Pros: It is a very visual program. We love using the map and knowing exactly where we are placing a tenant and/or seeing a quick account overview on that same page.

Cons: Refund and adjustments are a bit difficult. Often times we find ourselves doing it through the processor instead of using sitelink because there are so many road blocks.

Overall: easy to run multiple facilities at one time while keeping them all separate. It feels much more organized.

Refunds work great because SiteLink calculates and lets you issue refunds. It's a few isolated cases we can help you avoid that cause extra steps when refunding. Example: you process a tenant's card on the first of the month. You discover the move-out on the 10th and want to refund the WHOLE month's rent. Pros: I like the functionality, reports, and the support. The company provides continuous updates to make the product, which is a huge bonus for updated features.

Cons: Sometimes is a bit overwhelming to use the calendar and syncing everything together. Could use some improvement, but still overall a great software to use.

Pros: I like the functionality, reports, and the support I get if I do encounter a problem which very rarely happens. The fact that the company provides continuous updates to make the product even more user friendly is a huge plus for me.

Cons: The calendar and bulletin board could use some tweaking or improvement. I have a difficult time using it.

Overall: Peace of mind goes a long way. This software was extremely easy to learn and to use.

Comments: Without Sitelink we would have gotten sloppy with tenant records, gate codes, etc. Sitelink provides a common sense place for all of the information pieces. This has been especially helpful. The integrations and partnerships from the Sitelink Marketplace has made it much less time consuming to find and execute these additional services. Without these pre-vetted solutions i would have had trouble finding the right vendors. I have used only Sitelink partners and have only made one change in the 10 years which was to switch credit card processing to Sitelink Merchant Services.

Pros: Easy to learn and covers all of the bases. Very tight package, with vetted integrations and few bugs. Almost never have issues. Reminds me of the Apple ecosystem in its simplicity and reliability. Also I understand that the way they have built the server/pc standalone client/ and web client is the most reliable/secure. I simply wouldn't trust to do business with a web only version, because most of our issues over the years have been internet short outages. My manager started using Sitelink in 2007 had only used a computer in a very limited basis. She was able to rent units and do basic functions on day one. My appreciation to the Sitelink Team!

Cons: The only thing i'm going to say is a pro as well as a con. The price seems like alot sometimes when i think of the free or low cost options. HOWEVER; Sitelink has maintained a fixed price for us i'm going to say since we upgraded to the Web version. I believe this was 5-6 years ago. Most recently they even lowered the monthly fee thru the bundled promotion. The biggest thing is this, all of the integrations, pricing assistance, competitor tracking, website integration is beautiful as well as the credit card billing. I know these have allowed us to get and keep more customers per month, at a higher rent and longer stays. At my pricing level that only take 2-3 units to pay for the service. Again seems like alot but i can't imagine where we would be without this nice package. Recently swithed my credit card processing to Sitelink Merchant Services based on my trust of their partnership.

Pros: From the ease of taking payments, to the plethora of available reports, to the reminders list that gives me what to do every day, this is a terrifically helpful piece of software!

Cons: Sometimes you have to dig pretty deep to find what you need. Its always there, but the amount of information it produces can be overwhelming.

Pros: It has a ton of information available and easy for our team to use. A lot of reports that provide great insight

Cons: sometimes you can get mixed answers when you contact customer support or they will have to follow up with you later to get you an answer.

Hi Mark, thanks for your review. The trick to software is good reporting - giving you the analysis and info you need, when you need it. Even though you may not need some reports often, you have to have them when you do. Our techs are diligent and "don't leave clients hanging." Sometimes, there is just more than one way to get the job done. For example, you can change rent rates in several different ways, depending on the granularity and frequency. Our techs often check with other techs and read up on your company in our system to give you the best answer, even if that means calling you back. Other times, techs check the list of coming development to give you more complete answers. I hope that's not a negative but shows our techs' effort to deliver. Thank you!

Pros: can do 90% of what you need for customer service through the payment screen, and move outs are a breeze to do

Cons: sometimes the system requires refreshing to complete a task, and makes you start from the beginning

Overall: Makes it easier to do self Storage tasks

Pros: ease of using it and the Site link techs when I need some help It.speeds up my work. I also
have a daily close that gives me all the information I need to make out the Deposit for the next day. I can make out my deposit slip and check it against each transaction

Cons: I can't think of anything I don't like. Well some times I have customers who change there mind about moving in or moving to another Storage unit and if it's the next day it's very hard to fix these kinds of things with out the help of Site link tech support.

Overall: confidence in using it. Makes my day more enjoyable

Thank you for mentioning the power of the daily close, as it allows for more accurate reporting and easier reconciliation. And while it can seem like a pain when someone changes their mind after a day's close, SiteLink is always here to help correct these rare issues when they arise. One thing to consider trying when moving someone in before they are 100% ready, is to use the Reservations feature instead of actually moving them in. Since customers do change their mind, if you enter a reservation instead, then you can quickly convert the reservation to a move-in when they are actually on site and are certain they will be taking the unit, or cancel the reservation at any time without affecting your daily close. Pros: It's all inclusive, no secondary vendors to complete the process. US based provider with English speaking techs. Our previous provider was clearly from India and most of the time I could not understand the person on the other end.

Overall: All inclusive program with available tech support when needed.

Comments: the overall look could be updated

Pros: I like how the customer service is very friendly and always helps very promptly and will give new suggestions on how to make our office life easier

Cons: The gate system will lag sometimes and customers will not be able to get into the facility and they will complain and we have to restart the system

Pros: I love using myhub because you can access reports and tenant information on any device. I also like that customers can reserve units online and make payments too.

Cons: What I don't like is someone's I'll get to the end of a transaction and it won't let me finish the transaction until I refresh the system. What would also be helpful is if the prorate calculator was accessible from the inquiries and reservation screen.

Pros: Its stable. I don't worry that it will be plagued with bugs and "fixes". The technical support team that supports this software is the best I have seen. Quick and competent without the TS attitude that pervades the territory.

Overall: My job and goal is to assist my customers, not stay on the phone with tech support and hope my software doesn't crash. Lately, we had allowed ourselves to lose sight of the mission. Sitelink has allowed us to re-focus on the customer and not on the computer.

Pros: fully integrated, and customer support is key to maximizing the benefit from the software and all it's power. And pricing. Very competitive and fair.

Cons: nothing.

Overall: We started this business about a year and a half ago with a "if you build it they will come" type of plan. Not knowing where to go we chose Sitelink Web edition literally the day before opening because we had just found out that the original PMS software we tried would not operate as autonomously as Sitelink with our entire system of systems. I called, and we were setting it up in a matter of hours and it was working smoothly from day one. Since then I added the merchant services to my bundle, saved a bundle, and have a PMS that is truly integrated top to bottom, and makes the back end part of the business easy. Truly it is a great program. Add to that the features that you start to learn as you get more familiar, and add to that the incredible customer service for learning new tricks as unique things come up, and Sitelink cannot be beat. There is not anything more that I could ask for. I'm a 100% satisfied customer.

Recommendations to other buyers: Get it, use it, learn it, and it will make running your business easier no doubt. Then you can focus on sales instead of back office.

Overall: This software helps so much with keeping us doing the stuff we need to do at the store. Their work so hard to make sure the software keeps up with needs, customer service helps me get things fixed and answers my questions every time. The market place helps so much with knowing what the best integrations/systems to use for things like online auctions (storageauctions.com) and tenant insurance (storsmart).
Would 100% recommend this to new store, current stores, large operators and everyone.

Overall: I have used this software for 3 years or so. I have been in the storage business for 12+ years. This has been the best software I have used. It is simple to use and easy to train new people to use.

Overall: After thirty years in business with our own spreadsheets, ledger cards, etc., etc ., etc. it has been a huge relief to utilize Sitelink. Our elderly dyslexic manager is assisted by technical support when necessary. They reassure her and she becomes totally comfortable with each transaction. There have been no interruptions of service and we have now begun using the automatic credit card billing which is working smoothly. The report functions make life a lot easier as the information is totally coordinated and history readily available. Hearts and flowers to Sitelink!

Overall: This software is very easy to use and if I do encounter a problem it is taken care of immediately by the customer support group. They are always polite, professional, and knowledgeable. I have used many types of software for various jobs and this is my favorite. I am 62 years old. New technology and the changes we experience are not as easy for me as with younger people that have used computers , tablets and smart phones for most of their lives. I am still learning about different features SiteLink provides and I am excited about new opportunities that are being offered. The webinars are a very good option to be able to learn more also. I appreciate the people that are committed to making things better for us so that we can improve our customer service.

Export it (all reports export to pdf, excel and txt) to excel to get so much more. Email reports on the fly, or schedule regular emails, and select the file type (excel, pdf, txt) There is no substitute for support and training, as you explain so well. That's why we take phone service so seriously. The settings your administrator chooses in SiteLink will determine the number of steps you have to take, including additional notes you have to enter when you reverse transactions, for example. Auditors, owners, investors, brokers and lenders consider SiteLink reports the best in the business. Tell us if the sorting and filtering of standard and custom or 'roll up' reports don't offer what you need, including consolidated documents for multiple stores operators. We always create new custom reports for clients and can explain the built-in custom report writer. Thank you again for your review!

Pros: The reminders

Cons: That the reminders some months pop up a week after they needed completed. Also that our company has been unable to allow us to use the transfer function

Overall: All has gone well with our sitelink. We have troubles with the email and sitelink connecting but seems to be a email program problem rather than a SiteLink problem. I have never had an issue to where I needed to contact anyone with help on the software.

Hi Tracie, I am glad you like the Reminders menu. That is working as designed. After we spoke, I realize you might change your settings: your system administrator made your auctions a prerequisite for post auctions to take place 60 days following auctions. Timing of the prerequisite varies and will cause the following to do the same. It's a matter of your settings and how you want to do business, that's all. I am sorry your system admin disabled Transfers. Some owners do. Transfers work well in SiteLink because 1.) we show users and tenants the prorate amounts for old and new units, 2.) we transfer specials from old to new units. I am unsure of your reasons for disabling Transfers. Some find tenants don't move goods out of the old unit in time. That would seem like a management, not a technology problem. Comments: I've used SiteLink for years. I recently started working for a new company and they use the web based version and I was used to the stand alone version. They helped set everything up and the questions that I had were answered very quickly and efficiently. I was helped by Cameron and he was very pleasant and knowledgeable. He even did a follow up call to see how things were going a few days later and helped me solve an issue I was stumped on. Great customer service and a great product. I would recommend SiteLink as the only option for storage software- I've been in the storage business for 12 years.

I am curious if you, like others, find the following: daily tasks like the map, move-ins and payments are easy, intuitive and self-explanatory. Because most managers don't handle tasks like NSFs, writing off bad debt or Transfers as frequently, they call us for explanations. Logan discussed Transfers with you which can include specials or not, depending on how owners configured SiteLink. Transfers can be a source of frustration - not because they are hard to do in SiteLink but because they take time to explain to tenants. Transfers often include past due or prepaid balances but thankfully SiteLink shows all that math. Keep us posted! Thank you!

We sometimes hear the comment about updates only because clients think only updates could possibly the the culprit. Thank you for bringing up that point of modifying policies for tenants one-by-one. Your comment highlights why software is about more than move-ins and move-outs, or a pretty map (although clients tell us SiteLink has the easiest map to set up, modify and use) Operating a storage means working with personalities and exceptions. SiteLink offers tools to customize rules for individual tenants. SiteLink also offers tools to reverse transactions. Users always have a chance to exclude tenants from rate changes, mailing or other automatic tasks. We realize life happens requiring managers to make exceptions, and SiteLink allows for those rather than require managers to change their rules based on software limitations. Thank you for sharing the example here.

Comments: Overall it works, but I have nothing to compare it to as I'm new to the industry. Putting my password in every 30 seconds (yes, exaggeration and sarcastic) gets WAY old, but I understand the purpose with multiple users. It would be great if some errors like transfers and move-ins were more easily reversed (or actually able to be), but I understand the accounting AND accountability issues in that. For my uses so far, it works well enough - and beats doing it by hand, so... middle of the road for me. Having to list one credit at a time instead of multiple to an account (edit ledger) is a little time consuming as well... just my opinion. Value for Money is left blank because I have no frame of reference. I've never had problems with the technicians and have almost always been able to resolve an issue, so I'm grateful for that.

My guess is they set it intentional. Intentional is likely also the way you have to apply credits: to one charge at a time. With your management's permission, you can one-click to waive late fees; be forced to enter a reason, or not, depending on how they set up SiteLink. There are shortcuts available. You are able to reverse your errors during move-ins and even during transfers. We can also show you how to be sure you want to go through with and commit to move-ins and transfers. Pros: The customer service and the functionality is pretty slick. I never have software issues, and the only time I have to call customer service

Cons: Some small things that make it hard to use (editing the map is a little clunky), and the portable storage portion is a little confusing.

Overall: We have quite a few locations that we manage on Sitelink, and it has been a wonderful experience. When something goes wrong, or I can't figure something out, sitelink customer service is on the ball, and will help me get up and running in no time. Sitelink Web Edition is fantastic!

Thank you! I am glad you appreciate the built-in map editor. Clients comparing software find ours the most flexible, the most feature-rich. As one client put it: if you can use the mouse, you can set up and change the SiteLink property map. You can put multiple units on the map at a time, turn and angle them, etc. The key: you can change unit sizes, location and numbering on your free, built-in SiteLink property map yourself, on the fly. You do not have to have us make those changes. It goes without saying that that SiteLink property map is different from the built-in link to Google Maps showing your commercial vs residential clients, marketing data and competitors' locations. SiteLink for Mobile Storage is a different product than SiteLink for Self-Storage. It includes more options for routing, scheduling, dispatch and inquiry management. Cons: Need more insight into what the reports cover. Usually the request comes from our accountants who do not regularly ask for reports covering specifics. Because the request are few, I do not learn all the reports provided and need to SEARCH to find the one that would answer the specific question.

Overall: 2 years ago I knew nothing about Sitelink. Thanks to the fantastic, incredible, Sitelink Customer Service, I am a very confident user; did not take long. Sitelink provides all that I need to run 300 units and more. Appreciate Sitelink people!

Recommendations to other buyers: Suggest a SEARCH option for reports; enter in a question and the SEARCH option would show the report or reports that would answer.

They can best suggest the proper report. The challenge with a search feature for reports is this: it would have to include more than the name in the topic of the report which we already list. Your accountants and you are likely looking for reports showing multiple combinations of data. There are usually more than one report that fit that criteria. Overall: SiteLink Web Edition works very nicely for our company. The software has a variety of tools that help us keep organized and grow our business. We recently added the merchant services and have been pleased with the features and support provided. We have found that with support services you are able to talk to the same person so you are able to establish a rapport instead of being stuck in a cue waiting to talk to a different person each time. We are looking forward to adding some of the other services in the near future.

Pros: Automation. Effortless in many ways since customers can manage their own accounts with minimal to no work on our (business) side.

I am not sure where you heard or read that and will reach out to clarify. With credit card processing, fees are are both variable - based on volume, card type, etc. - and fixed. Because we process credit cards in-house, we offer support for both software and processing under one roof. We have control over processing fees. With our SiteLink Merchant Services, we can offer tools to lower rates, speed up reconciling (we import Virtual Terminal transactions into SiteLink and put unit numbers on credit card statements, for instance). A free rate review and credit card analysis is one of the hallmarks of SiteLink Merchant Services. Thank you!

Pros: It is really easy to figure out on your own. There is a wealth of information that you can obtain. Letters to tenants are easy to produce and print.

Cons: Nothing at this point.

Overall: I am new to Sitelink, three weeks into it actually. I have had a great experience with the support team. They are always willing to help me no matter what. They are extremely professional and really nice to work with. The system is fairly easy to figure out on your own. Highly recommend.

Overall: The sitelink technical support team has helped me transition 1 facility from Storage Commander, 1 from Sitelink stand alone and 1 from Sitelink web edition and all 3 have gone perfectly, with them checking in both before and after the transition many times to ensure not only I was comfortable but my onsite managers were as well. They have been very responsive every time we have had a question or an issue we needed assistance with and they are always extremely professional and helpful. I would recommend Sitelink wed edition without hesitation and look forward to bringing future projects over to the Sitelink team!

Pros: We love the integration aspects with payment processors and the management functionality over several locations. The information available is deep and once we get to really learn the system I am sure it will have a big impact on our customer service and sales.

Cons: Some days we find the response time a little longer than we would like from support. We jumped in to self-store and mobile at the same time and the mobile learning curve is very steep and requires a fair amount of our time.
Couple steps in set up were missed which would have enhanced functionality (turning on internet payments) but were easily fixed and quickly.

Overall: The sales process and incentives were great. Working with sales and the training/support folks has been very positive.

Recommendations to other buyers: Take advantage of the support people for everything - problems, quirks, reporting information - they are very knowledgeable and pleasant to work with. We always learn a lot and no question is a dumb one!

Pros: The credit card process I like the most cause I have the time I needed to do other stuff, with out a maintenance man on the 1st it was awful.

Cons: Give a credit when customer has zero balance, or maybe I don't know how.

Overall: My name is Frances, manager of 325 unit facility. I wasn't to happy changing from site link stand alone to web edition. I was always rushing cause seems like the 1st of the month was tomorrow, that meant that I had to spend 2.5 hrs running credit cards, whether it was my day off (Sunday) credit cards had to be processed. 2 part tickets were cut and file, (don't have to do that anymore, don't have all that bulk). The 2nd part detach for the end of day summary report. My day started at 7am rushing to be ready to open at 9am. NOW it takes me 5-7 mins to run my credit cards, I don't have to worry if someone will interrupts me, causing me to have a mistake, then taking time to track , correct , double entry, no entry, this is an experience that has been worth the money that the owner invested. Site Link has allowed me to do early walk thrus, remove old leases, and files. A smoother start of day, take a break, lunch away from office. I met our rep, an angel with knowledge of how to teach someone that is needing assistance, a people person, he is a good asset to Site Link. I recommend this software to you and a teacher like our rep.

Every person here worked in technical support when they first started at SiteLink. Everyone here has to know our product. I am glad you see the faster operation and added features of Web Edition, vs the older PC-based SiteLink. Web Edition is a huge step up, not just "doing the same as PC-based SiteLink, just on the Internet." Consider adding ACH or bank draft to eliminate credit card fees. Ask us to get started - SiteLink Merchant Services offers both ACH and credit card processing! Finally, there are ways to give tenants credits even if they do not owe anything. Please call or email us to show how. One such method: create a new charge, apply a credit. That way, we track all liabilities and respective dates on financial reports; both on the accrual or cash basis of accounting. Thank you!

Pros: The revenue management tool has helped our facility increase revenue by almost 10% in our first year of using it. The ability to automate letters, past due and auction tasks has saved us a great deal of time. We have used a variety of SiteLinks partners to give our tenants many services we never could before suck as online rentals and reservations, online payments, online account management and much more.

Cons: Some of the things you need to do are not easy to find like sending an SMS message to a tenant who is not past due and a few others. Also the screen layouts could use a touch of color they are a little on the bland side.

Overall: As a SiteLink stand alone user for years I resisted the efforts of my sales rep to switch to Web Edition and then one day he gave me a good deal and I gave in and I have never regretted it.

We use standard Windows colors and regret they are not vibrant enough for you. Our new myHub, the browser based version of the web-based SiteLink Web Edition, will have a new color scheme.
