### "Simple, Beautiful, With a Future of Development and Expansion and Fine Tuning"

We have solved a few outstanding issues with our previous PM software. There are some that arose with the transition, but none that couldn't be worked through, dealt with, or otherwise held off till devo finishes on some portion of the software. It is understandably a well defined product with a great foundation that has received a tonne of development work and continuously does. Being a somewhat new software, there are less iterations of a given portion of the software tools. And they become more refined as integrations of feature get added. The interface to connect to channels and the outward facing portion of a rental is just great. Easy to understand and find things, but with a lot of scalability to it.

Pros

Its backbone is designed for the future. It is ready to living in the digital space for the next couple decades. Simple and quick start for any company that is beginning.

Cons

There are a couple tools I am still waiting for that I hope to arrive soon. Specifically: 1) An expanded rate up-loader tool for those that don't like dynamic pricing but want more granular control for both property and time. The current one is very good, but not amazing for my purposes. 2) A monetary and visible workflow for early/late checkin/out. 3) The Zapier integration

Our list was short because we prioritized Trust accounting over all other features. The pricing was as main differentiator as well.

Legacy software, diminishing development, focus on permanent third-party integrations for the product to do features it should be doing itself. Support began diminishing around the time of new ownership. We started and new the company persons. But they all slowly transitioned away and it began to feel corporate.

### "Best in Class Vacation Rental Management Software for Any Size Company "

My experience thus far has been awesome. They are scaling at a responsible speed ensuring they have the bandwidth to service all of their customers in a timely manner and I respect that so much. Their team has been receptive to my feature requests and let me know when they plan to add them. They also have a great knowledge base with step-by-step directions and videos my team can access at any time for additional training support.

Pros

LMPM is simple to setup and use and also has the advanced features needed to run and scale a business with ease. It has an incredible accounting module that can handle multiple rules, regulations, taxes, fees, splits, in multiple cities and states. I've heard horror stories of companies having to outsource their accounting and spending more on that than their PMS because their software couldn't handle it; LMPM's trust accounting is best-in-class allowing for easy navigation, even for novice users. The website is included and built on Wordpress making it super customizable allowing for personal changes with minimal assistance needed and . Their team is second to none. The fact they are willing to get on a video call, share their screen to walk me through how to do things, even record a Loom video and send it to me so I can rewatch it and share it with my team for training, is amazing. I'm used to only having access to email support and waiting a few days for a reply but LMPM is always quick to respond to my inquiries via chat, email, or a phone call.

Cons

The only item that was not ideal for me was that they didn't integrate with Brivo, who I use for my keyless lock and smart home management. This wasn't necessarily LMPM's fault as they have an open API and Brivo can integrate with them at any time. Their team did advocate and work with Brivo to help them get integrated and that will be live later this month.

Reason for choosing LMPM v4

I chose LMPM with my plans to scale my companies to over 50 properties and wanting to start with a platform that I could grow into vs having to switch once I hit a specific inventory level. LMPM is an enterprise-level system and their team supported me and my vision vs other companies not even responding to my demo request based on low property count or being too expensive for a startup company without funding.

### "Great Idea & Sales Pitch - Awful Backbone and Functionality "

The idea of a streamlined accounting/property management software is brilliant, however LMPM is far from being the software company they claim to be and also they price it to be. If the product was as good as the sales team promised it would be, then the costs would make more sense. However, increasingly after each day, my team felt more dissatisfied and a lack of confidence in using LMPM as our PMS provider. We felt more out of control and discomposed than ever before. Lessons learned - high price never equals high quality and always follow through with your due diligence.

Pros

The people of LMPM were great to work with in the onboarding process along with any customer support. The website development team was hands on and created a great looking website.

Cons

Integrating with our business procedures was a nightmare. The functions and flexibility of the software was underwhelmingly below par, instead of having a streamlined solution to any questions it was a work around which caused double the amount of time necessary. These were basic requests that our team were used to having with our previous PMS (which was significantly cheaper) and it was our team bringing these issues up was the first time LMPM had been asked these questions.

We needed to move quickly or else our company would have continued to be significantly damaged, Guesty has been an immediate breath of fresh air. From a streamlined and simple onboarding to a software that is extremely user friendly and more customizable. All the while a quarter of the cost for the onboarding and monthly services.

### "The Best of The Best"

LMPM is the best software we have ever had. This comes after using Streamline, Guesty and about 6 others throughout the years.

Pros

I don't take reviews lightly. Given how hard we work to create amazing results for our clients and guests, it is imperative that the software company we use works just as hard. LMPM takes on the challenges that make the difference to our success, head on! They work tirelessly to create solutions that fit our needs, even if those solutions don't benefit them financially. Their goal is to ensure our success and because of that their features provide accurate up to date information about our bookings, income, future income and so much more!

Cons

LMPM is still growing. They are developing a central communication system that will make the ease of communication that much better for our guests and staff. I still give 5 stars however, as they integrate with phenomenal communications software companies who do provide this seamless service.

The LMPM team is great and is working hard to get the system to be one of the best in the industry, we have had great support from them and we feel that they appreciate our feedback.

Pros

We like that it is a PMS-website integrated solution, with connectivity to our main travel partners.

Cons

The software is still “green” and there are many features that are needed that don’t exist and are planned or under development.

It started good but we ended up spending so many hours, fixing availability errors and connectivity errors. We had way too many overbookings and it looks like more to go as we are still not connected to the main channels. Lots of time-consuming and frustration in our team.

Pros

It looked really good and promising. Really nice features. Owner's portal.

Cons

It has a lot of glitches, it is not finished. There is a lot of work to do on development. Integration and connectivity are a nightmare.

Compared with our previous rental management software, LMPM has been a major improvement and we believe we made the right decision making this switch. LMPM seem eager to receive feedback and their team are constantly improving the system. I expect that it continues to get better and based on our research into PMS's, I believe LMPM is already a top tier choice for any rental management company.

Pros

\- Rate and minimum night stay management is very easily and pushes out to all partners seemlessly. - Direct connections to outside OTAs work extremely well - Maintenance and housekeeping work order functionality works great. - Guest communication via messaging and scheduled templates is easy to use and works well. - Website is easy to manage/update and connects to the system without any issues.

Cons

\- Reporting has room for improvement. Some pace reporting we did from previous software had to be abandoned as LMPM is not able to provide the same data - Accounting needs some extra administrator capabilities. Currently if you mispost anything, you are unable to correct or delete a transaction yourself and require support assistance. - Support assistance is a times difficult to reach and not really available by phone. - New software updates will sometimes negatively affect existing functionality. To be clear, overall LMPM works very well and many of the cons listed here are being addressed. Some others that existed when we came aboard have been rectified and there is new functionality and betterments on a regular basis.

They have a been a great addition to our team at Beachnest and everyone there works very hard and has great customer service and listening skills.

Pros

The platform is based on new technology and is very intuitive to manage and use.

Cons

While they are working very fast and have achieved many integrations since I went live in March of 2021, they still have more work to be done with software integrations and internal features that are critical to our industry.

Their management team were open and honest during negotiations and delivered on what they promised to deliver on without changing the terms of the deal.

LMPM has a big learning curve. Wish there were were preset reports for owners to see i.e. general ledger, income report etc.

Too many restrictions with integration and web development. Can not build a website exactly as you want it.
