The support is amazing and you can learn at your own pace with Rent Manager University. We love it! Pros I love that I can write my own reports, customize most everything in the system with User Defined Fields, change settings to work for our business, integrate with other software. Cons It can be overwhelming when first onboarding as there are so many settings and options so you need to make sure you understand the settings before implementation. Once we got it customized to our needs it runs very smoothly for our company. Pros Highly adaptable to individual company needs. Easy to create workflow checklists and assign them to employees. These checklists can even include instructions for completing each individual tasks as well as links to off platform videos ( think google drive, Loom and Youtube) for walkthroughs of more difficult tasks Cons Wish there was a way to back up data into a non-RM platform file that can easily be reviewed outside of RM. The platform has helped streamline many of our daily processes and provides our team with the tools we need to effectively manage our properties and communicate with residents. We also appreciate the continued updates and improvements to the system. Pros We like how user-friendly and comprehensive Rent Manager is. It provides a wide range of tools in one platform, making it easier to manage day-to-day property management tasks and keep information organized. Cons There are a few areas where certain features could be more streamlined, and some functions can take a little time to learn. They hide the constant extra costs from you, but some of them are basically mandatory like the training program. If you don't use all your implementation hours before your "launch," they just take them even though it's what you paid for, even though you likely still need them. They just would rather take the money. We will not be renewing this contract. Pros There's nothing to like about Rent Manager. I suppose if I had to choose something I would say I'm glad we can text and email within it BUT the filtering function is NOT great for that either. Cons We were sold on this product by an EXCELLENT sales team, but if you prefer NOT to burn your money, buy something else. Pros Rent Manager is the most detailed and customizable program available to our industry. The customer service is always on point as well. Cons I don't necessarily have a cons list for Rent Manager. Would love for them to bring back history recorded calls, though. The majority of our company has been very happy with Rent Manager too. Pros Rent Manager is so easy to implement and train new property managers. It is user friendly and whenever there are questions the customer support team is so helpful! Whether it is an RM rep on the phone or the chat box, they solve bugs and issues quickly. It is worth the investment in the software because it helps manage all types of tenants in one place. I like that our accounting team as well as onsite managers can use the same software, it makes it a true value for the money. We don't need two software packages. Cons The only issue I have run into with RM is around the beginning of the month, I get bumped off frequently. It seems to be an issue with the servers and having so much traffic at rent collection time during the month. It is definitely better than Buildium. It has everything we need for all the properties we manage across the US. Pros The system is really easy to use. Anytime I have issues, you can call the support number and they will screenshare and help to resolve any problems. My company uses it for tenant management and accounting. I really like the accounting features as it allows you to do bank sync. For as many features as it has, the fees are reasonable. Great product overall for rental management and accounting. Cons Some of the financial reports are not as easy created like Quickbooks. There are work arounds but would like more standard reports for financials. Cons Sometimes they add system settings and you are not notified so when you add a new user you don't know that you need to give that person the new privilege. July 14, 2026 5.0 As a property manager I've handled vendor setup, tenant set up and charges, AR, entering AP, and monthly reporting. Pros Full-featured and priced well. Customer support has been outstanding every time. I think it does a lot more more than we need it to do. The exporting and custom reporting options are robust. Cons I like the fact there is both a remote desktop version and a web-based version, but they are different enough that I recommend picking one or the other. Pros The ability to easily fix errors with out having to go through to many steps. Rent Manager is pretty easy to use. Cons It is not self guided it will allow you to make mistakes. It should be able to track what you are doing and assist with the process instead of letting mistakes to be made. Despite some complaints, Rent manager continues to prove themselves as the right choice for my company. The customer support and drive for improvement make them a clear winner. Pros My favorite part about Rent Manager is that they are able to offer customized solutions to my company's complex problems. Cons My least favorite part about rent manager would have to be the process for setting up the rmvoip service. I would have liked more direction in using the phone system and how everything works together. The customer support team is so helpful and the program can do so many different things. They just added AI features for writing letters and it has been such a time saver. Cons The webpage version sometimes times out and data is reset. Its really not that big of a deal. I originally used RM XVII and four months ago made the switch to XPress. I think both versions are user friendly and again the customer service is top notch! Pros The customer support is TOP NOTCH, the help options are unmatched and RM University is a wonderful tool to have. The overall look and functionality of this software is sleek and robust. Cons Nothing really sticks out as a dislike with RM. It would be nice if there was a way to set up automatic notifications to tenants when any charges are added to their account, but otherwise no real issues. It has been a great software for our rental business. It keeps us on track with the variety of reporting options for tenants as well as financial reporting. Pros It is a great software for tracking tenant transactions. It is set up to be easy to use and navigate through with very few bugs or issues. Cons It does not have a payroll module. I have put in many feature requests over the years, none of which came to fruition. Wish the student housing features were more robust. Student housing is a different animal. I would love to be involved in a focus group on how to tweak the system. Pros Customer Support is very good. Reps seem to care and work hard to resolve issues. Rarely a long hold time. I like the app too. Cons In trying to convert from RM12 to RM Express there are not any tutorials specifically to guide me through the differences. Many features could be more robust. The choices offered are substantial. There are more choices that i am using at the time but look forward to trying. Pros Rent Manager gives the user many options for the price. The customer support is wonderful. the software is user friendly. The tenant management helps guide me through the process of moving residents in and out. The user interface is easy but even if i cant find what i am looking for the seach box always gets me there. The rental management portion make the rent collection and reporting easy. Cons there is a report that i would like to run but can't seem to find the menu and parameters to make it happen. Their sales department is extremely helpful to add and explain all new technology, they will set up meetings over the phone, zoom, or come to your business for training. Rent manager's customer service department is great as well they will help you with all issues and if they do not know the answer they will ask their team leads so that all information is accurate the first time. Best company for Rental management companies. Pros Rent manager is a great software for rentals and more. The reporting for end of year documents are helpful for tax season. Tenant management is very important to get them in and out of rentals this system makes it super simple. Customer support is always great and with low wait times. Cons Rent manager for the most part is great, I wish the journal entries would be attached to tenant files though. The program does almost everything for us. Pros The way it is built shows the developers have a real feel for the industries needs. Whenever we want to implement a newer and better workflow system, rent manager already has the feature and walks us through implementation. Cons We really love it all. We'd like the maintenance tickets to have a texting feature which links to one specific issue rather than linking to the tenant.
