tool is loaded with tons of benificial information and tutorials. Cons I have not developed any cons with this program yet. Transition for property managers has been easy. Transition for accounting has not been as easy." June 14, 2017 4.0 Customer rep has been very supportive with our transition. Answers all of our questions. Pros Mobility, easy search function. Able to add pictures. Cons Our accounting department is struggling with the switch over. I don't' like that if we ever had to leave for any reason, notes, photos, ledgers will not be available after. We have an obligation to keep information. And still have to double save most documents, so that if we ever have to leave AppFolio we still have our data. Feel a little like a hostage. It advertises our properties, and let's us run background checks about 10 seconds when some one submits a application on line. Pros The best thing about the software is how much this program can do. Cons There is only one major disadvantage of Appfolio The software does not produce a standard Annual Property Operating Data report This report is critical for tracking property performance for owners, investors and banks. April 16, 2014 2.5 Pros AppFolio's easy internet access makes using the program from anywhere incredibly easy. Providing statements to owners is easy through their direct email publishing, and managing work orders is simplified by use of their tenant portal. Cons There is absolutely no accounting system for the management company. Accounting for the management cash flow all has to be separately with different software instead of coordinated with the property accounting in a single application. The serity deposit refund accounting on owner statements is confusing and provides little useful information to the owner. Promise frequent and user directly improvements to the software but in 16 months of use none of the major issues I have forwarded to the company have been addressed. They are focused on improvements to the system that increase their income but not very quick to address changes requested by the users to make the program more efficient or useful from a manager point of view. Accounting systems definately not written by an accountant.
