Property Operations Manager Real Estate Used the software for: 2+ years ### "Rent Manager " July 28, 2019 4.0 We have been quite pleased in the decade that we have been using Rent Manager with the product, the support and of course, the streamlining it has provided our business. Pros We were among the first to convert to Rent Manager's stand alone version and we continue to use Rent Manager for every aspect of our business (approx. 1000 residential and several commercial buildings). The software is very user friendly and intuitive making it easy to onboard new employees. The comprehensiveness of the online training through Rent Manager University is invaluable for new and long time user employees. We use several of the integrations and are currently looking at adding several more. The allow us to adapt to every changing technologies and industry best practices. The customer/technical support is outstanding. I really cannot say enough good things about the support department. Whether it is technical support or assistance in scripting to help you streamline or create custom reports, they are always extremely helpful and responsive. Cons Any cons that we have found Rent Manager has helped us find work arounds for or has upgraded to in their regular updates. I would like to see more options for "batch" operations. Every person I had an interaction with during the process was friendly, and ready to help. Best experience I've had when setting up a new system! Pros Rent Manager is VERY user friendly. Switching to Rent Manager will save me so much time and money (plus my sanity!) compared to the previous software system. Cons I don't have any cons at this point. Once we got it customized to our needs it runs very smoothly for our company. Pros Highly adaptable to individual company needs. Easy to create workflow checklists and assign them to employees. These checklists can even include instructions for completing each individual tasks as well as links to off platform videos ( think google drive, Loom and Youtube) for walkthroughs of more difficult tasks Cons Wish there was a way to back up data into a non-RM platform file that can easily be reviewed outside of RM. Customer support has been outstanding every time. I think it does a lot more more than we need it to do. The exporting and custom reporting options are robust. It should be able to track what you are doing and assist with the process instead of letting mistakes to be made. I would love the webinars to be accessible after the fact. I originally used RM XVII and four months ago made the switch to XPress. I think both versions are user friendly and again the customer service is top notch! Pros The customer support is TOP NOTCH, the help options are unmatched and RM University is a wonderful tool to have. The overall look and functionality of this software is sleek and robust. Cons Nothing really sticks out as a dislike with RM. It would be nice if there was a way to set up automatic notifications to tenants when any charges are added to their account, but otherwise no real issues. November 20, 2025 5.0 Great way to track processes, tenant notes and property maintenance. Doc storage & e-sign is 100%! When a new prospect calls or walks in, you are able to quickly enter key vitals, gives the leasing agent the opportunity to "claim" the lead and all members can watch the progress. The beauty part is that if a team member falls short of a close - or leaves the company - the remaining members are able to pick up right where the first member left off. The document storage has proven to be a great resource too but I am most excited about 2 features in particular. e-Signable docs - import ANY form or letter into RM and use their merge fields to drag and drop key information to auto populate into the form and then send it for e-sign. The other feature is MASS TEXTING - oh my goodness! As both a loan originator and property manager I find myself needing to send the same messages over and over and in the past meant - from my cell phone - 1 tenant or borrower at a time. No more! Now I can create a template specific to either group, use merge fields to personalize the message and send them out all at once thru RM! Game changer! Pros Incredible customer service, great document storage, easy to import docs for e-sign, user friendly! Super easy to drag and drop docs and pics right into the Notes section. Mass texting is quick, you can create re-usable templates with merge fields to personalize to tenants. We are using it for our borrowers loans as well and has been fairly easy to create UDF to customize the information required for each new borrower. My favorite part is being able to import (or internally create) ANY form for e-sign! Cons Setup ease is only possible with proper permissions in place from the start. Ensure user access. We are using rmVoiP along with the web version of RM. The softphone set up was tedious even after getting ALL THE PERMISSIONS set correctly on my user profile. The reality now is sometimes the office phone rings thru to the VoiP #, you can actually hear the pc alert you to the call but the rub is that you can't always answer it - using a bluetooth headset as recommended. You are also supposed to be able to make and receive calls from the app on your cell phone. This too has proven to be a challenge - especially when both the cell and pc have competing bluetooths. Pros Easy to use, exceeded my goals of doing 85% of my business the way I always did and left me to adapt a small portion which actually proved to be more effective long run. Administrative time has plummeted and efficiency has skyrocketed in the past 5 years since I started using the software. I wish that my company would switch over to RM Express instead of what we're currently using. Pros It's pretty easy to use, and if you're not familiar with it, to me it's self-explaining as you click around - you can see different reports. There is always your support team, which has always been great when I need help or have questions. Cons I hate that you have to use the RM upload folder. Cons Sometimes there is a lag while tying an email. Rare, but it does happen. When the lag happens, it does take longer to send an email. Their sales department is extremely helpful to add and explain all new technology, they will set up meetings over the phone, zoom, or come to your business for training. Rent manager's customer service department is great as well they will help you with all issues and if they do not know the answer they will ask their team leads so that all information is accurate the first time. Best company for Rental management companies. Pros Rent manager is a great software for rentals and more. The reporting for end of year documents are helpful for tax season. Tenant management is very important to get them in and out of rentals this system makes it super simple. Customer support is always great and with low wait times. Cons Rent manager for the most part is great, I wish the journal entries would be attached to tenant files though. Like any software, there have been challenges learning, but nothing that can't be figured out. The platform is adaptable, easy to manipulate and use. I would recommend Rent Manager to anyone looking for a property management software. Pros 1\. Customizable Platform ... from UDF to layouts, the ability to setup the platform for efficiency is critical 2. Customer Support ... top notch, available, knowledgeable, effective and friendly. 3. Bookkeeper Hospitality Used the software for: 1-2 years ### "Rent Manager Ties Everything Together" May 23, 2025 5.0 Rent Manager's setup team was incredible, and went a long way into making this system usable for us quickly. They were able to take all the work we'd done prior and incorporate it relatively seamlessly. We had many specialized data sets we wanted to include, that were unique to our line of business; and through a mechanic called User Defined Fields, they could basically create landing spots for any data we wanted. We frequently find ourselves in positions where we think of something we need, and find that Rent Manager is capable of doing that for us. Again, someone on our team needs to know the system well enough to do the up-front work (that's me!), but it's an acceptable outcome to say, "You only need to do the hard part once." A special mention needs to be made here regarding tech support: Rent Manager has an absolutely phenomenal team of tech folks who will make it happen for you, and are willing to work alongside you on setting up whatever you're trying to do. Of particular use is the scripting team - I'm not a coder, so when I want to make a form and pre-populate data, I need their scripting help to get the right info into the right places. I cannot say enough about how positive these support calls have been - a rarity, and a standout feature! Pros Rent Manager puts all information - including the interactions between staff and renters - in one place, where everything can be reviewed and tied together. Communication and record keeping is improved significantly by this. Cons Rent Manager has powerful automation, but only once you've set it all up. This takes time on the front end, when you're already likely in a position of changing drastically from the methodology you used before. The language of Rent Manager can be, at times, obtuse and difficult to interpret; the difference between the Compose Letter, Letter Templates, Signable Documents, and Signable Templates, for example may seem arbitrary, but you won't find the form you're looking for unless you select the right spot.
