Owner Real Estate Used the software for: 2+ years ### "I’m not a fan of the service" January 14, 2020 3.0 I think with better implementation I might have a slightly better experience but I’m already turned off and don’t plan to give it another shot. Having to download a PDF to view a report is a HUGE turnoff for me. Pros For me the biggest appeal is that it’s cloud based. I like to be able to do every thing from my computer or phone/tablet and that’s what we are supposed to be able to do with this. Cons My highest expectation is now my biggest gripe. Every time I send a report or try to access one I have to download a PDF. This defeats the entire purpose of cloud based software. I’m less than thrilled. Review Source JO JUAN O. It is easy to use but some parts require a more technical knowledge. I like the fact that appfolio added all my tenants into the software which saved me a lot of time and frustration. I also like the online rent payment, the online background check and online marketing. There are many good things about appfolio. Cons I am not an accountant. So far I like appfolio but I don't like the way tech support is done. If you have a question you cannot call appfolio, instead you must send an email and sit until they respond. It could take a day or two. Sometimes the response does not address exactly your question so another email goes back, wait until they respond. Very slow process. I am close to giving up on appfolio because of tech support. Reason for choosing AppFolio Property Manager Friends recommendations and tenants added to the software by appfolio. Pros I used a CRM software for close to 5 years periodically before Appfolio so I have some knowledge... I was able to pick up AF without doing any of the trainings no problem. To make a product that you can pick up and implement right away says a lot as far as it's functionality and capabilities. Cons I would like to see more ways to run data reports. Pros There is a variety of ways to find and sort data. Whether reporting to property owners or for our company use, data is easy to find and use. November 25, 2015 5.0 Pros Appfoblio took our organization from a messy, disorganized accounting nightmare to a streamlined leader. Appfolio let us move away from using separate credit/criminal background, accounting, and maintenance management programs to one simple, web-based tool. It's unbelievable simple to write leases with their new digital lease creation tool. It made training new employees seamless across all product types unbelievably easy. Their dedication to their clients blew us away. They took hours out of their day to train our managers until they were proficient. Cons Nothing. They were excellent. We primarily deal with military personal as we are located right outside the main gate of Ft. Leonard Wood Military Installation. In making the decision to leave our last system, I reviewed several different softwares and sat through several demos. Appfolio was by far the best choice for our company. The support staff was excellent throughout the whole transition, keeping in constant contact. I could not have been more pleased. We began our transition around the 5th of December and went live with Appfolio on 2 January. We experienced no snags or hiccups along the way. The software itself is so easy to use. They provide tons of training and continued support. But really, you almost don't need training it is so easy to use. We love it. What use to take hours to do in propertyware due to the software complex and confusing applications, now takes us minutes in appfolio. I have to say, Appfolio is the best for our company. I unfortunately learned that many features they claimed to offer turned out to be untrue or required a complicated process to work around. Cons Appfolio doesn't have many of the core features that were advertised and promised. They said they had a website for owners and tenants, they don't. They said they could have my property owners paid via appfolio, they can't! Many banks wont or can't work with appfolio to get our clients paid online using eft's and transfers. You have to jump through hoops! Appfolio is not easy to use, with lots of work arounds required to do what should be a simple function. Appfolio doesn't have a support staff to help you. You have to leave a message or email and someone will call you back within 24-48 hours. Appfolio left my company out to dry on the day we went live! Trust me, I managed this process for over a month to make the transition. They never applied for the Merchant Account so I can collect rents through the appfolio link. Review Source CM Christina M. The product itself seems great. The only problem was the implementation team. Pros Does and tracks darn near everything. Cons No auto response for marketing leads.
