Pros Easy to understand the logic. Easy to communicate with the customer service and get the properly answer very fast. Pros It is a very easy to learn software. It combines the property side and the accounting side very well. Cons I use QuickBooks so some of the accounting side of things I think may need improvement. Also, some of the reporting would be better if there was more customization. July 13, 2017 4.0 Customer service is good Pros Customer service is mostly quick and efficient. The ability to make so many different reports. Navigating the site is intuitive. Cons There are some functions that I have shared to be added and nothing is done. For example increase the size of the files we can upload to to the tenants page. I have to divide my leases in 2 at the lowest scanning resolution of 75. It is also getting much better at being integrated between segments. Strong search capability. Cons How it handles images. Cannot scroll through them or download them. It is easy to use and is set up like we need it to be almost every time. It has too many features to go through all of them, but our tenants, owners and my staff love it. After using two other software programs for the last 20 years, I wanted to write my own because they didn't do what I wanted them to do. After using AF for the last 15 months, I have abandoned that idea. AF does everything I want and more. Cons The cost is pretty reasonable, but AF does tend to stick in extra fees. The AppFolio portal is great for both property owners and renters alike. Cons Load-speed can be faster at times as once something is submitted, it can take a few seconds to process. Pros The biggest thing is the value for the money, and everything that you get to help fill vacancies. Relying on people to come to you to fill open spaces will start to leave you with a lot or empty spaces. This software affords the smaller company the resources of a larger company for great value. Cons I know there are more expensive options that will provide more pricing tools and a little more automation.
