Cons Sometimes, I get too much information -- a property report for the month can be pages long, and while that is sometimes helpful, at other times it is too much information to comb through. The AppFolio marketing system of our vacant units has shortened and mostly eliminated, all vacancies. Application review, background checks and transitioning an application to a lease is easy and much less time intensive than our past methods. We now have a professionally built website that integrates online payments, tenant work orders, rental applications and incorporates our niche in the rental market. Accepting online payments has been a huge plus and as well as a lower cost for our background checks. 100% satisfied the customer! Pros All around awesome product, enormous time saver! Cons It doesn't sync with the online version of Quickbooks so we have some dual entry because of the way we need to handle our accounting. There have been times I've done a move out & the disposition letter doesn't always print out and I have to create one but other than that, everything is perfect for what I need. February 20, 2018 5.0 Pros Appfolio is sooooo user-friendly and easy to navigate and I am LOVING appfolio, the reports are easier to find, create, and navigate through as well. Cons some of the updates/suggestions need to be implemented more often than they are. If we ask for it, for the most part, we NEED it, and it would save us time (that we don't have extra of) to do some of the things that we need to do or reminders that we need. Anytime I have a question and can't find it in the training section I am contacted immediately and my question is answered almost as soon as I inquired. Pros This software program is amazing. I like that information is easy to find and managing Residents and Prospects is amazingly quick and efficient. It allows us to give great customer service by being able to communicate and execute any actions needed almost instantly. I honestly cannot say enough about this program and everyone should be using it. Cons This is not necessarily a con but I would like to see more training only because I'm fairly new to the program but there really isn't a con to using it. Commercial Real Estate Used the software for: ### "Lack of customer service, especially on implementation" September 1, 2014 2.5 Pros We have open access to managers, owners, and tenants. I like the ability to send work orders to vendors and the ease of navigating. Cons Customer service is lacking. There were many promises and phone conversations during the sales process. Once deposit we made the deposit, we started seeing a slow response, if any, within the same day. They claimed to be QuickBooks compatible, but we can't batch multiple units to individual owners for monthly statements. We must make an individual statement per property, yet we manager over 400 properties for over 50 owners. That means generating 400 monthly statements. If this is not true, then nobody at AppFolio has been able to explain the process, fix the process, or spend any time with our staff. We paid a large implementation fee and have been forced to do most of the implementation process ourselves. Even the master spreadsheet of property and tenant information we made was uploaded by AppFolio with skewed information, so we had to go back in and re-do much of the work. Review Source RC RACHEL C. There is a need for a sales feature so that you can input sales and run basic reports as to percentages of sales increase or decrease. This program is for a basic small company, not really what a person needs if you have tenants in a mall. Pros This product is simple for paying bills, easy processing to print your checks. Cons It is not as user-friendly as it could be when entering payments, and sales tax. It really is not the proper program for a mall to use, there are a lot of little features needed that this program just does not have.
